PROPERTY SPECIFIC DETAILS:

* Palmetto Dunes is a gated community in which every vehicle must have a gate pass for entry. One gate pass is included with your reservation at the time of booking. If you require additional passes, please request the exact number needed to ensure they are prepared in advance. Each pass has a fee of $35. All gate passes must be picked up at the host2coast office prior to entry.
* Dog Friendly - 2 dog max. $200 non-refundable fee for first dog, with an additional $150 for each extra dog. Dogs are not permitted on the furniture and must be crated if left alone. Please do not leave furry friends alone outside, as we have wildlife that they should not encounter.
* Free access to The Dunes Buggy transportation which provides courtesy transportation within Palmetto Dunes, Leamington, and Shelter Cove mid-March through mid-September. This on-demand service dispatches vehicles on a first-come, first-serve basis!

This is a beautiful unit. Light and airy with a classy beach theme. Comfortable beds and bedding. Great porch with grill. Well- equipped kitchen with nice knives and decent pots and pans. All new appliances. Pet friendly. Great location. Close to beach and pickleball courts. Had a wonderful stay.

Extremely Unhappy Renter

We love Palmetto Dunes, especially Queens Grant, this by far was the worst unit/experience we've had. If this had been our first time, we would never come back! Unit had not been cleaned properly before our arrival! Dog hair all over the floor and furniture, dust on furniture and the floors needed to be mopped! It looked like all they did was change the bedding and bring fresh towels! I spent the first day cleaning vs. vacationing with my family! We had to have maintenance out several times to fix one thing or another and the A/C doesn’t work properly! The inside temperature increased to over 80 degrees most days even with all the curtains and shades drawn! One of the Vacasa supervisors I talked to told me that the owner is aware of the problem with no intentions of fixing or replacing the system! Just awful! How can they get away with this? After a little research, we found that the owner is selling this property which possibly explains why they are refusing any further repairs. Upon initial contact with Vacasa, I was told I could not be given a set time in which maintenance would arrive to fix the issues we had with the unit. Instead I had to sit at the unit and wait for a return phone call informing me someone was on their way, with no designated time frame, instead of enjoying my vacation. This occurred on several different days throughout the week. Extremely Unhappy Renter!

Not what we expected

Check in was not smooth. Conflicting info on how to check in. The place was somewhat clean. No extra sheets. Pillows were old, not clean, worn out, flat & not enough pillow cases. The breakers kept tripping & it would shut off the AC & fridge. The bathrooms need a deep clean & paint. The couches a stained as well. Sofa covers need cleaning or new slip covers. The sliding glass door lock was broken & secured with a wooden pole. Several light fixture had blown out lightbulbs. Just not what we expected.

Queens Grant

Location is great - central to HHI; excellent for walking, biking, going to restaurants and the beach. Easy access to swimming pool and nearby golf, tennis, pickleball. Unit needs TLC updates - front door, outdated stove, kitchen dishes, pots & pans need attention. Outdoor Patio floor worn, weeds in flower bed. Fresh paint, new curtains at patio door. Maybe a ceiling fan in the living room to help with cooling.

Nice Villa needs some updates

Off course Hilton Head Palmetto Dunes wonderful area. Our unit similar to others we have stayed in, nicely appointed. Master Bathroom shower doors bit dirty as was tooth brush holder in bathroom. Toliet seat in other bathroom needs fixing. Front door a bit sticky as well. Easy fixes though.

Great location

The location was perfect -- we could walk to tennis, pickleball and golf, as well as the beach and biking trails. The house was nicely laid out and comfortable, the kitchen was well equipped. The only negative was that it needed some TLC, but it worked well for my husband and me.

Great vacation despite awful VBRO condo

Palmetto Dunes at Hilton Head is a great spot and we had a great Hilton Head vacation -- despite a condo that was, frankly, awful. There was mold in the masterbath shower; the shower had a 12-inch step-down to the floor with no grab bars, making it a safety hazard. Overall the unit was tired and depressing, in need of a major update, cleaning and a lot of paint. The wood trim was nicked everywhere. There's a small hole in the front door, probably made by slamming it into a clothes hook. The kick plate on the outside of the door was loose, needing a screw.Walls have some damage and need paint. The HVAC grate in the living room ceiling is filthy. The kitchen appliances are old, noisy, and the stove looks so stained one would not want to cook on it. That said, there was an excellent coffeemaker.

Worn out

Property needs some TLC. Covers on couches very soiled. No kitchen trash can. No broom to sweep up sand. No window covering on side window by front door. And there’s a hole in the wall in the living room with a ballpoint pen sticking out of it…what the heck??? TVs with multiple remotes and NO instructions as to how to use them…not everyone is familiar with Roku! For what we spent, I expected much more. As much as we loved the location, I doubt we’ll go back to Palmetto Dunes.

This is in a nice location for palmetto dunes offering, and getting to the beach. The facility itself is in need of a real update. Has nice bedrooms, but bath rooms, deck, couch are all in poor condition. Washer is so loud you have to leave when in use. Grill was very dirty. Lack of good floor cleaning equipment during your stay, to keep up with the sand, and dirt.

Horrible experience with management company

We booked this trip and had to cancel within the allotted time frame for a full refund due to a scheduling conflict. It was a horrible experience trying to get a refund from this managing company as well as VRBO. We actually had to file a complaint with our credit card company and got our refund that way. It was found in our favor and the refund was made permanent. Have never dealt with this managing company before and never will again and we are totally shocked at vrbo as we have rented for over 30 years and never had an issue like we had here.

Great stay but would like to offer a safety recommendation

Overall, the property was excellent. Only issue experienced was a nasty fall from the primary bedroom's bath shower. It's quite a step out of the shower to the floor. I tripped and fell....other than a couple of bruises, I'm fine. But don't want that to happen to someone else so I recommend that a bar be added to the wall outside of the shower to assist managing the large gap to the floor. I hope this is helpful. Thank you

Great location, great place

Everything was as expected - and excellent. We arrived very late at night but the check-in process was still easy and straightforward. The condo was nice - the living room was comfortable and the TV was huge! the four-poster bed in the master makes it a little hard to watch tv in there. Great location a short drive or medium walk to the beach house and beach. We love Palmetto Dunes. Would stay in this unit again.

Nice community to explore

Overall the property is as described in the photos. There was a lot of dust along the baseboards and under the beds. The bathrooms are small. The kitchen is stocked, BUT, bring your own coffee making fixings as there was not ONE single coffee filter paper to be found. After a long travel day, coffee the next morning is important. So pack your coffee filters, sweetener, creamer, pods or ground coffee and you'll be set! The walk to the general store and bike rentals was short. Great community to explore and easy access to the beach by bike. We had a great stay in Palmetto Dunes.

While this spot allowed me to bring my well behaved Bichon it did not measure up!

The lighting in both the living room and the master bedroom was lacking. The sofas need to be replaced. Due to the post on the king, I could not view the TV from my part of the bed. In short, the space did not meet our standards and thus we did not invite friends from the North to visit and our rental was for 9 weeks. The TV in the living room was great and the ability to walk home from the Palmetto Dunes Pickleball & Tennis Center were two pluses. We have been coming to HHI for 20+ years. Sorry I could not be more positive as is my nature.

Beautiful Place to Stay

Been comung to Hilton Head for over 20 years and we Always stay in the Palmetto Dunes area. Primarily, we love the Queens Grant units. The most recent unit was absolutely beautiful & very clean. Loved the way it was decorated.

May Beach Getaway

Location was nearby to renting bicycles. Few minute ride to the beach, weather was perfect all week! Villa was comfortable and front desk help was fantastic. Rented through Vacasa.
