A Home to Relax and Unwind

From the moment you arrive, the cottage has a warm and easy feel. The open-plan ground floor flows naturally from a generous corner sofa through to the kitchen and dining area, with large garden-facing windows and French doors that open out onto the private cobbled courtyard, filling the space with natural light throughout the day. Whether you are gathering around the dining table for a home-cooked meal, sinking into the corner sofa for a quiet evening in, or stepping outside into the courtyard for some fresh air, the layout makes it simple to relax and feel completely at home.

Upstairs, the mezzanine bedroom is a genuinely lovely space. Three skylights and a distinctive arched window pour morning light across the room, while the exposed beams give it a quietly special character that is rare to find this close to a city centre. It is the kind of room that makes you want to linger a little longer before heading out for the day. The ornate wrought-iron gated entrance adds to the sense of arrival and gives the property a charm and security that guests regularly comment on.


The Layout

Ground floor

The ground floor is open-plan and well considered in its flow. The living area centres around a large corner sofa with warm ambient lighting, a flat-screen smart TV, and an armchair, with French doors opening directly onto the private courtyard. A dining table seats up to four guests and connects naturally through to the rest of the ground floor, keeping the space sociable and easy to move around. The kitchen is fully equipped for a comfortable stay, with a gas hob, oven, microwave, fridge, dishwasher, washing machine, coffee maker, wine glasses, dishes and cutlery, and all the cooking basics you could need. Kitchen consumables including tea and coffee are also provided. For guests requiring additional sleeping accommodation, a sofa bed is available on the ground floor and sleeps two — please let us know at the time of booking if you would like this set up for your stay.

Mezzanine bedroom

The bedroom sits on the mezzanine level above the ground floor and is reached via the internal staircase. It is a beautifully light and characterful space, with three skylights and a signature arched window flooding the room in natural light. Exposed beams overhead and a built-in mirrored wardrobe add to the charm. The double bed is dressed in crisp bed linen and the room offers peaceful neighbourhood views, making it a calm and restful retreat at the end of a busy day.

Bathroom

The shower room is sleek and well finished, with floor-to-ceiling tiling, a thermostatic shower, and all essentials provided including shampoo and shower gel. A compact and neatly finished WC is also included within the bathroom suite.

Outdoor space

Step out through the French doors and into your own private cobbled courtyard at the rear of the property. It is a lovely spot to enjoy some fresh air during the warmer months and adds a real sense of space and privacy to what is a central city location. Secure ornate wrought-iron gates provide private access to the front of the property, with parking directly beyond.


Location

The cottage sits on a quiet private road in the LS3 postcode, placing guests in an enviable position for exploring everything Leeds has to offer. Leeds General Infirmary and the Clarendon Wing are just a two-minute walk away, making this an ideal choice for patients, visitors, and medical staff alike. The University of Leeds is also within easy walking distance, as is Leeds city centre with its wide range of independent and well-known restaurants, bars, shops, and cultural venues.

For entertainment and events, the First Direct Arena and the O2 Academy are both close by, as are a number of theatres. Leeds train station is a short stroll from the property, making it straightforward to explore the wider region or to arrive and depart without a car. For those travelling by car, the free private parking for two vehicles — one on the driveway and one directly opposite on the private road — removes any stress around finding a space in the city.

Booking Policy

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.
