This single-story home (no stairs) is thoughtfully designed for comfort, space, and group stays, offering generous sleeping arrangements, multiple living areas, and great indoor-outdoor flow.

Bedroom 1 – Primary Suite:

King bed, two lounge sofas, 55” Smart TV, and a private full en-suite bathroom.

Queen bed.



Bedroom 5:

One queen-over-queen bunk bed and one twin-over-twin bunk bed, ideal for kids or larger groups.

Kitchen & Living Areas

The fully equipped kitchen includes everything needed to cook and entertain, including pots, pans, silverware, utensils, plates, and more. Meals can be enjoyed at the large dining table, kitchen bar, or cozy breakfast nook.



The spacious living room offers comfortable seating and a 55” Smart TV, making it perfect for movie nights, relaxing evenings, or game day.



Outdoor Amenities

The large backyard features a private hot tub, barbecue grill, and a beautiful fire pit, making it ideal for both daytime relaxation and evening gatherings.



Parking & Comfort

The driveway accommodates up to five vehicles. The home has been recently remodeled and professionally decorated, providing a fresh, modern feel while maintaining the warmth and comfort of home.

You’ll be staying on a quiet, scenic street surrounded by homes with beautiful views — including private lakefront settings perfect for boating, fishing, or simply soaking in the sunrise over the water right from your deck. 



This part of Wills Point feels like a retreat from the hustle and bustle — ideal for guests looking to relax, unwind, and enjoy nature. The community carries a welcoming, friendly atmosphere typical of small Texas towns, with wide open skies, lush greenery, and plenty of room to breathe. 



Just a short drive away you’ll find the heart of Wills Point, known locally as the Bluebird Capital of Texas, where you can explore historic downtown streets, local shops, and eateries that capture the spirit of East Texas

PET-FRIENDLY STAY

Don’t leave your furry friends behind. House-trained pets are welcome for a $150 per pet, per stay fee. Please register pets in the reservation where guests are listed. Kindly pick up after your pets, especially in the backyard.

Our nightly rate covers the first 6 guests. For each guest beyond six, there is a $39 per guest, per night additional fee.

HOT TUB

The outdoor hot tub is professionally serviced once a week.

As with any outdoor hot tub, some leaves or debris may appear between cleanings — this doesn’t mean the hot tub is unclean. All chemicals are properly balanced, and filtration systems are maintained for your comfort. If you turn on the hot tub the water will start to circulate and filter.

SECURITY CAMERAS

For your safety, we have two exterior cameras: one at the front door overlooking the yard, and one facing the driveway from the garage. These cameras are recording most of the time.

There are no cameras inside the home.

HOUSE RULE VIOLATIONS

Any violation of house rules may result in cancellation of the reservation without refund and forfeiture of any security deposit.

PEST CONTROL

This home features a lovely garden area. While pest control service visits monthly, you may occasionally see wildlife outdoors or harmless insects indoors, such as spiders, ladybugs, ants, or bees. If you notice anything, let us know — we’ll address it promptly.
