A nice property in a reasonable area, but my experience of the proprietor was strange. Specifically check in was slow (alot of unnecessary paperwork). Also was woken up in the night (2am) by banging around and person cleaning! Considering the detailed (3 pages) of house rules, namely being quiet after 11.30pm, I found it odd that the proprietor was noisy several times after midnight. My only conclusion is that they perhaps suffer from OCD and/or autism (as I was messaged prior to staying and upon arrival when I was checking in, checking out, going out in general. Too much.

Disappointed of my stay
I had very bad experience. I text to the lady that supposed to meet me, that I got delay on my train but she didn't reply anything.When I arrive on the address, there wasn't noone, I called noone picked up the phone, only a voicemail. I text to Hotel.com for help and they advised me to wait 15/20 min. I was waiting outside almost an hour and I froze. I went to buy a tea and on my way back I decided to press the ring bell for last time. Well, the woman was there, but if didn't go back to press the button, would she call me?? The room was very cold and she told me to use a fan heater. In the morning I feel that the central heater was on, no idea when was turned on. The bed smelled bad and had some spots on it. The kettle and the plastic cup were dusty. Overall the house wasn't very clean. There was another room and the person inside was watching TV and I could hear everything. The lady was very polite as a person but when you are going to hotel/hostel you expect at least to be warm and clean.

This is an inaccurate account. The guest notified that she was delayedand would arrive around 3 pm. She was checked in shortly after just as I was about to contact her. The rooms are regularly cleaned as is the bedding. The fan heater adequately warms the room. The guest did not notify us that she was disturbed by the next room. Most guests enjoy there stay here as it is clean, comfortable, breakfast is provided and it is generally a quite environment..

Это не отель! Обычный двухэтажный дом, на первом этаже кухня и комната хозяйки Кимберли. На втором этаже 3 комнаты, которые она сдает в аренду и санузел (ванна, туалет, умывальник). В доме свои порядки: - завтрак до 9:30, Сигнализация, и камеры (я их видел три: прихожая на втором этаже, прихожая на первом этаже и кухня) . Проблем с сигнализацией не возникало. Завтраки были на выбор (мюсли, тосты, булочки, йогурт, банан, клубника, виноград, чай, кофе, молоко, разнообразные пасты, варенье) В целом ничего, но повторюсь, это не отель, это обычный жилой дом, и жить придется с хозяйкой.

Only book if you are attending the Wimbledon Championships in July, as the location is good for this! If you enjoy a 45 min stroll, it's nice to walk to the tennis. Or use Oyster transport / tube. Wifi was strong, and the breakfast was decent. You will be locked out!! The host won't allow anyone in the house whilst she's not there, so if she heads out she locks up the house and you will be locked out and waiting on the stoop!! One day I sat waiting for almost 2 hours for her to return! The plumbing and pipe drainage is really bad and noisy.

Thank you for your response. The Guest would not provide her earliest return time; she has exaggerated her waiting time. We explained to her on that day that as no one was in the security lock was on for health and safety reasons for all Guests. She only had to provide her likely time of return and someone would have been on site.

The hotel was close to Wimbledon tennis club - about 10 minutes by taxi. And close to Wimbledon village itself. It was clean and not uncomfortable. The room was too hot and difficult to cool down with a fan heater. There was nowhere to hang wet towels in the bedroom or to hang dry towels in the bathroom. We were told that breakfast was between 7am and 9 9am. However, we needed to up before this and landlady very kindly said she’d leave us something out to eat. When we got to the kitchen she had got up and prepared breakfast, unfortunately we hadn’t allowed time for this and had to leave hastily for a pre-booked taxi without eating anything she had made. We did have to do our own washing up though!! The second morning, again we had to leave early but she didn’t go to any trouble, in fact there wasn‘t Even any milk for a cup of tea! We had to leave a £60 deposit when we arrived. We had to knock and ask for it back, which she did do after completing her paperwork and checking that we had left the room ok. I can’t say it was a bad experience but we won’t be staying there again.

I presume this is from the Guest with atrocious behaviour and the inability to communicate appropriately, who has an issue with the good security standards here. This Guest is only here for a few days. We have a greater responsibility to all Guests health & safety. Kind regards

Good price but a lot of constraints
The accommodations were adequate for the price but you were overly aware that you were staying in another persons dwelling. The owner was approachable but quite controlling and had many rules to adhere by. Although it was understood to be a 2-hr window for breakfast the owner required a set time in AM to prep for breakfast. The main door was not accessible with key & alarm fob after 11:30PM without ringing the doorbell. It was like being in HS all over again. So in essence, had to be on a schedule for AM & PM; quite bizarre and frankly uncomfortable.

Thank you for your response. Unfortunately, We do not agree that we had many rules to adhere to. The breakfast times are required so that all Guests can comfortably have breakfast, and are aware when other Guests might attend. There was no requirement to be on schedule. But, it is only polite to inform of your likely return as other Guests are present and the security lock is on for all Guests comfort & security, not just for one person. Quite frankly, We are surprised We have to explain such obvious and straightforward matters. Kind regards

This is unreflective of the deal and acommodation. The Guest only stayed for 1 night. Breakfast and Wifi was offered within the deal; the accommodation is clean, tidy and quiet.

Home stay without home feeling
House is located at great area close to Wimbledon and all its shops/restaurants. Landlady is nice and house is clean. What made it not so pleasant was alarm going on (alwasy on) a lot and bed had plastic cover under bedding making noise every time I turned over. U share a house but it doesn't feel like home like so many places I've been before. Locks and cameras on everything and front door was polted by 8:30. Hotel would have been more pleasant.

Adequate for price and short stay.
Very friendly and polite host. Premises clean and tidy. Door locking policy a bit unwelcoming, couldn't get into the house if owner is not back yet. So it's the first time I've stayed in a hotel where I can get locked out. Not impressed. Heating also not always on so have to use portable electric fan heaters if central heating gets turned off by the owner. Breakfast very nice, always plentiful.

Good, Problematic Check-In
Place was good and Kimberly very hospitable. But check-in procedure could use work. Website said to contact her if you expect to arrive after 6pm, when really you should touch base with her regardless about your arrival time. I had booked early in the morning but she did not receive my booking until around the time of my arrival. It wound up being a frustrating wait, and I didn’t know how to get in touch before seeing the message she had sent me on hotels.com. The hotel looked like a residential house, so I wasn’t sure it was legit at first. But once I checked in, I had a very good stay!

How can this happen
There are three rooms on the second floor, one of which I used was very small. It's inconvenient if you have a lot of luggage. There is a public restroom. 1 toilet for 3 rooms. There was always a big towel hanging on the door of the bathroom, so I had to clean it every time I took a shower. The owner asked me to store my used towel in my room, but the room didn't have enough room to store it. One day, when I came back to the hotel, the front door suddenly didn't open. When I e-mailed the owner, she said that she would arrive after 1 hour. I had to wait outside for a few minutes. The owner sometimes said that he had to turn the front door the other way around, and he said there was a problem like that. I didn't tell you that when I first checked in. If you operate under the name of a hotel, I think the problem with the front door should be corrected.

Superb Guest House
I needed to find somewhere to lay my head in a hurry and I couldn’t have done better! Lovely warm reception by my host and the room was all that I needed it to be. I really appreciated the personal touches and the cleanliness of the whole place. I was provided with a USB charger as I had forgotton mine and Wifi was available. My host rose at 5:30 to prepare my lavish breakfast as I had to leave by 6. I would certainly recommend as the location was also great.

Good
I had overall a good stay, however stressfull check in (waited for an hour in front of the house late evening, tried to call the host many times but no answer - in desperation I almost booked another accommodation). The host Kimberly apologised and to be fair was lovey all days of my stay. She tried to accommodate me well. Room was comfortable, spacious and clean with enough storage space, extra soft bed. I had to move to a singe bed room (I booked double room) for some reason. There was some issues with electricity for 2 days and I had to have a shower in the pitch dark bathroom. Bathroom is shared. The kitchen facility was good and clean, however it was locked one evening so I had to eat my take away noodles with a spoon which I had in my room. Breakfast was good with lots of choice (cereal, fruit, cheese, ham, etc). Area is fine, just basic streets, tube/bus close to the house, takes 30 mins or more to central London. Overall, I am a flexible person so negatives I mentioned didn’t bother me too much however they are something that can be improved with service/offer.

Quirky check in but very good room
First, it should be noted a £60 cash deposit is required at check in, returned at check out. There are a few forms to sign, essentially agreeing to treat the property with full respect, which is somewhat irritating as I rather expect this is assumed in this business. The room however is very clean and tastefully decorated, very comfortable; and has a selection of good quality tea and coffee - which is truly rare. The shared bathroom is spotlessly clean. I noticed a good looking breakfast selection too.

Host needs to be more approachable
I must admit the hotel was in a prim and proper position . Very clean ...almost so clean that you woukd be scared to touch anything. The host is also very pretty herself. Though the host was kind enough to carry my heavy bag and accept whatever ID I had available , I didnt get the chance to ask her name or have her contact details to contact her in case o f any help or neediny any information .The minute I entered I was met with a confusing attitude from the host due to which I almost felt as if I wasnt welcome. I also had a friend with me who kindly enough came to drop me at tge property and my friend felt as if the host just shut the door on her face. Having said that she did accept whatever ID I had available. I did want to tell her the reason for my stay that I straight checked in at her property right after getting discharged from A&E but didn't have that chance until checking out. I only stayed there for 3 nights . The atmosphere was pretty quiet as in dead silence and absolutely no interaction between guests and the host. Overall I guess I cannot ask for much for £45 a night. My intention was to get a break and comfort . However I believe my stay could have been better.

That never happened with me before. After have book for 2 nights for 2 people, the owner contacted me very rude asking what time I was planning to make the check-out 3 days before! After she said even I have booked for 2 people, the second night it was for 1 person, offering me book second room and £120 deposit, £60 each room. I said would check with Hotels.com about the second night, but even the first night, after went her place for check-in, she allow me to, treating worst than an animal! It was raining and she didn’t none enquiry of help, asking me to leave of the front of her house and I think she said about to call the police! DON’T BOOK WITH THIS PLACE!

Incorrect listing
the Second thing in the listing after the presence of rooms to stay In was the availability of a sauna and this wa our main reason for booking. However when we arrived the host had no idea about this which was a great disappointment . The room was comfortable although the mattresses and pillows were too soft. The house was relatively clean but some more work could have been done to feel more guest-ready. Breakfast was very simple, but provided. All in all a decent place but do not come for the sauna and there are very similar hostel rooms for a fraction of the cost

Stressful home stay experience
Stressful check in process - you require ID, £60 deposit payable only by cash and need to arrange your check in time in advance. I was told I could only check in after 7pm and when I did check in I had to fill in multiple forms. When I was finally given a key and shown to my room I was told that there’s an alarm which is always on. It’s stressful to even think about leaving the place and when people do come in and out,there’s loud bleeps from the alarm downstairs - including several times in the night. When I got to my room it was clean, had a fridge and tea coffee facilities but the major issue for me was that I’d Booked a double room and it only had a single bed. The room also had a really overpowering air freshner fragrance which gave me a headache. I slept ok but the bed had a plastic sheet on it which made loads of noise every time I moved. I didn’t use the kitchen facilities so can’t comment on those but everything was clean. The check out process was also stressful. I had to arrange my check out time in advance and then had to have a room inspection by the owner before I could have my £60 deposit back. I also had to sign several forms again to confirm tha I’d left, given keys back and had my deposit back. The major downfall of this place was that for anyone used to staying in a hotel, this is not a hotel - it is a house with high security and it’s not possible to easily come and go as you please without the owner checking up. Way too stressful.
