The Space:
Soft morning light settles across the villa as you step into open gathering spaces designed for groups to unwind together. The air is calm and warm in this part of Florida year-round, making the pool and hot tub inviting whether you're easing into the day or winding down after time at the nearby theme parks. With multiple areas to relax, you can spread out, settle in, and make the home your own throughout your stay.
Sleeping arrangements
Nine bedrooms provide room for your group to stay comfortably, with two bedrooms located downstairs and five upstairs. Bed types include several king beds, rooms with two single beds, rooms with double beds, and a bedroom that includes three double beds and a baby crib. One of the upstairs bedrooms features a Jack and Jill layout. These spaces give everyone a place to recharge between outings.
Living spaces
Two living areas offer space to gather, watch TV, or simply enjoy time together. A movie theater and a game room add extra options for low-key evenings or shared downtime. Air conditioning and heating help keep the indoor environment comfortable, and the home includes essentials such as towels, bed linens, and a washer and dryer for added convenience.
Outdoor living
Step out to the patio and enjoy the pool and hot tub at your own pace. Whether you're taking a refreshing dip or relaxing during warm Florida evenings, the outdoor area offers room to sit back and enjoy the surroundings. Pool heat is available as an added option. A BBQ grill and outdoor seating create flexible spaces for meals or casual time outside.
Kitchen and dining
The full kitchen is equipped for preparing meals of all sizes, with space to cook, store groceries, and gather at mealtimes. Indoor and outdoor dining areas make it easy for your group to share meals in whichever setting feels right in the moment.
Convenience and amenities
A private entrance, smart lock, and free parking on the premises make arrivals simple. Wifi and a dedicated workspace support guests who need to stay connected during their stay. Essentials such as a hair dryer, iron, and bathroom necessities are provided. Pets are allowed. Free on-site and off-site parking is available.

Located within the ChampionsGate community, the villa places you near recreation-rich amenities, including access to the community water park, amenity center, and clubhouse. The surrounding area offers golf courses, dining, and proximity to Central Florida attractions such as Disney and Universal Studios. With easy access to major roadways, exploring the region is simple.

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.
The garage has been converted into a game room. Therefore, indoor parking is not available.
Other Things to Note:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $500 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.
If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
