This thoughtfully designed retreat offers two spacious bedrooms, a comfortable sunroom with a cozy daybed, and two full bathrooms. Enjoy the convenience of a two-car garage for easy parking, while the heated outdoor shower is perfect for rinsing off after a day of sun, sand, and surf. Whether you're sipping your morning coffee with an ocean breeze or exploring everything Encinitas has to offer, this home is the perfect place to relax, unwind, and soak in the coastal lifestyle!

HOUSE RULES
- MAX OCCUPANCY AT ALL TIMES: 5
- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS DOG FRIENDLY: There is a $40 fee per night, per dog. Up to 2 dogs allowed. We only accept dogs. Please inquire about other pets allowed with our Reservations Department. Please note that on Airbnb these fees are collected after the booking has been paid and someone from our team will reach out to you to collect the pet fee.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7. One camera is positioned above the garage, while another is on the side of the house, monitoring the front gate and a small section of the side patio (not directed at the patio table).
- A separate apartment is situated above the detached garage, with its own private entrance, patio, and parking space. There are no shared areas. The tenant parks on the side of the driveway, while you have access to the garage for parking.
- This home is near the train tracks so you will occasionally hear the train horns.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.

Excellent Beach Stay

This place had everything we needed for a short stay. House was clean, well stocked kitchen and grill, garage for parking, outdoor shower and beach chairs, etc. The location is perfect and so close to moonlight. We enjoyed everything about the house and hope we can come back someday.

PERFECT LOCATION!!

What a fantastic place! Loved this home and the location. Awesome space for older kids, so nice to have the separate beds and sleeping spaces. Absolutely perfect location, SO close to the beach, just a few minutes walk to Moonlight Park and Beach. Super close to restaurants, even a tennis court at the little park, so bring your rackets! We loved the boogie boards, beach chairs, bikes, and beach towels, plenty of everything! Loved relaxing and eating outside on the private spacious patio, such a treat, lovely, lovely space, would certainly stay here again. This is such a walkable lovely community, such a treat, thank you!

Amazing time steps to Moonlight.

Spent 5 days and made years of memories. Weather was not on our side but we loved it anyhow. Location was amazing and the house was all we needed for our family of 4. We will definitely come back in the warmer months and hope this house is available.

Perfect weekend getaway

We rented this house for a mini-reunion - and it was the perfect size, perfect location and perfect setting for our group of 50 year old college friends and some of our kids. Plenty of space to relax, catch up, share meals - or walk to shops, the beach or coffee. Directions and communications were clear and helpful - nice and thoughtful touches throughout the property made it a perfect weekend (or even longer) retreat.

Great location one block to Moonlight and one block to PCH. Renee is super responsive and made sure we knew where everything was and were comfortable. Even left us a gift card to a local ice cream shop. I highly recommend this rental and would stay here again!

Great Accomodations!

We selected this property for its location and layout. The correct number and size of beds is always important for our family of 5. The property manager’s instructions were prompt and well organized. The house itself has such helpful amenities (lots of beach towels, outdoor shower with hot water, soft clean linens, kitchen with many items for preparing meals.) We were so happy with the walkable location to the beach and restaurants. While we did have a rental car, it got to spend a lot of time in the nice clean garage. Thanks for a great stay Renee!

Fantastic!!!

This home is fantastic! Beautifully appointed and everything you need is provided for cooking. It is also so nice to have things like paper towels, Kleenex, shampoo, and other personal items provided. The location is perfect! Close to the beach and plenty of restaurants within walking distance. Renee is wonderful and very helpful in all her communications. The beds were very comfortable and the baths spacious. We enjoyed our stay immensely and will definitely return!! Thank you Renne!!

Perfect family get away, close to the beach with lots of private outdoor space to play also

We love to visit Encinitas (our former home 10 years ago) with our family of 5 when we visit San Diego to see family and friends and this was by far our favorite rental property we have stayed in. It's price tag is well worth it, the short walk to the beach means that you don't feel pressure to stay all day and an just relax and not take all the things with you. The house is well and perfectly stocked with beach chairs, roll up beach mats, sand toys galore and plenty of beach towels! the outdoor shower was a favorite part of this house and made cleaning up the kids a much easier process after beach time! The kitchen was really well stocked with all the things we needed and there were some welcome snacks and sports drinks provided when we arrived. One of our favorite parts was how nice and private the yard is. We had friends and family visit and almost everyone commented on this. One thing good to be aware of is that the patio is not a solid slab, it has these decretive strips with bricks so adults and kids alike need to just be aware when walking, running, skipping, etc. ;-) Renee was super nice and came and took the trash and recycling bins out for us so we didn't have to worry about that either, she was super great with communication and very accommodating, definitely a fantastic host! Overall we were thrilled with our stay and plan to stay here on return trips. Food note: We did plenty of our own cooking but were really pleasantly surprised with the ease in getting very specific diet restrictions (gluten and dairy free) met at local restaurants which was super nice when we were exhausted and hungry from a day of fun.

Great family get away

We wanted a family trip close to the beach where we could relax together. My husband and I have 2 young children ages 5 and 2. The proximity to moonlight beach is great. We went to the playground there with the kids multiple times a day. The house is fully stocked. Nothing was needed. You can tell the owners of the rental property take pride in their house. We felt very welcome

Lovely Beach House & Great Location

We had such a relaxing, quiet, fun stay at this lovely, well-kept beach cottage snuggled right in the hear of Encinitas. Great house with happy vibes for our family of 5 with a fully-stocked kitchen. The owners have thought of everything! The host was quick to reply and thoughtful about our stay -- welcoming us and responding to any questions. The location cannot be beat - stroll to the beach or dinner, walk to your morning coffee at Lofty and the best is falling asleep and waking up to the sound of the waves. We can't wait to stay again!

Perfect family beach home

Great place in great location

Went for a quick weekend getaway. Instructions and getting in were super easy. Lots of thoughtful touches and amenities on the inside to make for an easy weekend. Location is perfect, can get to beach and anywhere in town easily by walking. Outside patio is great too. Really great place. Thanks!
