06V - Beautiful villa with spa, pool and tennis

## Space

The villa features a beautiful living room with open-plan fitted kitchen opening onto the terrace and garden. It has 3 bedrooms, each with its own bathroom, and a mezzanine where another bed can be added. One of them also has a child's bed. A games, TV (with PS4 games and DVD) and reading room is located upstairs.
All bedrooms and the mezzanine are air-conditioned.

In the garden, you can enjoy the comfortable private Jacuzzi (note that the Jacuzzi is available and included in the rental price from April to the end of September. Between October 1 and March 31, the jacuzzi is not available).

## Access

You will have private access to the entire villa and garden. The swimming pool (unheated) and tennis court are shared by all residents of the estate.

## Neighborhood

1km from the beach, 800 metres from the leisure parks, 300 metres from the Fernand Léger museum and 500 metres from the famous Biot glassworks, the villa is very well placed.
For tennis fans, the villa is just 10 minutes from the famous Mouratoglou Tennis Academy.
Ideally located between Nice and Cannes, you can easily discover the region, the coast and the hinterland.

## Transit

The Biot train station is easy to reach on foot or by bus, and provides access to the entire coastline from Ventimiglia (Italy) to Cannes.
A bus network with stops close to the villa provides easy access to surrounding towns and villages (Biot, Antibes, Juan les Pins, Valbonne, etc.).

## Notes

An extra bed for a child is available upstairs but in a room without blinds or shutters.
The villa has 3 private parking spaces.
After making your reservation, you will be offered cancellation insurance. If you take out this insurance, you will be reimbursed for cancellation fees should you unfortunately have to cancel.
This option is, of course, optional.
