This Beach House is the perfect place to get away with the family. Positioned about one mile away from the Atlantic City Beach and Ocean Casino, this airy oasis balances being close to the fun yet far enough away from action the for a relaxing vacation site. It is a short walk to famous restaurants such as Tony Baloneys and Kelsey and Kim’s. After a day of adventure, kick up your feet and relax in the living room ‘Sunset Swing.’
The Space:
Sunset Beach House is blocks away from a playground, Oscar McClinton Park, a fishing pier and is perfect for families or groups. We designed our home to be warm and inviting, custom decor and a Coffee Bar along with comfortable outdoor space will greet you here. The outdoor space has brand new lawn furniture and a gas grill. Propane is provided complimentary. This home is located three blocks away from a jitney stop that runs up and down the casino strip. If you’re planning to casino hop, this a great way to experience A.C. It has a long driveway that can fit up to four cars and is about a fifteen minute walk to Ocean Casino and the Atlantic City Beach and Boardwalk. Sunset Beach House has three bedrooms: Master Bedroom with one king with a roll out twin, second bedroom has one full trundle with a roll out twin and the third bedroom has a queen bed with a roll out twin. There is also a sofa sleeper in the living room and a brand new full bathroom downstairs. A full bath with bath/shower combo is upstairs as well. Access to a full size washer and dryer and queen-size air mattress and bedding are provided. Sunset Beach House offers easy connection to Wi-Fi, smart tv and smart thermostat for your personal comfort.

The Neighborhood:
We are a blocks away from the Boardwalk, minutes from other major hotels and casinos. This neighborhood is the safest and cleanest in all of Atlantic City! Right next door to historic Gardner's Basin, you'll be able to take advantage of every one of our top rated sights and restaurants from your nearby grocery and deli (Cedar Market), to the best fried chicken you'll ever have at Kelsey and Kim's Southern Cafe. You'll be able to go from the AC Aquarium on the bay side of the boardwalk, to Tony Baloney's Pizza on the ocean side in just minutes.

Getting Around:
We have a private driveway in the front for your car when you arrive, where you may park. For when you travel around the city, parking in AC is generally very easy, cheap, and accessible. We also have the NJ Transit Bus a few blocks from the home that will get you pretty much anywhere you want to go in AC during your stay. But we always recommend seeing the heart of AC by taking a nice stroll down the boardwalk!

Please know that you will be asked to sign a check-in form and rental agreement that outlines the terms of your reservation!
All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra. Here is the list of what is provided per stay:

Limited number of trash bags
One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay.
Dish soap, hand soap and laundry soap (where applicable) will be provided in moderation – You may need to purchase more for the rest of your stay.
The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc.
**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.
HOUSE RULES:
A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 10 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.
SMOKING POLICY:
Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.
PET POLICY:
We only allow dogs for a $150 fee. There will be a $300 fee for failure to notify us of a pet present in the property.
GRILL POLICY:
We provide a grill for our guests to use. Please don't forget to turn off the propane when you're done.
CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.
CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.
CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.
Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you! However, please note that a $25 shipping fee will be charged for this service. Additionally, we kindly request that you refrain from ordering packages during your stay. If you do receive any packages, please remember to pick them up as soon as possible so they are not forgotten!
Interaction with Guests:
We live off-site but are available via text/call/booking channel messenger 24/7. We have a property manager and maintenance team in place, ready to address any and all of your needs in a timely manner!
