Summary:
Island Villa is a restored vintage home in central Oneroa, designed for relaxed island living. Light-filled and generous in scale, it’s set among established gardens and offers an easy base for families or groups who want space, privacy, and the ability to walk to the village and beach.
The Space:
Island Villa is arranged across two levels and opens through a white gate into a quiet front courtyard. The front porch leads into a bright main living room with comfortable seating and natural light, creating a practical space to gather, read, or share meals.
The kitchen is well equipped and set up for relaxed holiday cooking. Whether preparing meals from scratch or bringing home takeaway from Oneroa Village, it works easily for groups. French doors open directly onto the large rear deck, where outdoor dining, a BBQ, and bar seating overlook the lawn and established trees. The deck is usable throughout the day, from morning coffee to long lunches and relaxed evenings outdoors.
Upstairs, two spacious bedrooms provide separation from the garden rooms below. The main bedroom is generous in size with a king bed, bay windows, and direct access to the main bathroom featuring a villa-style bath and walk-in shower. The second upstairs bedroom also has a king bed that can be split into singles, its own ensuite, and a small reading nook.
Downstairs, two additional bedrooms sit at garden level, each with a queen bed and their own external entry from the lawn. These rooms are well suited to families with older children or groups who appreciate extra independence. The lower level also includes a laundry and an additional toilet.
The garden is a key feature of the home. Open and green, it offers space for children to play, dogs to relax, and quiet time on the verandah hammock. The spa pool is tucked beneath the trees and can be used comfortably at any time of day.

The two downstairs garden bedrooms are accessed externally from the lawn and do not connect internally to the main house.
Guest Access:
Check in is from 2:00 pm and check out is by 10:30 am. Early check in or late check out may be available for an additional fee and will be confirmed closer to your stay. These options are not available when there is a same day guest changeover.
There is off street parking at the property for two vehicles. Island Villa is an easy walk to Oneroa Village, cafés, shops, and the beach.
The Neighborhood:
Island Villa is located in one of Waiheke’s most sought after pockets, just minutes from Oneroa Beach and the centre of Oneroa Village. The area is lively without feeling busy and works well for guests who want to leave the car behind.
Oneroa Village is home to a wide mix of cafés, casual eateries, boutiques, and galleries. It is easy to pick up supplies from local food stores, browse along Ocean View Road, or settle in for a relaxed meal by the water. The local cinema remains a favourite for evening outings, offering a low key alternative to busier island nights.
A short drive away, Mudbrick Vineyard & Restaurant is best visited during the day for its views across the harbour, while Fenice, Vino Vino, and The Oyster Inn offer relaxed dinner options close to home.
Getting Around:
Island Villa is well positioned for guests who prefer not to drive. The closest bus stop is a short walk away on Ocean View Road, with regular services connecting Oneroa to the Matiatia passenger ferry, Palm Beach, Onetangi, and the island’s main vineyard routes.
If you are arriving by ferry, it is a simple transfer. Disembark at Matiatia, hop on the bus, and you will be in Oneroa within minutes. The route is scenic and passes directly through the village.
Once settled, buses run from Onetangi and stop near most major vineyards, including The Heke, before continuing through Oneroa and back to the ferry. This makes exploring the island easy and social without needing to plan a return trip.
If you do choose to drive, off street parking is available at the property and most destinations are only a short distance away. Taxis operate across the island, though availability can be limited and expensive late at night or during peak weekends.
Other Things to Note:
Island Villa runs on rainwater, as do most Waiheke homes, so we ask guests to use water thoughtfully during their stay.
Pets are welcome by request, and the garden is well suited to guests travelling with dogs.

Minimum stay requirements apply. Bookings require a minimum of seven nights from mid December to mid January, three nights on holiday weekends, and two nights at all other times.
Interaction with Guests:
Our Stay Waiheke team is available seven days a week from 8:30 am to 5:00 pm, with after-hours support for anything urgent. Once you’ve checked in, the villa is yours to enjoy, private, comfortable, and set up for an easy, relaxed stay.
