Quiet, private garden suite, with newly renovated bathroom in a classic San Francisco home. This spacious studio has sliding doors to the rear garden, a stylish clean design with 2 comfortable Queen beds, Roku Internet TV, and large private bathroom. The chic bar sink is perfect for preparing your breakfast or light meals. The chef`s kitchen is in the main house upstairs. *Please note that this room is accessed through the garage, and does not have a separate door entrance to the outside.

This is the downstairs studio in our 3000 SF Bayview home. It is a quiet retreat from the bustling city with private patio, large private bathroom with two closets, and a wet bar.

The house was recently updated, and is charming, bright and cheerful. There are 5 bedrooms upstairs, with friendly, kind guests from all over the world.


The kitchen is a fun place to cook, and we have it stocked with basic cooking and kitchen supplies (pots, pans, toaster, rice cooker, water kettle etc). If you want a specific or unusual piece of cooking equipment that we don`t have, please talk to me and we can work something out.


Our housecleaner comes once a week, to deep clean the kitchen, but we do ask that guests always make sure to clean up after themselves (wash and put away dishes, wipe down the counters and put food away etc) to ensure its a clean workspace for everyone.

*Please note that parking availability is not guaranteed. We allow a maximum of one car per room, and oversized trucks or vehicles are not permitted.*

Your room is private, with the option to enter through the garage rather than going through the house.

We like to make sure the house is a good fit for all our guests, so please tell me a bit about yourself and the reason for your visit to San Francisco before you book.

Studio, back yard, and laundry room are included with this listing. Guests are welcome to go upstairs to use the chef`s kitchen (please wash your dishes and tidy up after yourselves when using the main kitchen).

We kindly ask that you refrain from using the bathrooms in the main house (the studio has its own large, private en suite bathroom for your exclusive use).

Clean, quiet, safe block in the up-and-coming Bayview district, one of the most diverse neighborhoods. The Bayview has the best weather in SF! Thanks to Bay Area microclimates, when it is cold and foggy on the west side, it`s often warm and sunny on the eastern edges of the city. Parts of the Bayview are low income and property crime can be an issue. Avoid walking alone late at night, and always remove everything from your car (this applies to all neighborhoods in SF, as there are lots of car break-ins all over the city). The neighborhood is quiet and residential, although there are a couple of spots not to miss. Laughing Monk Brewery is about five blocks from the house and offers a really wonderful atmosphere, amazing brews, and fun events such as Tuesday night trivia, monthly Karaoke nights, and regular fun events. Also, don`t miss a phenomenal Craftsman and Wolves bakery, about 4 blocks from the house.

The T/3rd street MUNI line takes commuters directly to Mission Bay (UCSF Medical Center), ATT Park (SF GIants Baseball Stadium) and the heart of the Financial District/Downtown. Perfect for business travellers!

The main house is used by other guests- you may choose to interact as much or as little as you`d like. Youlur studio is accessible through the garage, so you can come and go without going through the main house- it`s pretty private!
* Please be mindful that this is a private room in a house shared with other people. Please keep noise such as TV, music, and conversations down after 10:00 p.m. Multiple complaints about noise violations may result in the cancellation of your reservation.

*For stays longer than 30 days, we will conduct a background verification. To complete this process, we will require a copy of your driver`s license.

* Only people on the reservation will be allowed to enter the property. Friends, visitors, and additional guests are not allowed. If you would like to bring additional people, they need to be added to the reservation. The room fee is based on the number of guests, so it`s very important that you give an accurate number when you book. There is a $100 per person/night fee if you bring guests onto the property without permission.

* While we understand your occasional desire to have friends or family over, please be aware that our property policy does not allow for additional guests, visitors, friends, or family.

- This is to minimize disruptions such as noise, chaos, and potential mess, especially in communal areas, fostering a peaceful living environment for all residents, which is particularly helpful during flu and cold seasons.

- For the well-being of all residents, our policy restricts the entry of strangers to address safety and security concerns for everyone staying in the house.

- Additionally, it helps us avoid parking challenges for the property. Please refrain from inviting extra individuals to alleviate parking issues.

We appreciate your understanding and cooperation in maintaining a comfortable shared space. Please note that reservations may be subject to cancellation due to house rules violations if we receive complaints or notices about extra guests.

* Exterior security cameras monitor who comes and goes to the house.

* Absolutely no smoking on the property, including the back deck. There is an automatic $300 penalty for evidence of smoking (odor, cigarette butts, etc.).

* Parking: The House has a 2-car garage and 2 driveway spots that will fit small to medium-sized cars only. All spots are first come, first served. We do not guarantee that a spot will always be available. Oversized trucks, vans, and SUVs will not fit and are not allowed to park in our parking spaces. Please introduce yourself and coordinate with the other housemates regarding parking as soon as you move in. We are not responsible for parking tickets incurred for blocking neighbors` driveways, so please be conscientious about street parking. Please note that parking availability is not guaranteed. We allow a maximum of one car per room, and oversized trucks or vehicles are not permitted.

* The cleaning fee for long-term guests is $250 and includes weekly professional cleaning of the communal areas of the house, kitchen, living room, etc. It also includes deep cleaning of your room after you check out. It helps defray the cost of consumables such as soaps, paper towels, and toilet paper that are provided during your stay. It does not include regular cleaning of your room. If a guest extends their original reservation, a supplemental cleaning fee will be charged, prorated by month.

* Please regularly launder your sheets and towels during your stay. It is very hard to get sheets cleaned if they have not been regularly washed during a long stay, and unfortunately, we will pass those replacement costs on to you if we determine the sheets are not cleanable. Replacement cost sheets $60, towels $15.

* Most of our guests are lovely, thoughtful people, but we do like to always point out that although your cleaning fee includes weekly cleaning of the kitchen, you are responsible for tidying up after yourselves, putting your dishes away washing up, and wiping down the counters after you use them :)

* As daily users of the kitchen, you’re the first to notice when something needs replacing. Need more glassware? Frying pan not cutting it? Let us know! Don’t wait until check-out to tell us you struggled all month—we want to make your stay better in real time. Kitchen items are super easy to restock, so speak up, and we’ll take care of it!

* Drug and alcohol abuse will not be tolerated. Any disorderly conduct or behavior that makes other people uncomfortable will result in the immediate cancellation of your reservation. We strive to keep our home a peaceful, quiet, and safe place for everyone to relax and enjoy.


* Cancellation Policy Reminder
We strongly recommend that all guests purchase travel cancellation insurance to protect their reservation.

-Electric Vehicle Charging:
Guests bringing an electric vehicle and using on-site power for charging are subject to a $60 per month EV charging fee. Please notify us in advance if you plan to bring an EV.
