OYO is a hotel administration company based in India, which is to say, it is located nowhere close to this property. There is no “front desk” at this property, and it can be difficult to reach the property manager. When we experienced difficulty accessing the property, and then accessing the internet, we reached out to Expedia and then to OYO, which said it had no record of owning this property. The property manager told us she had been unable to send us access information because OYO did a poor job of communicating our contact information to her. DO NOT BOOK THIS PROPERTY unless you enjoy this kind of hassle eating up your vacation time. There are twelve steps from street level up to the front door of the property—do not book here if you have mobility issues.

Self check in, no one at property, given a number to call but no answer had to wait 10 mins or more on door step, to be given instructions. Advertised as bed and breakfast!! But no breakfast offered!! Room was clean and bed was comfy a bit dated!! Location excellent. Wasn't happy about the false advertisement for breakfast. The lady was nice and friendly on the phone on arrival once we got through and did recommended restaurants for dinner.

I paid £214 for 1 night at this place for that price you would expect a bit of luxury but there wasn’t much of that! Room average and my partner became locked in the bathroom as the handle didn’t open from the inside! We were awake for large parts of the night as whoever was sleeping in the floor above, you could hear every creek of the floorboards and beds!!! Breakfast wasn’t available, although the host did tell us this!! Expect to pay an extra £17 for parking behind the address! In all fairness, the directions off the host were great, he was very helpful! It was a small walk away from the Christmas market which is great! Wouldn’t expect to pay more than £100 per room for this place though and that’s purely because of its location!!!

Good Stay
We enjoyed our stay here. I spoke to the host on the phone as we arrived early and wanted to parking advice. He was so kind and explained in detail how to get to the car park and recommendations around Bath. The room was clean and comfortable. You can hear people walking around but that’s to be expected in an old home.

Photos online are very deceiving for what the breakfast and rooms are like. Time for check out said 10:30 on our reservation email. At 10:00 we received a knock on the door saying it was 10 and we were supposed to be out! Door was difficult to get into. Had to call the number on the door to which you you couldn’t hear the person speaking. Lock on room door was very loose and easily pushed open at anytime. Linens were nice and clean. Bathroom was not in best shape and water pressure was lacking. Breakfast was some bread and butter, apples, milk and juice that I couldn’t tell how long they had been sitting as juice was separated. Look elsewhere………

Great Position
Excellent position to walk into the city. The accommodation is a little tired but the owner only took over 5 weeks ago and you can see they are working hard on the hotel. Breakfast is a continental one with a very good choice to set you up for the day. Parking is available behind, at a reasonable extra cost. A special mention for the manager Kelly, she will go above and beyond to ensure you enjoy your stay.

You came and complained from the outset. We upgraded your room which you abused by vomiting all over the bed, leaving without saying a word or apologising. Calling your parents to help you abuse the housekeeping staff and refusing to pay for the cleaning and disposal of pillows duvet covers is not adult behaviour clearly you need babysitting and lessons of behaviour whilst in a public place and accommodation quite disgusting!

To be honest, my stay at the property was okay. I am a very simple person and for me everything was and has been okay. For my partner was a bit different. She was a little bit concerned about the security at the place and some other stuff. There was something that got my attention. When two other guests came to the property to do their check in and with the booking confirmation, they could not get checked in because, apparently the Expedia has nothing to do with the property bookings. So I had to help them to get a place on air bnb otherwise they would have to sleep in their car. Apart from that, I loved everything. Property, city, the activities and other stuff I did… Overall my experience was good and I am planning to go back there again soon.

Avoid! The bad reviews are all true
The room was clean, towels and bedding were clean but that's where the good bits end. Advertised as a bed and breakfast, but there wasn't any breakfast.. So just a bed! We were there for only 2 nights, thankfully, and didn't see any staff there at all, so no chance of a change of towels or bedding, tbh for 2 nights this wasn't an issue but it would've been nice to have had the option. The TV in the room didn't work, we phoned to inform them and was told they knew it didn't work but there was nothing they could do! There's no soundproofing so can hear tv's, conversations, music etc from other rooms so couldn't get much sleep. It also advertises free on site parking, but there's 10 rooms and only 2 parking spaces! Outside the property in very bad repair loose and broken paving slabs everywhere , causing very unsafe trip hazards on steps etc... And to save the worst to last the rubbish is left outside the door in binbags and as a result they have rats running about the place! Bath is a beautiful city, but staying here could ruin the whole experience.

Check in ok some confusion on the payment do they take it or not phone number left but never got back to me . The room was freezing with only a thin quilt on the bed no one around to sort out. There is no reception. Doors to B&B are left open all day and night. When you manage to get someone on the phone they will tell you your room number and that the keys are sitting in the door waiting for you. On my occasion I had to give the keys back and get another room, because they told me to take the wrong room. Not sure the guests of that room would like that I was there for a bit first. Room is not clean/updated. In the morning the shower did not work and no one was available on the phone before 9am. They stated they would try to be over in a few hours but we had to check-out that morning. I would absolutely not recommend this place.

The parking was a public one which cost £15 for 12hours. The top of the bed had bits of crumbs on it. There were no glasses to clean your teeth or for drinking. The manager had a cough which keeps us awake. He did not wear a mask

All good for a very last minute booking
Really was a last minute booking, made that morning so we took what we could get as the town of Bath was pretty much fully booked for the upcoming Bank Holiday weekend. ( Paid more then wanted or excepted )The whole hotel was clean and fresh ( new carpet through) It had everything we needed ( Sparkling Fresh and clean white sheets and pillowstowels tea coffee ) TV did not tune in to any stations so could not use it. Hot decent shower. Noise from the road was pretty bad ( main road into town ) could not have windows open because of it. Car parking was available directly behind the hotel at a city owned parking site ( total for 24 hours £ 15 ). We were able to speak t a member of staff over the ring phone on the hotel front door who gave us directions and the access instructions to the room as No one was on site at the time.. Over all . all good

Not what it promised
The place was advertised as an elegent, Georgian B&B. It may have been Georgian but no elegance nor breakfast. For the level of accommodation it was overpriced. It was very basic, not uncomfortable but expensive for what it is. My toilet seat fell of. I told the manager. She said, “I don’t know how to fix things so I’ll find someone to tie it on.” When I returned to the room, the seat was indeed tied back on. It wasn’t horrible but I’d look elsewhere next time.

The room was very small and basic and although the bedding was nice and clean there wasn’t even a mattress protector on the mattress. Breakfast wasn’t even included which seems ludicrous to me, you sometimes expect that breakfast is not always included at hotels but for somewhere selling themselves as a B&B breakfast definitely shouldn’t be and extra charge, and when I mentioned this on the checkin survey the person replying was extremely rude and out of order.

It was very bad they don't do the service of changing the bed we used the same bed sheets for the all 4 days that we stay there. The only good thing was the staff livia the only staff who work in the hotel.she is doing her best to make the place look ok but I think the management have to change everything to make this place look like a really 3 stars hotel. Because this place doesn't reflect the 3 ***.

Friendly staff and good size rooms. Bed was broken, towels size of face flannels, no soap to wash hands, noisy, cold. Staff tried to resolve most issues and apologetic but we won’t be returning. Excellent location

Great location. Nice old typical Bath style property. Could do with some updating and decorating. Dusting the cobwebs from about the bed and the corners of the room is a MUST. Pricey for just a room, but it was fine.

Lamppost Villa is wonderfully located, a short walk from the Royal Crescent and into the centre of Bath. The rooms are clean, the beds extremely comfortable, and there is a very good cooked breakfast available (though visitors should be aware that this is an extra rather than included in the room price). The best thing about this property is the lovely manager Livia, who went out of her way to make us feel at home; she learned on check-in that my friend and I were in Bath to celebrate a birthday and produced a delicious cake, complete with candle, at breakfast the next day. Many thanks - we would definitely stay again.

Thank you for you feedback. The bed is explained is 150 year old Victorian brass bedstead with a new 2000 pocket sprung mattress voted the most comfortable mattress to sleep on. We are sorry we cannot change water pressure in Somerset. Thanks for your review

Average all round, Pictures make it look a lot better than it is. 9 rooms but parking only for 2 cars - not what it said on the listing,had to park some distance away, but at least they gave us a parking permit at a cost of another £6, but after argueing with them that it should have been included they waived the cost. Would not go back there.

Dear guest thank you for the review, it is not helpful to readers fabricating the facts. The website is clear we have 5 parking spaces, 2 with permits and 3 at the back. Bath averages 15-20 per night parking. We subsidise this to 1/3 of the cost. Breakfast is clearly marked as optional yet you insisted you wanted this included. Our manager kindly paid for your breakfast twice and parking also. The pictures are up to date and reflect accurately the accommodation. our manager was quite distressed as you bullied her from the outset. We always make our guests comfortable and happy but prefer you do not call again.

Unhygienic rooms, mould in areas, unbareabley hot and did not provide fans, had the hearing on despite being 24degrees, the bed was uncomfortable, the bathroom was dirty, the accommodation was ridiculously noisy, rooms and bathroom was extremely dated, curtains were hanging off. Offered breakfast but when we stated we were vegetarians we received a sarcastic comment and no offer of accomodating us being vegetarians. When leaving the check in area was locked so no where to leave keys, the lady working there was upstairs and looked like we had woken her at 9am, she was rude when we were leaving. The most unpleasant stay I have ever had (we booked two rooms, 4 people in total) we will never return and find it hard to believe places like this gain any custom at all. A very very disappointing element of our one night stay. Location is 10min walk from the centre which is a minor positive considering the horrendous conditions of this B&B

We are sorry you clearly did not enjoy your stay. However we cannot respond objectively as your comments do not reflect our B&B at all. Our rooms are serviced daily and excellent in cleanliness and sanitation. Our breakfast cater for vegetarians and vegans. We supply fans if hot.

Location, location, location
Very comfortable family room in a great location, close walk to everything we wanted to see in Bath. The hostess was friendly and helpful, even helping us to carry our luggage upstairs. I would recommend, but not that although Hotels.com lists breakfast as included, it is not and is extra.

The building is a beautiful old Victorian, nicely updated. The towels and bedding were new and plush. While the room was small (as the ad had said), it was impeccably clean and very comfortable.

Tried to stay here, got there before 7pm (normal onsite meet and greet hours specified), door locked, rang mobile number on door, no answer, waited 20 minutes for them to return my call. Had to go down to the nearest pub and grab a meal. Got the call from manager, Paul, said let yourself in and go to room. Oh and by the way, no breakfast, even though stated on booking and is after all a "Bed and Breakfast" one of your core services, surely not? Anyway I didn't even end up staying as the basic services were not even supplied. Got email today, no refund available, and I can't have the owner's name!

Please do not submit spurious and incorrect statements as this is not helpful to others seeking accommodation. You clearly had my name as the owner, when we spoke your aggression was clearly apparent as your unreasonable demands clearly reflected that you had a bad day and decided to check in elsewhere before we could even show you the room. In the hospitality industry our aim is to provide satisfactory and comfortable accommodation. See the previous review for an accurate reflection.

Be warned that this B&B no longer reaches the minimum requirements for a 3-star rating, even if it did in the past. During our stay, we experienced the following: * noisy rooms due to paper thin walls (don't expect restful sleep) * loud, extremely creaky floors, specially in the toilets * poorly maintained room and bathroom, with shower faucets covered in limescale, low/unstable water pressure, erratic water temperature, unstable room heating * stained, worn-out towels * furniture in need of replacement/fixing/cleaning * general uncleanliness (mould, dust, broken/not working stuff) This B&B needs profound refurbishment work.

Lovely and accommodating inn-keepers with a nice breakfast and great location - very close to town. However, guests should be preparef for a very modest room, furnishings and linens.They say/offer free wifi and it mostly doesn't work than does which is very frustrating.
