Our minimalist apartment is located inside Arya, a condo hotel in the heart of Coconut Grove—a vibrant, walkable neighborhood near Coral Gables, Key Biscayne, Brickell, and Downtown. Enjoy nearby shops, restaurants, and outdoor fun. The unit features a kitchenette, spacious dining area, and a comfy king bed. Step onto the balcony for a refreshing breeze and a glimpse of the ocean.

This cozy studio offers a comfortable and quiet stay with a private balcony overlooking Biscayne Bay.

Inside you’ll find:
• A king-size bed
• En-suite bathroom
• Seating area with Smart TV
• Dining table & chairs
• Coffee maker, mini fridge, and microwave
• Well equipped kitchenette
• High-speed WiFi

No daily housekeeping is included, but mid-stay cleaning is available for a fee. Laundry machines are available on the 6th floor and operate by credit card.

One Free Parking in our garage is included for your stay!



IMPORTANT NOTE: In the event of a cancellation, the credit card processing fee is non-refundable and will be automatically deducted from your refund amount.
Absolutely NO SMOKING of any kind in the unit or in the hotel. You will be charged a fee of $500 if the smoke smell is discovered. Designated smoking areas are located:
-On the 8th-floor terrace, and
-On the first floor at the front of the hotel

Absolutely NO PARTIES OR GATHERINGS in the unit. What constitutes to a party is anything over the amount of guest you booked in your reservation.

To ensure a secure and seamless guest experience, we require all guests to provide a valid ID and sign our rental agreement before receiving check-in information, such as the door lock code or key pick-up instructions. This policy helps us maintain the safety and security of our property.

Important Note: Please do not attempt to pull the curtain manually, as this may cause damage. Any repairs resulting from improper use will be subject to a service fee.

Baby crib (Pack & Play) / High Chair Rental – $50 per reservation

Mid-Stay Cleaning – Pricing varies depending on unit size

Early Check-In (between 1–3 PM) – $25

Early Check-In (Before 1 PM, if available) – $50

Late Check-Out (Until 1 PM) – $50

Late Check-Out (After 1 PM) – Requires booking an additional night

Shipping of Left-Behind Items – $35 handling fee + shipping cost

Cleaning Reminder:
For stays longer than 2 weeks, a mid-stay cleaning is required. The cost varies by unit size and helps keep your space fresh and comfortable throughout your stay.
If you choose to skip the mid-stay cleaning, please note that an extra cleaning fee may be added at checkout if the unit is not well-maintained.
