The Space:
Morning light streams through the large windows, casting a warm glow over the wood‑floored living area as you settle in for a relaxed Austin stay. You can drift from a quiet coffee at the breakfast nook to an evening of streaming on the flat‑screen Smart TV, then step out onto your private patio for a night under the stars. The gated entrance and smart‑lock self check‑in let you arrive on your own schedule, while the quiet East Riverside neighborhood offers a peaceful backdrop to your city adventures.
Sleeping arrangements
Four private bedrooms accommodate up to eleven guests. Three rooms each hold a queen bed with fresh linens, wardrobes and bedside tables. The fourth bedroom features a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. A queen sofa sleeper in the living room and a queen air mattress stored in the laundry area provide extra sleeping options for larger groups. All bedrooms have individual code locks for added privacy.

The open‑concept layout connects the comfortable sofa, dining table and kitchen, encouraging conversation and easy movement. High‑speed Wifi supports streaming and remote work, and a dedicated workspace lets you stay productive. An in‑unit washer and free dryer make longer stays convenient.

House rules & notes
The home is single‑level with no stairs, and exterior security cameras plus a noise‑monitoring device help maintain a safe environment. The host does not control third‑party amenities such as the pool and gym and cannot offer refunds if they close for maintenance or other unforeseen circumstances.
Guest Access:
The apartment is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home.

The Neighborhood:
The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.
Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.
Getting Around:
The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.
We are pet-friendly but do require a pet fee. It's in our house rules down below.
This is on the second floor and does require a small number of stairs.
This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.
Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.
We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.
Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.
There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
