Worst experience so far
- The room smells moldy and wet.
- It was extremely small and uncomfortable.
- Shower was undelicate (lots of mold on the tiles) and extremely tight.
- Reception was in a "kitchen" in another house up the street
- No room-service from day-to-day
- Wifi was bad
Basically a terrible room for the price i paid (~£70/night). I expected better.

Don't bother, they didn't send me the code to enter the property. I phoned them when I arrived at 7.30pm in the evening and got no answer!! I had to drive to another hotel which fortunately had a spare room and had to pay again for accommodation,

Unfortunately, our stay was very disappointing. The room was freezing, and the radiator did not work. When we mentioned this to customer service, we were simply told, “Oh yes, it’s not working.” A small heater was provided, but it did very little to warm the room.
The WiFi only worked after we contacted customer service a second time to receive the correct code. We also had to request the extra blankets again and were told we needed to wait for a manager to confirm the request. Everything felt unnecessarily difficult and poorly organised.
Although the hotel advertises itself as smoke-free, the corridors strongly smelled of cigarettes. We also did not feel secure, as the main entrance door to the building was often left open by other guests, meaning anyone could simply walk in. Overall, the experience was uncomfortable and frustrating.

WORST EXPERIENCE IN 40 years of travel. Their website was down so I couldn’t check in to this unmanned dump. The hotel didn’t answer my 10-30pm help request until 10-35am. And they refuse to offer a refund. So book this place if you want throw your money away. It could be worse — check-in might be working and then you get to stay at what every one agrees is BRIGHTON’s Worst HOTEL. I’d rather spend a night in a soggy tent made solely from Nigel Farage’s used wink-towels.

Terrible service. Not an indie B&B as it was, but part of a faceless London based chain and is unstaffed, unless you happen upon a cleaner. Scruffy; big CCTV sign on door rather than welcome. They assume smartphones and wouldn't send the entry code the night before or even first thing so I could get in. Staff were nasty and policy driven on the phone, refused to call or text, said it was all automated - so no real hospitality then! And that the real reason was something to do with security which he couldn't go into!!
I was now alarmed as to what this place was and if I'd be safe.
I had huge amounts of stress and hassle trying to get in and wanted to cancel. No, low cost doesn't merit poor service. Outside had CCTV signs. Inside had leaflets strewn about, and on the outside steps, lots of cameras, but not even the legally required fire exit instructions; no working radiators or hairdryer on wet mid winter day; kettle cord wouldn't reach a socket, no suitable surface; stained windows not of the church variety - clearly not cleaned for ages; no hot water at night; no lounge or kitchen, windows on landing opened wide. Doesn't face beach but my view was scruffy yard. Quite a long walk from pier/Old Stein. Every toilet use of neighbour heard!

We didn’t get the room we paid for, we paid for a deluxe double and got a standard double, which was extremely small. We tried to complain but they didn’t want to know, we finally got an apology just before we were going to bed, but even then they kept trying to tell us that we did get the room we booked, which was very annoying. As compensation they offered us a late checkout which wasn’t any good to us and said they couldn’t change our room as they were fully booked, at 11pm we wouldn’t have wanted to change our room anyway. The door didn’t shut properly on our room so it didn’t feel very secure and there was a light on all night just outside the room, which made it difficult to sleep and the en-suite was very cramped making it very uncomfortable. Not a good experience, glad it was only for one night.

The room smelt damp/mouldy! The walls looked like they had stains on them. The bathroom mirror was dirty, there was what appeared to be toothpaste on the tiles next to the sink. There was a slug in the shower. The flooring was in need of replacing! Generally not worth the money!

BED BUGS
I tried to check in at 8:20 PM and had to call the number on the door for about 10 minutes before anyone answered. Eventually, I received the entry code via WhatsApp, which worked, but it was not ideal after a long day.
Once inside, the entire place smelled strongly of fresh paint. My room had a dirty ceiling, and I found used dirty underwear under the bed, which was extremely unhygienic. The bed was also very itchy, and later that night around 11:40 PM, I felt something crawling on me. It was a bedbug. I spent the next two hours checking my clothes, sheets, and luggage. Didn't get much sleep after that.

Walked out, didnt stay.
Very different to enter the building and allocated room.
Very disappointed with the state of the bedroom & bathroom.
Scuffed walls, broken window, wardrobe with no hangers, no hot water, broken ironing board, no water pressure.
Very badly maintained.
Needless to say we didnt stay overnight, left within minutes of eventually entering the hotel room.

Basic accommodation
The email to check in informed us that it was self check in facilities. On arrival, we were suddenly stopped entering the hotel (after using the code emailed to us for entry) by two men, that appeared outside of the hotel - this took us by surprise but they asked if we were guests, which we confirmed we were. Once in the hotel, we entered our room and it was in quite poor condition/decor. The bed was relatively comfortable and sheets appeared clean. After waiting for nearly 10 mins, the hot water finally kicked in so we could shower. The shower gel provided in the bathroom was really nice. The hotel during the night was quiet considering the location but did smell of weed despite having clear no smoking signs around the corridors and on room doors. Overall it was not awful, I wouldn't stay there again though as the room and facilities were not good enough for the price we paid to stay there.

An unmanned, bare bones option in a cute area
The room was basic, furnished and refurbished to the cheapest of standards without even a mixing tap in the bathroom. Bedlinens, though clean, were stained and unsightly. The mattress felt old and worn, though I profess I slept fine. For a bare-bones basic place to sleep in trendy Kemptown, you get your money's worth (e.g. it was less than half the price of any other option I found). Several buses service the area and it's only a block from the coast. The major problem I had was not receiving entry instructions as the "hotel" is unmanned, requiring me to reach out to the very helpful third-party service contractors on WhatsApp and delaying my check-in, thus causing me to arrive late at an event I was in town for. Furthermore, my access request had been ignored and I was assigned a room up many stairs when I had specifically requested a lower floor due to limited mobility. Although this was rectified by the third party service contractors, again the massive inconvenience delayed me and could have been avoided.
