Perfect location for London stay
Great 1 bedroom apartment perfectly located less than 3 minutes walk from both Queensway and Bayswater tube stations. Lots of dining and supermarket options close by and Hyde Park close by too. Great compact kitchen with washing machine made things really practical. Good speed wi-fi was very welcomed. Rafael was great with communications and very flexible. Loved it.

Cozy spot with a fantastic location!
We just completed 9 nights at this location in the Bayswater/Notting Hill area, and had a terrific experience. The place is as advertised. It’s not huge, but it’s certainly large enough for our purposes. The building also has an elevator, which was a big help! The biggest pro is the location, it’s so close to 2 Tube stations, so you can easily get just about anywhere in London. Lastly, the communication with the host- absolute perfection- he checked in prior to the stay, during the stay, prior to checkout, and again afterwards. Love the communication! The only “con” is not really a knock on the space- we visited during a record-setting heat wave. Most apartments in the London area do not have A/C (and neither does this one). Even with the fans provided, we found it to be quite warm, but it was a record-setting heat wave, so it was warm everywhere we went. When we re-visit London, we won’t hesitate to stay here (though we might pick a date a few weeks later to ensure more autumnal temperatures)!

As you mention, most central London apartments lack AC, furthermore, in our case, the installation of external devices on the facade is strictly forbidden to maintain the Art Deco exterior of our building. The portable tower fans provided usually suffice in our lightly warm summers... This year's heat wave was unexpected, unusual and very much out of my control :-) Looking forward to hosting you again. Great First Experience Booking with Vrbo
I had an amazing experience in booking this Vrbo and in working with Rafael, the property manager. He really made this a very easy experience for me. From the minute I booked, he was in communication with me to see what my travel purpose and needs were and to be of the utmost assistance for me. Rafael is a person of his word and follows up with you when he says he will. He accommodated my early arrival to London and let me check in early. He provided me with amazing and specific instructions for how I could find my way from Heathrow to the apartment using the Underground. I had been nervous about using the Underground in the days leading up to my visit, but I needn't have feared; his instructions were on point. He gave great suggestions for places to eat and shop at nearby (most of which I used!) and checked on me via e-mail every now and then to make sure I had no additional needs during my stay. I also had the pleasure of meeting Dolly! Dolly was there to greet me on my first day and she walked me through the place to help me get familiar with the amenities and where everything was. The apartment was also in a great, safe location. Off of a main thoroughfare, close to a number of Underground stations. It was super clean and had practically everything I could have needed on this trip. I literally could not have had a better first-time experience with Vrbo than this. Would welcome the opportunity to book the same place and work with both Rafael and Dolly again.

Fantastic flat!
Excellent location for easy access to all that London has to offer. The very clean flat is located between Queensway and Bayswater tube stations and either are a two minute walk. Bayswater is one stop from Paddington Station which has direct lines to Heathrow airport. There are many varied restaurants and pubs plus grocery and other shopping within 5-15 mins walk. The flat had all the necessary amenities for a comfortable stay for two who like to have some meals in. It can be a bit noisy but nothing unexpected for a metropolis. Hyde Park is at the corner for lots of peaceful walks. Owner is very attentive. Highly recommend this flat.

Lovely One Bedroom in the Heart of the Action!
We loved our stay at this spacious and quiet apartment right in the action! Starbucks right downstairs. Half a block walk to Bayswater tube station to your left and less than that to Queensway station to your right. Awesome restaurants and two pubs starting from right outside the door; don’t miss the Four Seasons Chinese and the Gyros (actually Shawarma) from the little pocket stand to your right. Great food everywhere! Lots of souvenir shops right outside the door, too, with all the standard items. Also a half block away is the famous Hyde Park - an easy walk to the Diana Memorial and Kensington Palace (a must visit for afternoon Royal Tea!). Our time inside featured plenty of hot water for showers and baths (bathtub was a big plus!), fully equipped kitchen, dining table for four (only two of us but still…), and comfy sofa in living room with large tv. We had everything we needed and more. The best part of this apartment is the Owner - he personally welcomed us at check-in and made sure he addressed all of our needs. He was readily available when we needed a dining recommendation, too! Our week in London was a great experience and a big part of its greatness was this flat and Rafael himself. We will be back!

Perfect flat in London
What a great experience all around! The flat was clean, included everything (and more!) that I needed for my stay, was comfortable and in the perfect location. Rafael was responsive, helpful and went above and beyond to ensure my stay was everything I hoped for. Can't beat the location
Located a super short distance between two tube lines, this location can't be beat. Add to that the gorgeous Hyde Park just down the street. Spacious apartment for chilling out after busy days.

Great flat in great neighborhood
Only problem I had was internet which the owner insisted was working but it did work, and then the last 2 days it didn't matter what he said. Also I was supposed to psychically know where the router was when I looked everywhere and couldn't find it. Toerh than that a great place, attractively decorate and confortable

After you reported the WiFi issue, I checked our connection remotely through our internet server’s app and sent you a screenshot showing a LIVE STATUS of our connection: HEALTHY. Our router is in the living room of the apartment by one of the floor lamps and in full view, therefore and whilst apologizing for the inconvenience caused, I struggle to understand how you couldn’t see it.

Comfortable, Clean, and Convenient
This was a wonderful flat to have as home base for 10 days. The flat was clean and well-appointed, in a safe building in a safe part of town. Early check-in was a snap. The neighborhood had all of the stores and restaurants you could ever want nearby. The owner of the flat was excellent at communicating and providing recommendations before, during, and at the end of the trip, which was very reassuring. We never had any issues, so we never had to reach out in a hurry, but I have no doubt that Rafael would have helped out quickly. The 2 of us really enjoyed the ease of getting anywhere quickly - the Queensway station on the Central line made getting into the Financial District very fast, but the station had an odd layout with either a slow lift or ~120 steps. The Bayswater station was even closer, and much more friendly with the platforms less than 30 seconds from the entry gate, and a great variety of stops on the Circle line. We didn't use the buses near the flat (because we never had to). Hyde Park was a great place to unwind, being within a 5 minute walk. Overall, this property is a great place for an active couple to stay while visiting London. We would absolutely stay here again!

Perfect location, great apartment!
Dolly checked us in this very nice property close to 2 underground locations that will get you all around London. The apartment is smaller than I thought it would be, but it was perfect for us. Small but efficient kitchen with pots, pans, microwave, fridge and an nespresso machine we used every day. There is a store (Tesco) across the street where we got replacement coffee pods and assorted groceries we needed for the week. Nice comfortable living room and the bed was so comfortable, I think it may have a foam mattress. We slept very sound. The bathroom was efficient for us and we got hot water RIGHT NOW! I didn’t have to wait. Our host had fans for us. A tower fan for the bedroom, and another one in the living room. It was initially cool there, but warmed up through the week enough that we had to use them. It’s very quiet and secure there. It’s a pretty older building, perhaps Edwardian, and very well kept. A Starbucks is part of the building so if you need one, there you go! There are assorted restaurants on this street, but they were not very good. For Indian, go around the corner to Kahn’s. It was delicious. The underground was so convenient and there is always staff to lend a hand or answer questions about the line and tickets. Watch your purses, wallets and phones on the tube. We had to walk away from some gypsies who were sizing us up. I was happy I bought tickets for EVERY attraction online! There were lines everywhere and we got right in. Be smart and do that. All attractions you plan to see have them online and it saves time standing in lines. There is a bank right on the street where we could draw pounds off for the day. Be heads up who’s around you when doing so. When you arrive at the airport, take an UBER. The pickup spot is in the car park, not out in front. We had great experiences with them. They were not that expensive and we had luggage, so it was easier. The tube is very narrow. Unless you just have a backpack, don’t even try taking suitcases on them. And, lots of steps! Right around the corner is Kensington Palace. It’s a great park for strolling through. The pubs are great in London and there on every corner. If we come back, we would happily stay here at this property again. We had a great time there! Our kind host had thought of everything!

Bayswater flat steps from Kensington Gardens & underground
This one-bedroom packs comfort and convenience into a petite space -- while just off the lively multicultural street scene, the flat looks over a quiet court only used for parking. We were there during a heat wave (102 F!) and the open windows didn't transmit much city noise at all. The provided fans were life-savers! The galley kitchen has modern appliances, including a washer/dryer that was convenient. We didn't do anything more ambitious than toast and eggs and takeout pizza. The property is steps from Queensway and Bayswater underground stations, with easy access to all of central London. The summer crowds were thronging the area late into the evening, lining up for gelato and sitting outside at the restaurants. For stocking the fridge or just picking up fruit and snacks, there are many nearby shops ranging from regular grocery stores to tiny ethnic specialty markets--some open late. We caffeinated with the Starbucks on the ground floor. The small restaurants and takeaways represent all kinds of cuisines -- Middle-Eastern bakeries and kebab places, Indian, Italian, Chinese, Moroccan, etc. Kensington Gardens is less than a block away, Hyde Park just a little further. You can head across the park to trendy South Kensington and beyond. Paddington Station is only one stop away. The double/queen bed was comfortable (I think it is a memory foam type mattress) and there was plenty of space in a modern Ikea-style storage wall unit for our clothes. There are blackout curtains. The towels were fluffy, clean, and plentiful. We never had a chance to turn them on, but there are two flat screen tvs -- one in the bedroom. The living area has a very generous and comfortable couch. The wi-fi worked once we were able to get on after a few false starts. The only weak spot is the bathroom: it's difficult to stand under the water stream from the shower head -- it is just inches from the wall. It is removable if you want to hold it over your head. There is no ventilation in the bathroom, so it gets very steamy and the door must be propped open for airing out. The shower/bath is not fully enclosed, so I imagine it's rather cold in cooler weather. On the whole, only a minor inconvenience. Overall, this worked very well for us as we visited family in South Kensington and touristed both in central London and by day trip.

Actually , our stay was from July 15-19 Just a little trouble connecting with the person who was there to drop our bags. She was not the owner...eventually it was sorted. Literally steps from Bayswater stop We both felt that we could stay here again if the opportunity arose

Great Locatjon
Perfect location for sight seeing. Located within yards of two separate lines of London's Underground made Queensbury Court the perfect starting point to get any where within the city and London Heathrow airport.

Good apartment in good location.
This is a spacious one BR apartment close to the centre of London. It is very close to 2 Underground stations for the Central, District and Corcle lines. This made it very convenient to get around London. Plenty of restaurants, pubs, and supermarkets very close for all our needs. The apartment is clean and well equipped. The description of the property is accurate. Would recommend it to others.

Secure, beautiful flat, great location
This flat was just as pictured. Comfortable and clean with the modern amenities we needed. The owner responds very timely to questions and issues. I can tell he wants us to enjoy our vacation and gave us lots of helpful information. The proximity to the underground subway and busses can’t be beat. So it was easy to get wherever we needed. There is also plenty to explore within walking distance, like Hyde Park and Kensington Palace/Gardens and neighborhoods. This flat is very easy to recommend.

Having just spent 3 weeks in London, our apartment was spacious and comfortable with all the facilities to cover our stay. The location just off Queensway was perfect with 2 tubes stations only minutes away . Bus stops on Bayswater Rd were easy to access. The locations is very well served with pubs, cafes , restaurants and groceries etc. If you are looking to stay in London you won’t go wrong with this apartment, particularly with the 2 tube stations covering the Circle and District lines. Most Memorable!
Absolutely convenient place to stay. Far off the best apartment I have stayed so far. Rafael the liason person was extremely helpful all the more when he knew that its my first trip to London. I am impressed with the facilities provided in the apartment. I have no hesitation in coming back and staying there again as I am left with such a positive impression! Comfortable apartment with great Tube access
This apartment is well-represented in the photos, and it was attractive, comfortable and well-appointed, including lots of closet and drawer space. Although Bayswater is on the western edge of the London tourist area, the fact that apartment is within a block of two Tube stations was a major plus. Queensway Street is bustling day and evening. It is not a scenic street, but has many inexpensive restaurants as well as a Barclays Bank and several small groceries within a few steps. It’s also a reasonably short walk to Notting Hill, which has some better restaurants. The apartment itself is quiet enough, and because there was a fan we didn’t have to open the bedroom window at night for ventilation. It was just right for the two of us for a week. The owner was very responsive and made the rental easy.

We really enjoyed our stay at this flat. This was our first trip to London and this flat was one of the highlights. It looks just like the picture and is located in an older neighborhood in walking distance of Hyde Park and Kensington Palace. The neighborhood has everything you would need - restaurants, drug store, grocery stores, and most importantly access to two different underground stations. Those underground stations made getting back and forth to attractions super simple. Rafael and his assistant were incredibly patient when I had some travel challenges and got there a day later than planned. His suggestions for transportation and restaurants were incredibly helpful and greatly appreciated. His hospitality made this trip extremely enjoyable. Should we come back to London, we will definitely stay there again.

Great location!
We loved this location! It was a fantastic location with two trains on the same block (queensway and bayswater). The owners directions were spot on for getting to the rental. There was a Starbucks downstairs which was great! The block was so well lit with lots of people, a supermarket and lovely restaurants all nearby. You can’t go wrong with the location. As for the rental, we would have loved an extra towel per person. There was only one per person and we were there for 6 days. The TV’s didn’t work at all. Other than that the place was nice. Could use a deep cleaning as there were some areas that you could tell hadn’t been cleaned. also the floor had dust and small stuff on the floor.

Great location for using the underground and the apartment was very comfortable with great amenities. Everything was clean and in good repair. My suggestion would be to pay some attention to the bathroom in order to make this perfect. Would return as is.

Great place from which to explore London
This review is for Princess Court. With two tube stops within a block of the apartment we could get anywhere very easily. Kensington Gardens and Hyde Park are just down the street and are great places to get out and walk. The apartment is very nice inside and the kitchen is quite functional. On a couple of nights we could hear some outside noise, but this was likely due to the fact that we were there at Christmas. The apartment is in the rear of the building so it is away from the street.

Nicely situated, clean, cute.
The apartment was just as it looks in the pics. Cute, clean and right off of Kensington Gardens/Park. Once we acclimated to the area, it was even more appreciated. The lift was a plus. There were folks cleaning the common space just about everyday. The hosts tried to have all of the basic needs covered. The emails they send ahead of time were great, and he even answered questions on further recommendations. There are plenty of markets, and we especially appreciated getting a few items at the Organic store right across the street. The bakery on Queensway was the best! Coffee, croissants and amazing pure OJ! The decor was simple and appealing. Loved your recessed lighting! The washer is a big plus. Nespresso maching was a nice touch. My few recommendations would be to get some new towels, and also add a few washcloths to the mix. I would also add a frying/sauté pan, was the only size missing. Other than that, everything we needed was available in the apartment. I would say the price/value ratio was right on target. We enjoyed our time in the flat, and will recommend it to others that plan a trip to London. We would certainly stay here again. Cheers!

Amazing. Absolute Perfection!
Our host, Rafael, was extremely attentive. The flat was clean and comfortable and well stocked with everything we could possibly need. The location is ideal... tube stations on either side of the flat within a 1 minute walk... You can easily get anywhere in London. Will absolutely stay again on our next trip to London!!!!!

Clean and neat, excellent location, needs some revision in the description of the property.
We enjoyed the location. Some items listed in the description were not in the unit. Some amenities not available. Be sure to specify the arrival time exactly as you might be standing in the cold rain or sitting in Starbucks waiting to be let in. The shower is a challenge. When staying longer than 7 days it were be good to be offered a cleaning service.

Your review is appreciated, Edie, and would have been even more so if you had specified which items/amenities listed were not in the unit or available, as to my knowledge that appreciation is not correct. Re arrival time, based on the estimated landing time of your flight ( 10:00 am at Heathrow airport ) we estimated your arrival time at the apartment to take place between 12:00-13:00 hours, as 99% or our guests arrive within those hours in similar cases, and you were informed accordingly by email. I am sorry that you chose to arrive at the apartment earlier than the agreed time. By the way, I don't recall the day of your arrival (1st of May 2018 ) being a rainy day (?) and I have just checked online to confirm that. Finally a complimentary weekly cleaning service is offered only for stays of minimun two weeks, therefore just a courtesy note that your 8 nights stay qualified for extra set of fresh bedlinen and towels. A great flat in a great location!!
Spent 10 days at PrincessCourt and could have stayed longer! A cozy one bedroom flat on Queensway provided us with everything we needed to make us feel right at “home”. Queensway was bustling with great grocery shopping and not one but TWO tube stops seconds away from our flat. And although Queensway itself was filled with folks our flat at Princess Court was wonderfully quiet with a lovely courtyard view. Surrounded by Hyde Park, Nottingham Hill and Kensington Gardens you could virtually walk everywhere as we did many days. Tip: a five minute walk will land you at 65 & King where we enjoyed two great dinners in a very cool setting with terrific food and perfect martinis. If you love theatre the West End is a quick 15 minute tube ride. We LOVED Princess Court and will definitely return.

Memorable. Felt like a home.
The apartment has the best location, the best cleanliness, the best safety locks, comfortable living, great heating, beautiful decor and great approach to the apartment. It is almost 5 min to Queensway and Bayswater Tube stations which is ideal for commuting to most of the tourist spots in London. It's located in the most lively places of London. And last but not the least the owner Rafael is not only a great host but his warm and hospitable behaviour gives you more comforting feeling to the flat. Rafael is the best host you can get. Throughout my 13 days I didn't come across any trouble with regard to facilities in the flat. Tv channels including Netflix is enough to pass time during times when you just want to spend time indoors. Kitchen has all utensils that you require including dishwasher and washing machine which also comes with a drier.

Wonderful Location - Easy Access to Transportation
Rafael, the owner was very responsive to our emails and communicated with details of our stay both before our trip and after our arrival. He was available for any issues or questions. The apartment was clean and nicely decorated. Their was a brand new comfortable sofa and chairs for the dining table. The location made it easy for us to use the Tube while connecting with friends and family. We found excellent restaurants nearby; just around the corner was a great market to stock up on basics for eating at home. It also provides easy access to nearby parks and is a short Tube ride from any of the major attractions. The location of the apartment was never a problem, quick stairway access or when bringing in our luggage the elevator was very convient. Evenings were very quiet in the complex and yet we were able to be on the bustling Queensway within five minutes if we wanted to enjoy some of the evening life in this great spot. We prepared many of our breakfasts and a dinner in the kitchen, though small, included all equipment needed. The bathroom was nice and the shower provided nice water pressure. I would recommend a stay here if this is an area of London you would like to explore and because of the quick response to any of our questions.

Excellent Flat in London
This flat is contemporary and beautifully maintained. It is excellently located by two metro stops, Queensway and Bayswater. The street is close to restaurants, shopping, grocery stores, and much more. The bed was very comfortable and the apartment had all the conveinences of home. We would absolutely stay there again.

Great location!!
Great place and location. Clean, roomy place with lots of storage and outstanding communication with owner. Building is older but has lots of charm. Many restaurants, a drugstore and several groceries very close by (one grocery is pretty big and had everything we wanted) as well as two underground stations within a block. Our last night there we took a walk around Kensington Palace and some consulates which again were very close. It did not have air conditioning but there is a tower fan and we kept the windows open so it was fine. Would recommend.

Comfortable Flat in a Wonderful Location (with a Perfect Owner)
I just returned from a 6 night stay in Rafael's Queensway flat. The location could not be better. It's in a bustling, multi-cultural, central London neighbourhood on a lively street that's packed with a choice of great, reasonably priced restaurants. You can choose any one of them, and you'll immediately realize that they're full of locals rather than tourists. The public transportation is superb. You're literally steps away from either Queensway or Bayswater underground stations, giving you easy, rapid access to almost any location in London (buy an Oyster card as soon as you arrive!). The flat is in a quiet, secure building and offers everything that you could want for a stay of up to two weeks. There are grocery stores and supermarkets right around the corner. The best part of the experience was dealing with Rafael. He's professional, attentive and polite. From beginning to end, my experience was perfectly smooth. He responded to my e-mail inquiries with many personal touches that made me feel like I was more than just a guest in the flat. I'll definitely be returning here on my next visit to London.

Flat very nice - but experience just o.k.
Recently stayed in this well-kept and nicely furnished, very comfortable flat in London. Although the apartment was quite nice and the proximity to 2 Tube lines was great, the neighborhood was a bit dodgy and the path to the apartment is rather dark at night and right by an alleyway. If you are with someone, it's fine but frankly, I was nervous about sending my 19 year old daughter there at night alone. The door to the flat has 5 locks on it. I've lived in NYC so I understand city living and safety but this felt a bit more than that. There is also the matter of the loud construction immediately outside the windows. At 6 A.M. every morning we were awoken to very loud drilling and banging. Although the landlord was very accessible and informative, he failed to mention the construction activity until after we had booked and paid for the flat and then only said there was a little painting going on, which was clearly not the case. The apartment is a block and half away from Hyde Park, which is very nice. I think because of the neighborhood, though, we really were much more eager to to be out all day and only back for sleeping. On the upside, it was good to be so close to subways and only 1 1/2 blocks from Hyde park.

Thank you, Wendy, for praising the location, comfort and standards of my apartment, which are a constant in the consistent 5* reviews achieved by this property. On the contrary, other points highlighted in your review are not mentioned at all, ( even by guests staying in the apartment also in mid March ) therefore, please allow me to elaborate on those points to add accuracy to your comments. Firstly, the entrance door to the building is 5 metres away from Starbucks, on a cul de sac which is 20 metres in width and hardly a "dark alley". Secondly, only two of the locks on the door are in use, they were installed after I purchased this property and are the only ones you were given keys to, the other three already existed and were disabled for security reasons. Thirdly, the external job mentioned involved indeed only painting and cleaning of the facade of the building and you, - as well as other guests visiting around that time and whom did not report any noise, - were informed accordingly. It was unfortunate that the scaffolding was fully dismantled during your stay and I would like to offer you my most sincere apologies for this out of my control situation and the noise caused. Finally, I would clarify that our building has a very strict policy on noise, with NO noise allowed within the hours of 9:00 am and 5:00 pm and that policy has always ( also during your stay ) been enforced.
