Heating Requirements:
A minimum of 3 days’ notice is required to activate heating.
Heating is available daily from 11 am to 7 pm (or your preferred 8-hour window).
Extended heating beyond these hours is available at $20/hour, with an option to increase the temperature further upon request.

Temperature & Usage Details:
The pool will be heated to the standard temperature of 86°F.
The pool and hot tub cannot be heated simultaneously.

Guests have complete access to the entire vacation property except for the pool control panel. Additionally, there is a spacious open area for parking that can accommodate up to 8 cars, along with an additional 3 parking spots downhill next to the gate entrance.

ADDITIONAL INFORMATION AND INSTRUCTIONS
- Minimum stay of 2 nights depending on availability and seasonality with a maximum limit of 14 nights.

- If more guests arrived and stayed overnight without prior permission, our additional charge per guest aged 5 years and above is $35 per night.

- The scheduled hours for the pool and Jacuzzi are from 11 am to 7 pm, unless a guest requests a different schedule, but not to exceed more than 8 hours and beyond midnight. The daily heating fee applies once until the pool reaches the maximum standard allowable temperature.

If additional heating is needed, a fee of $20 per hour will be applied for heating beyond the scheduled hours with prior arrangement, not exceeding midnight. The pool can reach a maximum temperature of 86°F, while the Hot tub can be heated up to 102°F. Please note that the pool and hot tub are heated separately and not simultaneously.

- Our routine pool maintenance occurs weekly from 12 pm to 3 pm and will be advised accordingly. Please keep in mind potential unscheduled visits.

- Outdoor lounge umbrella may be taken down during high winds season.

- We have a strictly enforced no smoking policy, applicable both indoors and outdoors. Any violation will incur a penalty of $250. Additionally, if the property is left in a trashed condition, a flat charge of $250 will be applied for extra hours of cleaning services.

Non-Refundable Reservations: All reservations are non-refundable except as outlined below.

-Cancellations made more than 60 days prior to arrival: Guest will receive a refund of the total cost, minus a 10% processing fee and a one-night stay fee.
- Cancellations made within 60 days of arrival: No refund will be issued.
* Host-Initiated Cancellation: If the Host cancels due to guest violation of house rules prior to arrival, all payments will be forfeited.
ACKNOWLEDGMENT OF HOUSE RULES As a confirmed guest, you acknowledge having read and agreed to all House Rules prior to booking.
Vacation Rental House Rules Agreement
1. Photo ID Verification The Host reserves the right to request a valid government-issued photo ID for verification purposes prior to or during check-in. Failure to provide requested ID may result in cancellation of the reservation without refund.

3. Strict No-Party Policy Parties, events, gatherings, or functions of any kind are strictly prohibited. The property is advertised for quiet residential use only. Violation will result in immediate termination of the stay without a refund and may be reported to Airbnb.
4. Occupancy & Visitor Limits Maximum overnight guests: 15 persons Maximum total individuals on property at any time: 20 persons No unregistered guests or external visitors are allowed on the property at any time Any gathering that constitutes a `party` is grounds for immediate eviction
5. GATHERINGS & SMALL CELEBRATIONS (EVENT POLICY APPLIES) All event activities must conclude by 6:00 PM. Guest Limits: The maximum overnight occupancy is 15. For daytime events, the total number of people on-site (including visitors) must not exceed 25, and approval is required for groups over 20. Absolutely No Late-Night Parties: We strictly enforce quiet hours from 9:00 PM to 8:00 AM and adhere to Airbnb`s global party ban. Vendor Management & Full Compliance Any external vendor service requires explicit written pre-approval via Airbnb messages. Guests are solely responsible for vendor compliance. Approval & Documentation: Provide vendor names and contacts for pre-approval. Insurance Requirement – Mandatory: Approved vendors must provide a valid Certificate of General Liability Insurance naming the homeowner and property address as an `Additional Insured` at least 7 business days prior. Non-compliance means the vendor is not permitted. Guests must discuss any planned gatherings before booking.
6. Parking Policy ✅ Designated Parking Areas: Main Driveway: Accommodates 4-6 vehicles—park responsibly. Additional Parking: Unpaved dirt area in front yard available. 🚫 Strictly Prohibited:
• No parking or driving on the court (recreational surface; violators liable for full repair costs).
• No street parking (subject to towing and fines by local authorities). 📝 Liability Notice: All vehicles parked at owner`s risk; host assumes no liability for theft, damage, or vandalism. 📞 Inform host in advance if expecting more than 6 vehicles.
7. Quiet Hours & Neighborhood Respect Strict quiet hours: 9:00 PM to 8:00 AM. Noise must be inaudible to neighbors. Violations (including neighbor complaints) may result in immediate termination of stay.
8. Guest Responsibilities Guests are responsible for property damage, missing items, or excessive cleaning costs. Charges will be deducted from the security deposit or billed separately.
9. 🐾 House Rules for Pets By booking with a pet, you agree to: a. Supervision & Crating: House-trained pets only; crated if left alone; no excessive barking. b.
