We’re located near the Basilica of Saints John and Paul.



The apartment is in the heart of Venice, just a stone’s throw from Fondamente Nove, conveniently accessible from the airport via the direct line (Alilaguna), to the islands of Murano, Burano, and Lido, and just a few minutes from St. Mark’s and Rialto.

The space

LIVING AREA: kitchenette complete with microwave, dishwasher, electric kettle, washing machine, moka pot, and split-system air conditioning.

SLEEPING AREA: bedroom with a double bed, two nightstands with reading lamps, split-system air conditioning, and a television. Small studio, separated by a curtain, with an open closet and a single sleeper chair.

BATHROOM: shower stall, sink, and toilet.



Unlimited Wi-Fi is also available.

Seven days before arrival, you will receive instructions on how to register your documents via our Guest Portal and pay the tourist tax owed to the City of Venice. Starting April 25, a pilot program for the access fee to the historic center of Venice will be in effect. . Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not fall below 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The period during which heating may be used and the daily operating time depend on the climate zone defined by the regulations.

FROM THE AIRPORT: Take bus no. 35 to the vaporetto stop at Piazzale Roma, then take the vaporetto to Fondamenta Nove, 50 meters from the apartment.
