A stunning 5 Bedroom, 3 Bath Santa Fe style split level home with a beautiful swimming pool, lake views and plenty of parking for cars and a boat. This beautiful home comfortably sleeps 12 people. I have a 10 person maximum if you have more guest that you are expecting you must clear it with the owner first no exceptions without owner’s approval. If approved by owner there will be a $99 dollar per extra guest fee that will be added to your total price (this is a one time charge per guest not per night)
In the rooms we have two comfortable cal kings, two queens, two twins and a full size pullout couch bed. This home has recently been updated and features super fast WiFi, a remodeled kitchen, new counter tops, new appliances (smart refrigerator, stove, dishwasher, microwave) new kitchen floors, new formal dining room wood floors, recessed lighting and much more. For your viewing pleasure a smart, 65 inch T.V. is located in master bedroom and a 75 inch smart TV in the family room. This home is located within minutes of the lake, London Bridge, restaurants, grocery stores, and downtown main street. This home is an entertainer's dream an embodies the laid back and fun lifestyle of Lake Havasu.

Following are the required house rules:

Please note: You are responsible and liable for reading and making sure your guests understand the house rules prior to check in. Check in and check out: Our check in time is 4pm to Midnight and check out is 11am. and all requests for a different or earlier check in or later check out time must be made in advance and approved and fee paid. The home can easily accommodate up to 12 human beings and some well trained pets. No smoking (please note: failure to follow this rule will result in a $395 fee for smoking in the unit or on the property)..

Pet fees are as follows: $299 per pet less than 20lbs and $349 for hairy pets or pets greater than 20lbs, You must bring your own pet bedding, no animals are allowed in the beds, on the furniture or in the pool, if you fail to follow this rule you agree to pay an additional $850 for additional cleaning fee for the couches and furniture, $350 for sheet and duvet replacement, in addition no pets are allowed to pee and poop inside the home or in the back yard or are they allow to swim in the pool, should you fail to follow this policy, you agree to pay $295 for additional cleaning and $250 for pool backwash and filter cleaning and any additional fees associated that damage may have caused in the home or to the pool equipment, pumps and motor, from pet hair. If you fail to disclose the type, size, weight and whether or not your pet is hairy, it will be assumed that your pet is over 20lbs and or hairy and you agree to be charged $325 for each pet. Dogs are not permitted in common areas without a leech. All fees, terms and conditions are agreed in advance as a condition and acceptance of this lease agreement.

Pool rules: Parents must be present at the pool with all minor children. Children are not allowed at or around the pool by themselves. Parents agree to be 100 % liable for the safety of all minor children and all children must be listed on the reservation prior to coming onto the property. We will not be responsible for any injury as a result of pool use.

No third party bookings, parties or events without prior approval and payment, no illegal activity of any kind, no unauthorized guests (any guests not listed on your reservation is considered unauthorized and you agree to be charged the equivalent to the additional guest fee per each additional guest) no 3rd Party bookings without prior approval (ID must be provided upon check in), do not make duplicate copies of the house key, do not move the furniture and do not remove any books. Please be respectful of the paintings and turn off all utilities TV, lights etc, when you are not home for long periods of time and lock the doors and windows when leaving. As a general rule if you did not eat it, please do not flush it, this includes lady tampons. If it is discovered that you failed to follow this rule you agree to pay the cost of $249 for the plumber to come clear the line.

A late check out fee of $175 per hour up to a 2 hour window will be accessed should you check out late. Should your late check out occur beyond 12 noon you agree to pay the nightly rate. Early check in requests can be made with 24 hour notice and if approved the earliest time would be 1pm with an early check in fee of $99. All trashed must be bagged in plastic garbage bags and deposed of in the trash cans. Please note: If you want to film, it has be authorized prior to any activity and their will be an additional fee charged if approved. The property is located on a large lot and the listing does not include access to the separate private pool house, studio or garage, located on the same lot but each is separate from the subject property. Please note: The office/work area of our home is the only area within our home where we request guests not to enter.

Please note: We do not reuse sheets or towels if blood, pet hair, make up stains or some other type of hazardous biological substance is found on them, in advance you agree to pay to replace the damage sheets and towels should this occur.

All guests must show and provide government ID upon check in and member must attach ID within the message thread prior to check in. All trashed must be bagged in plastic garbage bags and deposed of in the black trash cans. We will not be held responsible for ants due to food or drink being dropped, spilled or left carelessly on the floor, whether it be in the bedroom, kitchen, bathroom or other parts of the home. If you are not clean, expect to attract ants. You agree to be responsible should this occur.

Please note; all fees for additional services, pet fees, early check in, etc., must be paid prior to initial entry and all terms here within are accepted upon confirmation of the booking as a condition of the lease agreement. Please note: We do not permit or allow mail or have packages to be delivered to our home. In the event you leave an item behind by mistake and so long as you notify us within two hours of after your check out, we can leave the item at the front door for pick up, otherwise if you request us to mail your item(s), the trip fee to go to the post office is $49 plus shipping costs, otherwise you agree that it is ok to discard your items into the trash. Please note: If it is discovered you and or your additional guests have violated our House rules or police/sheriffs have been called to the property because you have disturbed the peace, you agree that we have the right to demand that you vacate immediately without refund and you agree we have the right to film the violation of you and your guests if necessary to support our findings and report to Airbnb. Any holdover or your failure to vacate after our demand is issued, will be considered trespassing upon our property under applicable Arizona laws and statues and you agree that your deposit may be use to settle any outstanding claims, violations and or associated legal fees. Please note: Do not tamper with our camera!security systems for any reason, if it is discovered that you have blocked, unplugged our system in anyway shape or form you agree to pay a fee of $499 for violating our house rules. The cameras are located on the exterior of the home only and are for the overall security and protection of all guests. Thank you
