The Space:
Soft morning light spills across the villa as you step onto the open patio, inviting you to linger by the pool or settle into a comfortable living area with the whole group. The gentle Florida warmth makes the private pool and hot tub feel perfect any time of day, whether you’re cooling off after a theme‑park adventure or unwinding under the evening sky. Inside, spacious gathering rooms and a dedicated workspace let you balance relaxation with any work or planning you need to do.
Sleeping arrangements
Nine bedrooms spread across two floors provide space for up to 16 guests. The rooms feature a mix of king beds, double beds, single beds, a bedroom with three double beds, and a baby crib. One upstairs bedroom follows a Jack and Jill layout, and two bedrooms are located downstairs for easy access.
Living spaces
Two generous living areas offer plenty of room to relax, watch TV, or chat together. A game room and a private movie theater add extra options for low‑key evenings, while air conditioning and heating keep the interior comfortable year‑round. Towels, bed linens, a washer and dryer, and other essentials are supplied for your convenience.
Outdoor living
Step onto the patio to find a private pool with optional heating and an inviting hot tub. A BBQ grill and ample outdoor seating create a flexible setting for meals or casual gatherings, and the surrounding garden space lets you enjoy the calm Florida evenings at your own pace.
Kitchen & dining
The full kitchen is equipped for meals of any size, with ample counter space, storage, and appliances. Indoor and outdoor dining areas let you choose the setting that feels right, whether you’re sharing a family breakfast or a sunset dinner on the patio.

A private entrance with a smart lock and free on‑site parking simplify arrivals. High‑speed wifi and a dedicated workspace support any need to stay connected. Located in the ChampionsGate community of Davenport, the villa is steps from a community water park, amenity center, and clubhouse. Nearby golf courses, dining options, and easy access to major roadways make trips to Disney, Universal Studios, and other Central Florida attractions straightforward.

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.
The garage has been converted into a game room. Therefore, indoor parking is not available.
Other Things to Note:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.
If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
