The Space:
THE SKINNY: This 3 bedroom home is situated in one of St. Augustine's treasured residential neighborhoods to the south. With clear porch views of the intracoastal waterway and just steps from the breathtaking tree-lined Shore Drive, this spot is a cozy slice of home on steroids! A short drive to the boat ramp, bring your boat, kayaks, jet-skis and the like along - we have enough parking for your boat trailer! Amazing shade with glimmers of sun is available in gobs on the brand new private backyard patio, with BRAND NEW hot tub, wood burning fire pit and charcoal BBQ. The house is equipped for longer stays, with a stocked kitchen, laundry machines, and cool games like a professional shuffleboard table!! Enjoy your coffee in the shade or a drink in the sun!
THE PROXIMITY: Minutes walk or drive to the best parts of the St. Augustine south neighborhood and a 15 minute drive north to historic downtown St. Augustine! US1 is our main commercial corridor, equipped with shopping, groceries and restaurants of all kinds. This home is 5 minutes from Walmart and 10 minutes from Publix grocery store.
THE SPACE: The home sleeps 8 in 1 King, 1 Queen and 2 Twins, plus a Full Size pullout couch. The kitchen is equipped to service 8 people and cook together for a great night in! The TV's are Smart TVs, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows.
AMENITIES: Linens and towels included. Brand new hot tub! Fully fenced in backyard. Dog friendly. Shuffleboard. There is a TV in every room. Fully equipped kitchen. Charcoal grill. Wood burning fire pit. Boat trailer parking.
THE LAYOUT- This home has a solid 3/2 layout:
MASTER BEDROOM: King size bed with en suite bathroom with walk in shower.
2ND BEDROOM: Queen size bed
3RD BEDROOM: 2 Twin beds
HALL BATH: Between 2nd and 3rd bedroom with shower/tub combo.
PULLOUT COUCH; Full size pullout in living room.
OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.
PARKING: There is plenty of off street parking in our driveway and room for a boat trailer!
LAUNDRY: We offer laundry machines in the shed at the top of the carport with washer and dryer, starter laundry pods + dryer sheets, iron and ironing board and some basic cleaning supplies for your convenience.
HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 15 minute drive south is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated 15-20 minutes from St. Augustine Beach! You can also drive to one of the public beach accesses in Crescent Beach to park and walk on.
TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.
SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

St. Augustine South is a treasured residential neighborhood that is centrally located off of US1 near all of the conveniences you need!
Getting Around:
We recommend renting a car for your stay. If you prefer to travel by bicycle or would just like to rent them for fun, check out Drifters for drop off/pick up bike rentals.

WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests.
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
Guests must be 21 or older to book.
NOISE LEVELS: There are residents all around on all sides as this is a residential neighborhood. Please respect their right to quiet enjoyment by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am.

Dog friendly only. 2 dogs total allowed, with maximum weight of 50 lbs each.
Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month.
-This fee is added on to your total after booking confirmation.
-The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges.
-Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in.
-Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees!
**Airbnb Guests: Airbnb does not automatically include pet fees (due to an integration gap with our software we have to add pet fees to your confirmed reservation manually), please reach out if you plan to bring your dog!**
LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.

I am here for you during your stay, but our level of interaction is up to you. I'm only a phone call/message away. You will be able to self checkin upon arrival. Please, make yourself at home.
