Our charming chic farmhouse in Hope Valley has been completely renovated and offers an abundance of space for family living and entertaining, along with newly landscaped expansive outdoor living spaces. It is located in a super safe family friendly neighborhood with plenty of restaurants, groceries and shopping within 5 min drive. Within 10 minutes you can be at Duke or at popular downtown nightlife or within 15 minutes you can be at UNC and downtown Chapel Hill. It also has quick access to 15-501 shopping corridor, the American Tobacco Trail, YMCA, Southpoint mall, Third Fork Creek Trail, I-40, and I-85. The space

Safety:
First aid kit and fire extinguisher are in kitchen pantry for easy access.

Entry: You will have your own passcode for front door access. Keyless entry codes are time-activated and programmed to start at 4:00 PM. Your code will not unlock the door before 4:00 PM.

Kitchen:
Gorgeous renovated kitchen with bright white cabinets, gorgeous black granite counters. A lovely garden window lights up the kitchen with a beautiful view to the backyard. All high end stainless steel appliances: Kitchenaid gas cooktop with oven, Kitchenaid dishwasher, and LG refrigerator. Beautiful new stainless steel sink. Brand new microwave. Fully equipped with utensils, plates, cups, mugs, glasses, wine glasses, cutlery, cookware, knives, cutting boards, bakeware, baking sheet, muffin pan, mixing bowls, cooking tools, etc. Kids plates, cups, bowls and cutlery. Lots of small appliances such as toaster, blender, hand mixer, Keurig coffee maker, and 5 cup coffee maker, hot water kettle, rice cooker and crockpot.
The coffee/tea bar is fully stocked with premium ground coffee, Starbucks k-cups, variety of teas, sugar and half-and-half cups. Kid friendly chocolate syrup and Swissmiss hot chocolate is also provided.
An entire spice rack of a variety of spices, fresh pepper grinder, a few different hot sauces, some dry goods/canned goods such as pasta, rice, beans, ramen and pasta sauce, some breakfast essentials such as oats, cereals, pancake mix, and cooking oils and some snacks.
Parchment paper, aluminum foil and plastic wrap are also stocked.

Dining Room:
Beautiful vaulted ceiling, large window and a sliding glass door to the back porch make this dining room a great area to work, savor your morning cup of tea or coffee, or to connect over delicious meals.

Living Room:
The large bright living room has a lovely vaulted ceiling and gorgeous fireplace and is furnished with all-new furniture including a beautiful leather sofa, a comfortable sleeper sofa and a couple of accent chairs to relax. The 55” HD Fire TV comes with Amazon Prime and Netflix so you can watch your favorite shows. There is also a desk and chair to use as a dedicated work space.

Internet and WIFI:
Business class high-speed internet will allow your entire group to endlessly surf and stream the internet without issue.

Master Bedroom:
Gorgeous vaulted ceilings and a lovely large window overlooking the beautiful backyard makes you want to stay in bed and relax. Beautiful new king size bed with brand new luxurious Casper memory foam mattress. Dual nightstands with usb ports and matching night lamps. Lovely dresser with lots of storage. Pamper yourself with some lovely scented candle and delicious chocolates while watching your favorite shows on the 43” HD TV. Luxurious 680 thread count sheets, super soft quilt and cozy king size blanket for colder nights. A gorgeous long mirror to view yourself fully. The master bathroom is right off the master bedroom. Large walk in closet with shelves and hanging space (with hangers) is off the master bathroom. It also has a pack n play, an ironing board and steam iron.

Master Bathroom:
Beautifully renovated brand new master bath with a tub/shower, dual sinks with gorgeous quartz counters and beautiful storage vanities and a private toilet. Shower has shampoo, conditioner and body wash. Vanities have towels, hand towels and washcloths, hair dryer, makeup remover, qtips, cotton pads, emergency sewing supplies, emergency feminine supplies and extra toilet paper.

Cream Guest Bedroom:
Beautiful new queen size bed with brand new luxurious Casper memory foam mattress. Luxurious 680 thread count sheets, super soft quilt and cozy queen size blanket for colder nights. Dual nightstands and matching touch sensitive night lamps with usb ports. Small closet with hangers to hang your clothes and luggage rack for your luggage.

Green Guest Bedroom:
Beautiful new queen size bed with brand new luxurious Casper memory foam mattress. Luxurious 680 thread count sheets, super soft quilt and cozy queen size blanket for colder nights. Dual nightstands with usb ports and matching night lamps. Closet has hangers to hang your clothes and space to store your luggage.

Guest Bathroom:
Beautifully renovated brand new guest bathroom with walk in shower and a beautiful single sink quartz top vanity. Shower has shampoo, conditioner and body wash. Vanity has extra towels, hand towels and washcloths, hair dryer, and extra toilet paper.

Laundry Area:
Conveniently located right off the kitchen, it has a Samsung washer and dryer. Hypoallergenic All clear detergent, dryer balls/sheets, lint remover are all stocked. Extra towels and sheets are also stocked.

Deck and Backyard:
Relax on the deck while using the gas grill to barbecue your favorite food. The gas tank is always kept ready for use. All grilling tools and cleaning brush are provided. Enjoy the beautiful newly landscaped fully private fenced yard.

Guest access
You will have exclusive access to the entire home, back yard , deck & driveway. It is safe to park cars on the road as well. You can self-check-in at anytime with a smart lock. Only the garage is not accessible and is locked.

Other things to note
Child Gear:
Pack n play, mini crib and high chair are always available but require minimum of 24 hours notice to the host so we have time to make sure it’s setup for you for your stay.

Long term stays:
Stays greater than 14 days require a professional cleaning every 14 days.

Ex. A stay of 30 days would require one stay, 14 days in. A stay of 60 days would require cleanings at days 14, 30, and 45. The day and time slot for the cleaning, to be agreed upon in advance at a time mutually agreed upon by the host and cleaner availability; and the guest.

Each cleaning visit to be billed BEFORE your stay begins at $150 each. This is in addition to the listed one-time cleaning fee at checkout, included with your quoted stay price.

Based on your long term stay duration, we will confirm how many cleanings will need to happen, and send an in-app request for that payment amount.

Late check out:
Late check out not permitted unless approval otherwise given. Late check out is available on a case by case basis, for a fee. Please contact us if interested.

Unauthorized late checkout:
Stays beyond your check out time due to delays of any type are subject to a $50 fee per 30 minutes in excess of your check out time.

Being late is disrespectful of our cleaning and turnover teams time and work schedule, and can significantly throw off their day, affecting their time with their family, and to other obligations.

We reserve the right, if you refuse to leave our property in a timely manner, to call on the local authorities for assistance as you would be considered trespassing

Early checkin:
Early checking not permitted unless approval given. It is available on a case by case basis for a fee. Contact us if interested.

Smoking:
No smoking allowed in the home or on the premises at all. To include cigarette, cigar, marijuana, and vaping devices. Violations will be subject to a $1,000 fee.

House parties:
No house parties permitted. Video doorbell and other exterior video cameras used on the premises to ensure the safety of all guests, and to enforce the no house parties policy. House parties will be subject to fees for any damages from professional cleaners, contractors, and replacement costs for ruined furniture, finishings, appliances, floors, carpets, drywall, electrical, or plumbing; at cost or up to $10,000. Violations will lead to the booking being immediately terminated, with no refund. Refusing to leave the premises when the policy is violated, will result in the authorities being called to forcibly remove all trespassers. House parties also subject to a $1,000 fine.

Guests:
Guests to come and visit you during your stay are permitted in a case-by-case basis and require prior written approval. Unapproved guests are subject to a $100 per person fine, per occurrence.

Animals:
Animals are not allowed unless given explicit permission. Animals brought into the premises are subject to a fine of $500. Any damages incurred from the animal, the owner is responsible for all damages for repairs, replacements, and cleaning required to fix any problems; up to $10,000.

Before you leave, please:
• Place used bed linens and used towels in the laundry area
• Load all dirty dishes in dishwasher and run a load
• Collect all garbage and place in trash bin outside (exit through the front door and place in trash can near driveway)
• Turn off the lights and lock the door.
