The Space:
Tucked away on the eastern edge of Rotorua, Airport Oasis is made for bringing people together. Whether it's an extended family holiday, a getaway with friends or a special weekend away, this six-bedroom home gives you shared time and personal space in equal measure.

Three separate wings sit around a central courtyard, so everyone can enjoy their holiday at their own pace. Spend the morning exploring Rotorua, the afternoon beside the saltwater pool and the evening around the BBQ, soaking in the heated spa or settling a rematch in the games room.

A HOME MADE FOR TIME TOGETHER
What makes Airport Oasis special is its layout. Rather than everyone sharing one living space, the three wings are arranged around a central courtyard that connects the bedrooms, pool, spa and outdoor dining. Spend the day together around the pool, then retreat to your own wing when it's time to unwind.

LIVING AND ENTERTAINING
The main house has an open-plan kitchen, dining and lounge that flows out to the courtyard and pool - plenty of room to gather for meals, enjoy a relaxed evening or sit back while the kids make the most of the outdoors.

The games room wing is a second gathering space, with a pool table, table tennis, a second lounge, a small kitchenette and its own toilet and shower. It's a great spot for friendly competition, or for different generations to do their own thing.

POOL, SPA AND COURTYARD
On warm Rotorua days, the saltwater pool is the place to be. It's unheated, so it's at its best in the warmer months. When the temperature drops, the heated spa takes over - perfect after a day exploring.

The covered outdoor dining area and BBQ make entertaining easy, and the fairy-lit patio sets the scene for long evenings together.

Guest Access:
You'll have exclusive use of Airport Oasis, including the main house, games room wing, separate Pool Room suite, swimming pool, spa pool and outdoor entertaining areas.

On-site parking is available. The driveway is shared with a neighbouring property about 100 metres away, and the garage is locked and not available for guest use.

Self check-in is available via lockbox.

The Neighborhood:
Ōwhata sits on the eastern edge of Rotorua - rural enough to feel like a retreat, close enough that you are never far from what you came for. It is 800m to Rotorua Airport, about 10 minutes to the Rotorua CBD, restaurants and lakefront, 11 minutes to the Redwoods Forest and mountain bike trails, and around 15 minutes to the Polynesian Spa and main thermal attractions. The setting is paddocks, fences and quiet - past guests have loved the cows next door as a welcoming committee.

Getting Around:
On-site parking is included, and a car gives you the most freedom in Rotorua - geothermal parks, lake walks, the Redwoods and the airport are all within a short drive. From the door it is about 11 minutes to the Redwoods, 12 to Te Puia, 15 to the lakefront and Polynesian Spa, and 20 minutes to Skyline Gondola & Luge, Zorb and Canopy Tours. Rotorua Airport is just 800m away.

Other Things to Note:
Swimming pool: The saltwater pool is unheated and best enjoyed in warmer weather. Children must be supervised around the pool and spa.

Spa pool: The heated spa is available year-round.

The Pool Room: This suite has its own external entrance from the courtyard rather than through the main house.

Road noise: The property is set back from Te Ngae Road, which carries some through-traffic. Guests in the upstairs bedrooms of the games room wing may occasionally notice traffic noise.

Parking: The garage isn't available and the driveway is shared with a neighbouring property, but there's a large private parking area for your vehicles.

Noise monitoring: A Minut device monitors noise levels and smoke in the living area. It does not record conversations or audio.
