Set just 5 minutes from Angel Station, this recently renovated modern flat is calm, comfortable and beautifully finished. Air conditioning, underfloor heating and quality furnishings make it easy to settle in, while the bright living space, sleek kitchen and polished bathroom give the home a fresh city feel. With Upper Street, cafés, restaurants, shops and excellent transport close by, it’s a stylish base for family stays, work trips or London exploring.

There’s a quiet comfort to this flat from the moment you walk in. It has the fresh, polished feel of a home that has been carefully renovated, but what really stands out is how comfortable it feels in every season — with air conditioning for warmer London days and underfloor heating for that cosy, settled feeling when the weather turns cooler.

Inside, the space feels bright, modern and well considered. Soft neutral tones, quality furnishings and clean finishes give the flat a calm city feel, while the air conditioning and underfloor heating add those extra touches of comfort that make a real difference during a stay. It feels fresh without feeling cold, polished without feeling fussy.

The living area is a lovely place to pause between plans, whether you’re having coffee before heading out, catching up on work at the dining table, or putting your feet up with the TV on after dinner nearby. It has that easy modern-apartment feel, with enough warmth to make it properly welcoming.

The kitchen is sleek and well equipped, with modern appliances and everything needed for easy meals at home. It works just as well for a quick breakfast before taking the Tube from Angel as it does for a quieter evening in when you want a break from restaurants.

There are two bedrooms, making the flat a comfortable choice for families, friends, couples travelling together or professionals who want a little extra space. The rooms have been kept calm and uncluttered, with comfortable beds, good storage and a peaceful feel at the end of the day.

The bathroom has been finished beautifully, with a bath, walk-in shower, heated towel rail and clean modern tiling. The underfloor heating is a real luxury here, especially on cooler mornings, and makes the space feel warm and comfortable from the start of the day.

The flat also has a balcony, giving you a little outdoor space for fresh air, a morning coffee or a quiet moment before heading back into the city. In this part of London, even a small private outside space makes a stay feel that bit more relaxed.

To help you settle in, we’ll include a starter welcome pack with complimentary tea and coffee, travel-sized toiletries, and everyday essentials like loo roll, kitchen roll and washing-up bits to get you through the first few days.

Step outside, and you’re in one of London’s most convenient neighbourhood pockets. Angel Station is around a 5-minute walk away, with Upper Street’s cafés, restaurants, shops and bars close by. King’s Cross is around an 18-minute walk away too, giving you even more options for travel, dining and exploring. From here, it’s easy to dip into the city, then come back to a flat that feels cool, warm, calm or cosy exactly when you need it.

As this is a central, well-connected London neighbourhood, you may hear some normal city sound from time to time, particularly during busier periods.

You have access to the entire property with no disruptions. Should a maintenance query occur, you will be asked permission first before we access the property to carry out a repair.

A few helpful notes before your stay, so everything feels easy from arrival to check-out.

Check-in & Check-out

Check-in is from 3 pm, and check-out is by 11 am. If you’d like to arrive a little earlier or leave a little later, please let us know in advance. We’ll always try to help where we can, though this is subject to availability and may incur an additional fee.

Please do make sure you’re ready to check out on time, as our cleaning team often arrives promptly to prepare the home for the next guests. Unauthorised early arrivals or late check-outs are charged at £20 per half hour.

Lift

Please note there is no lift in the building.

Keys

We’ll send clear instructions before check-out on where to leave the keys. Please follow these carefully, as missing a step can delay the cleaning team and affect the next guests arriving.

A £50 fee applies if keys are not returned correctly. Lost keys requiring lock replacement will incur a £100 charge. If you are locked out and we need to attend the property, there is a £60 call-out fee, so please keep the keys safe during your stay.

Parking

Paid parking is available with at least 24 hours’ notice.

Please let us know in advance if you require parking, and we’ll send you the payment link. Once payment has been completed, we’ll confirm the parking details with you. Parking cannot be arranged without advance notice and completed payment.

Family Facilities

A travel cot is available to hire for £40, which covers delivery and collection. Please bring your own cot bedding.

If you’d also like a high chair, we can provide both the travel cot and high chair for a total of £45 for your stay. Please request these in advance so we have enough time to arrange them before arrival.

Smoking

This is a strictly non-smoking home. A £200 fee will apply if smoking is detected.

Extra Guests & Noise

This is a peaceful residential building, so we kindly ask that you keep noise to a respectful level and do not host parties or play loud music.

Only guests included on the booking are permitted to stay, unless agreed with us in advance. Breaching either rule may result in a £250 fine.

Lost Property

Please have a good look around before you leave. Forgotten items are handled by a third-party courier, who charges a minimum of £25 per item, plus delivery costs.

Linen for Longer Stays

For stays of 21 nights or more, our professional linen service requires a refresh every 21 days.

You can choose either a fresh linen delivery, or to rehire the current set, which we’ll collect after check-out. Both options are billed the same.

Property Management

This home is professionally managed by Pass the Keys®, offering thoughtful hospitality in unique homes.

You’ll have fresh linen, quality toiletries, 24/7 guest support and a dedicated local team on hand throughout your stay. The property has also been personally inspected and approved to meet our Property Readiness Standard.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
