Let's be clear - this is not a hotel, nor is it boutique. It's a series of apartments in a building. There's no reception and there's no sign above the door to tell you you've arrived at the right place. It's just a door squeezed between 2 shop fronts (that were always shuttered when I arrived and left). In it's favour, it's good value for money for a 2 bed apartment in Manhattan. However, the local area doesn't feel safe, especially at night. The decor is pretty old and the bathroom water pressure is a joke. The $75 late check-in fee (between 5-7pm, really that's late in Manhattan??) seems like an excuse to take money of you and you can't check in after 7pm. So what happens if your flight is delayed and you arrive at 9pm - you can't check in until the morning and have to find another hotel? Given how unsafe the local area feels, I would not risk putting myself in that situation and would not stay again.

THIS IS NOT A HOTEL!!! We booked a three night stay with this property, but our flight into NYC was delayed due to bad weather, and when we arrived at 7:00pm, the property, which claimed to be a “hotel” was not open. We tried to contact the owner but were completely rebuffed, were told that they required 72 hours notice to check in, and we were forced to find other hotel accommodations for our first night in new york. This property is not in fact a "hotel" at all. There is no front desk, there is no one on duty, this property should never be listed as a “hotel” on the expedia website. On top of all that, homeless people were loitering on the front step, and clearly someone had urinated on the front step as well. The accommodations themselves were poorly maintained. The floors in the apartment were exceptionally dirty, there were clear indications that surfaces, etc. were not sanitized or even cleaned, and last but not least, the lock to our door broke and again there was nobody on site to speak with, so we had to wait 12 hours to get access to our room again. We will absolutely be challenging our costs for this stay with Expedia management.

Hotel was clean and worked perfectly for our family as we like to cook most our meals when we travel. Grocery store is right across the street. Subway is right below on corner. At night, typical NY noise was higher, we put ac units on high and used a white noise fan to play to drown out the noise.

This was a convenient and clean accommodation- close to the subway and a few blocks off of Central Park. The coffee shop right next door was wonderful and made the morning smooth. The space is clean and efficient. If you need to cook, you’ve got all you need. My only complaint - the main bed was really hard. And it felt a bit pricey for the surrounding neighborhood but we waited too long to book our trip, so that’s a lesson learned.

We were told when we arrive to text a cell number when we were close. I texted and called the number several times and we waited in the heat for 25 minutes. This was very confusing because no one responded. The second issue is the toilet in the unit. It did not always flush and we were scared to use it. I again called and texted the number provided and no one ever replied to the issue. This is Unacceptable. The third issue is the shower. The hot water was sporadic. We had to run the sink water until however came, then start the shower and run the shower for a few minutes to get hot water. It was hit and miss. However, the unit was clean and affordable.

Don’t stay here. They charged a $75 “late check-in fee” because we arrived at 6pm. Television did not work. Very sketchy neighborhood.

Cons: * This is not a boutique hotel or even really a hotel to begin with, but more of a simple, small apartment. * The description and images are a bit misleading and do not match reality. * Rooms are dark with insufficient lighting at night. * Old beds with creaky frames and uncomfortable mattresses. * The AC was incredibly loud and did not work well, while the heater seemed to be constantly on. * Check-in time is very restrictive, with a $75 fee for late check-in. * No front desk or on-site staff available for assistance. Messaging only. (And no replies) * No elevator and no luggage storage. * The area feels unsafe especially at night and may not be suitable for tourists. * One of the bedrooms had a strong, unpleasant smell Pros: * The kitchen is well-equipped with a full-size refrigerator, microwave, oven, and utensils. * Amenities include an iron, ironing board, and hair dryer. * Rooms and sheets were reasonably clean. * Convenient location with a bakery next door, a subway station just steps away, and close proximity to Central Park.

DO NOT STAY!!!!!! AWFUL!!!! It was not clean - bathroom felt grimy and disgusting. The heater made loud banging noises all night long The bed is ROCK HARD. The walls are so thin you hear absolutely everything including every noise outside - it was in the most unsafe area with drunks and drugged up homeless people all over who grabbed my suitcase from me when I tried to leave. We also had someone hugging our door handle multiple times throughout the night and that’s when we decided we had to leave immediately it was so UNSAFE! The staff is not friendly and completely GHOSTED once I messaged about my concerns with the building!! The floors were coated in wax it was hard to even walk- as well as the stair case was so slippery I fell doo the star case and fractured my leg. I WOULD NOT BOOK!!!

So freaking awesome! No it’s not in the middle of manhattan but it’s literally 30 seconds from the subway to get there. Ppl have bad opinions on Harlem but I have nothing but great things to say after this trip! host was very easy to reach! My only two negatives would be if coming in the winter the heater is on 24/7 and can make it very hot but you get used to it. The AC wasn’t blowing much but I hear that’s just a NYC thing in the winter. And there was a piece of hair in our bed sheets before we could even use it. You could see it through the sheets, accidents happen whenever someone is cleaning before your arrival so we ignored it and just slept on top of the sheets. Other than that very affordable perfect place if you wanna visit the city!

The staff was fine, the room was pretty clean. The issues I had were pretty annoying. First the check-in procedure was not travel friendly. I didn't know until after the non-refundable booking that you had to check-in between 2-4. Second, you literally need to be a contortionist to use the shower, NO water pressure and it just dribbles down the wall. Third, they set the heat and we were told not to touch it. It was so hot in there I thought I'd have a heat stroke. Fourth, check-out is at 10 with NO storage. So good luck with that.
