Before going to bed, I was surprised that there was no bottled water in the room and I had to dress up to go to reception desk to ask. It would be nice if the receptionist asked me if I need any water when I checked in.

Staff is excellent. Beds are not comfortable with little support. Do NOT use the ice machines. There was black fungus and slime coming out of multiple machines. Roof top was closed and seems to be close more often than open.

Besides, we passed the H&S inspections accordingly.As indicated on the website and on the signs in the lobby, our rooftop is closed for the season except for private events or key dates opened for the public (ie pop ups).We visibly haven't been able to properly convey the information while you were with us. Allow me to invite you for your next stay for an upgrade to the immediate superior category that you will be booking.In the meantime, I wish you an excellent rest of the week.

A bit disappointed...
To start, all of the Kimpton hotels I've stayed in to date have had excellent service which is why I chose this one. Location of this hotel was good for walking to all DC museums and monuments; however my room was facing 16th Street (busy all night) and although it was on the 10th floor, the street noise was extremely loud! The hotel public spaces could use a rehab -- furniture was worn and not that comfortable. The rooftop bar could use an overhaul of the menu -- food choices were poor. I had a QQ room which was roomy but room lighting was inadequate along with lack of amenities. The hotel's internal computer system was being changed during the stay -- consequently our room keys had to be changed at least 6 different times because they would not work. The Hotel felt under-staffed -- as no offer was given to help with our luggage or even make RSVP's for dinner. Even a glass of wine could not be delivered to my room -- I had to retrieve it. Just hope that the brand isn't cutting too many corners and lose its hospitality qualities of the past.

Dear anonymous,I first want to thank you for sharing your feedback, and for being a loyal guest to our brand.I can promise you that we are not cutting corners, just that you have experienced some particular circumstances with the system transition. However, having to return to the front desk 6 times for a key change seems unreasonable. I will address this immediately.Our Social hour (wine hour) is still available on the patio and we are glad to mix and mingle with our guest while many decide to have dinner in the restaurant after.Please let us know when your plans are taking you back to the District. Well-maintained, friendly place -- tho a bit short-handed. Rooms are small-ish but comfortable. BUT -- hot coffee is not available during much of the day, an issue for caffeine addicts. Don't expect guidance from staff on restaurants or places to visit.

Good location and friendly staff but the hotel is very noisy. The walls are so thin we could hear the blinds being lifted next door. The first night we got a room over the garage door, which opened often and was very loud. 0 sleep. 2nd night we got moved next to the elevator….TV streaming didn’t work either.

Dining and Bar area open until 10pm, arrived back from dinner at 950pm, but bartender said the he called for last call at 945pm. I asked if I could get a Sparkling Water and a glass of wine to go, and I was told no. While I understand, Im not impressed.

Upon arrival the parking attendant was there to help us unload our luggage and valet parking took car of our car. The staff was extremely helpful and very friendly. They greeted us every morning when leaving and welcomed us back in the afternoon. They were very quick to open a door for us if need be. Then the room! Very comfortable especially the bed and very spacious. Nice surprise a fridge in the room. The bathroom has a beautiful walk in shower with a very large vanity so you can really "move in" for a few days. I would highly recommend this hotel for anyone staying in Washington. Thank you for an awesome stay!

I will think twice before staying here again. Very nice hotel, the staff was very friendly and helpful. The hotel is deceptively not convenient for the metro. On the map it looks like a few blocks, and yes it was a few blocks, to a metro station. 0.5 - 0.6 miles or 20 - 30 min walk. the walk was nice and I felt safe in this neighborhood. However, lugging a suitcase was not fun. Also, and maybe it was my fault for not reading the fine print but they will tack on a "Guest Amenity fee" of $25.00 a day (for the wi-fi. so the wi-fi isn't free??) and a "guest Amenity fee" of $3.99 a day ( for I don't know what). Now the front desk did tell me about the fee but what was I to do when you're tired and don't or can't find another place. I don't think this place was worth the extra fees.

Cute and retro , yet modern
We absolutely adores this cute boutique hotel. The location is perfect and virtually everywhere we needed to go was about 15 minutes or less to away. We loved the decor in the lobby and the retro vibe that somehow still felt modern. The rooms were clean and the bathroom was really spacious. The service was great as well , anytime we needed help - someone was there to quickly help us. Will definitely be back with my husband because it’s so cute.

To begin with we were initially placed on the 8th floor which was perfect.. nice and quiet. After further inspecting the bathroom it is visibly dirty! I didn’t get a photo but the vent was CAKED with dust as if it hadn’t been cleaned in a long time. The fixture that the shower handle is on is coming off the wall and it seemed as if the shower glass was not cleaned. After speaking with the front desk he moved us to the 4th floor and the room was much cleaner. Only issue was it’s closer to ground level and I did not sleep well my entire stay. The employee I spoke with said he’d speak with the manager about a discounted rate for the inconvenience. After following up several times in person and sending a few emails I’ve received nothing for the inconvenience. The staff is also not very friendly and will not greet you when you enter the hotel… My recommendation is to go around the corner to The Darcy and find an upscale experience if that’s what you’re looking for!

Dear Zyoin,I am terribly sorry to read that you haven't been satisfied with your recent stay at the Kimpton Banneker. This does not reflect our standards nor what the vast majority of our clients experience at the hotel.I will work with the team and will find out the reason why the rooms you were assigned were not visibly ready for you.Being located in the city, it is sometimes difficult to contain the possible noise of the traffic. However we do offer earplugs whenever our most sensitive guests need them.In the meantime, should you have the opportunity to land back to the District, I would love you to connect with me and offer you the opportunity to truly taste our hospitality. I will make sure that you are well taken care of.Our restaurant Le Sel is now open 7 nights a week so is our rooftop bar Lady Bird. I would recommend you experience our Sunday Music and Rhythm brunch too!
