This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (3 PM).
Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.
There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee.
We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

Awesome location / comfy flat to enjoy Fringe Fest or explore
Property is a nice ground floor flat in a quiet and safe neighborhood near Leith Walk and buses to everywhere. Plenty of amenities within a short walk, including a nice grocer just a couple of minutes away. The flat itself had everything we needed - cooking gear, washer / dryer comfy and clean beds, couch, iron, hair dryer, etc. for my spouse and her parents. Couple of minor things the cleaning crew missed (one of the bathroom waste cans and a hamper full of dirty linens) and the entry hall toilet needed a few pushes of the handle to flush, but easily overcome. Also, you need a match or lighter to light the stove and there weren't any when we got there so we got matches at the store nearby. The only (almost) major problem was with checkin - we got very detailed instructions with pics to find the lockbox but they were actually wrong. The correct lockbox is on the board, bottom row, second from the left. Fortunately we tried them all and found the winner. I will say that the management company was very responsive through the portal even late at night (we didn't arrive until after 11pm). Would definitely stay again.
