於入住前一個月已提前提出取消,物業位於新宿御苑一帶、交通便利、旅遊旺季,加上通知時間充足,按一般市場情況重新出租並不困難。基於此類條件,業主通常會考慮全額或按比例退款,這亦是合理期待。
然而,屋主堅持以條款為由拒絕任何退款,但同時又多次催促我盡快確認取消,以便其重新放租。此處理方式前後矛盾,只照顧自身利益,卻要求旅客承擔全部風險,令人難以接受。
整體溝通缺乏彈性與誠意,只選擇性引用對自己最有利的部分,完全無視合理商業判斷及基本公平性。這次經驗令人非常失望,也提醒其他旅客預訂前要審慎考慮。
I requested a cancellation more than one month before the stay. Given the property’s location near Shinjuku Gyoen, its convenience, the peak travel season, and the early notice provided, it is objectively reasonable to expect that the listing could be rebooked without difficulty. Under such circumstances, most hosts would offer a full or partial refund, which is a fair and common practice.
However, the host insisted on refusing any refund strictly based on the policy, while repeatedly urging me to confirm the cancellation so the listing could be re-rented immediately. This contradictory behaviour protects only the host’s interests and places all risk on the guest, which is extremely disappointing.
Communication throughout the process lacked flexibility and goodwill. The host selectively relied on terms favourable only to themselves while ignoring basic fairness and reasonable business judgment. Overall, this experience was unsatisfactory, and future guests should take note before booking.
