~ ⏰Early Check-in: We have a $75 Early check-in fee. not earlier than 12pm, that will be charged given that it is available as confirmed by the host.
~ ⏰ **Late Check-Out:** Complimentary until 12PM if approved and no back-to-back bookings.
~ 📅 **Long Stays (29+ Nights):** Require a signed rental agreement plus background and credit checks.
~ 🧹 **Mid-Stay Clean:** Available at the same rate as your cleaning fee; includes full cleaning, linen change, and restocked essentials.
~ 🔍 **Lost & Found:** $50 convenience fee + shipping cost for returned items.

~ 👮 **Security Deposit:** $500 refundable hold placed before check-in, released after checkout if no damages occur.
~ 🎥 **Cameras:** Outdoor surveillance only for added security—**no cameras inside** the home.
~ ❌ **Cancellations:** A 4% credit card fee is non-refundable regardless of policy.

The cardholder must be the person who makes the booking. If the booking is made by someone other than the cardholder, we reserve the right to cancel the reservation. Please note that the 4% processing fee is non-refundable.

⚠️ Please note that in the City of Long Beach, neighboring properties are permitted to carry out construction during the hours allowed by the city without providing advance notice to surrounding residents. Unfortunately, this is beyond our control, and neighbors are not required to notify us before beginning construction.

# General House Rule:
~ Check in is NO earlier than 4:00 PM and check out is NO later than 11:00 AM.
~ Check in and check out time may change depending on the host`s verbal or written approval.
~ Do not unplug our smart devices such as; cameras, noise devices, wifi devices etc.
~ Do not move our furniture. If you have to, please put it back the way you found it.
~ Do not litter around the neighborhood.
~ Third party booking must be disclosed explicitly.
~ For any violation listed in our additional house rules, we may charge a fee ranging from $300-$1000 depending on our cost or losses.

# Booking Requirements:
~ We send a questionnaire to guests after booking to help ensure the property meets your expectations.
~ Access codes will only be shared once the questionnaire has been completed.

# Things to note:
~ Any house rule violations will be subject to cancellation with a refund based on our cancellation policy. We will be reasonable as much as possible to make this an overall great stay between the both of us.

# HVAC rules:
~ Please do not put the AC temp below 69 degrees as it may freeze up the pipes. This will cause the AC not to function well and may cause a leak in the drain pipes.

# Pet Rules
~ Service animals or Emotional support animals must be disclosed prior to your check-in or we’ll assume that you brought a pet and process an Airbnb claim.
~ Please do not leave your pets at the house without a crate.
~ Please pick up after your pets or we’ll have to charge and pay someone to do it after your stay with us.
