The Main House is the everyday hub, with an open-plan kitchen, dining and lounge flowing out to the courtyard and pool. The Games Room wing adds a second lounge, a kitchenette with washing machine, plus the pool table and table tennis - lockable when you want it quiet.



- OUTDOOR AREA -

A tiled central courtyard links it all together, with a saltwater swimming pool (unheated) for summer days and a heated spa pool for year-round soaking. BBQ and outdoor dining sit under the covered courtyard, and there is a fairy-lit patio for evenings.



- PARKING -

On-site parking is included. The driveway is shared with a neighbouring property about 100m away, and the garage is locked and unavailable.

The Neighborhood:

Ōwhata sits on the eastern edge of Rotorua - rural enough to feel like a retreat, close enough that you are never far from what you came for. It is 800m to Rotorua Airport, about 10 minutes to the Rotorua CBD, restaurants and lakefront, 11 minutes to the Redwoods Forest and mountain bike trails, and around 15 minutes to the Polynesian Spa and main thermal attractions. The setting is paddocks, fences and quiet - past guests have loved the cows next door as a welcoming committee.



Getting Around:

On-site parking is included, and a car gives you the most freedom in Rotorua - geothermal parks, lake walks, the Redwoods and the airport are all within a short drive. From the door it is about 11 minutes to the Redwoods, 12 to Te Puia, 15 to the lakefront and Polynesian Spa, and 20 minutes to Skyline Gondola & Luge, Zorb and Canopy Tours. Rotorua Airport is just 800m away.



Other Things to Note:

The swimming pool is saltwater and unheated - best on sunny days. The spa pool is heated and ready to soak in year-round. The Pool Room is a separate suite accessed from the courtyard rather than from inside the main house. Te Ngae Road runs in front of the property and carries some through-traffic - the house is set well back and the downstairs and Pool Room are quiet, though light sleepers in the upstairs Games Room bedrooms may notice it. WIFI runs at around 131 Mbps. The garage is locked and unavailable, and the driveway is shared with a neighbour about 100m away. This property has a Minut sensor in the living room that monitors noise and smoke. It never records audio - it only sends our property managers a decibel reading if noise stays above acceptable levels for a sustained period.
