To maintain the high standard of our home, please respect the following house rules. By booking, you agree to these conditions.

**Check-In & Check-Out**
Check-in: 3:00 PM–5:00 PM. Arrivals outside these hours must be pre-approved and may incur a $100 call-out fee.
Check-out: 11:00 AM. Approved late check-out is $50 per hour, up to 4 hours. Unauthorized delays may incur the nightly rate.

**Events & Visitors**
No parties, events, gatherings, or unauthorized visitors. Only registered or pre-approved guests may access or stay at the property. Breaches may result in cancellation without refund.

**Smoking & Vaping**
Strictly prohibited inside the apartment, balcony, building, and common areas. Evidence of smoking may incur a minimum $500 deep-cleaning fee and cancellation.

**Pets**
No pets. Unauthorized pets may incur a minimum $350 cleaning fee and cancellation.

**Noise**
Quiet hours: 10:00 PM–8:00 AM. Excessive noise or complaints may result in penalties or cancellation.

**Keys & Access**
Lock-out/call-out: $100 before 5:00 PM; $200 after 5:00 PM, on weekends, or on public holidays. Lost or unreturned keys/fobs may incur a replacement fee of up to $500. Keys/fobs must not be shared.

A second key and building access fob may be booked, subject to availability. A refundable $306 security deposit is required before check-in, so an extra key can be available at check-in.

**Care of the Home**
Additional cleaning, damage, missing items, stains, or excessive mess may incur cleaning, repair, or replacement costs.

Portacots and high chairs are available on request, subject to availability. Complimentary arrival essentials are provided as a starter supply.
