House Rules and things to note:
-No 3rd party bookings, person booking must be present for the entire stay.
- Rental agreement must be completed and signed 48 hours after booking.
- If more guests are staying at the property than the occupancy allows, guests will be asked to leave the property, no refund will be provided.
- Fireworks are prohibited
- Toys in the hot tub are prohibited.
- Do not remove gas logs from the fireplace and use them in the outside fire pit. We know we shouldn’t have to say but hey it happened.
- Guest concerns and/or complaints should be in writing through the platform messaging within 24 hours of discovery, and prior to departure, allowing the host sufficient time to document and undertake reasonable corrections. If hosts are not allowed to make corrections during the stay, refund wills not be provided. We believe in making the vacation time enjoyable.
- No refunds to do,
*county power outages that are not singular to our property and not long in duration. Power outages are common to the area.
*choosing to shorten a stay past the cancellation policy.
*flight changes or cancellations- please take those costs up with the airline who caused them.
*seeing a bug or wildlife such as bears, deer, turkeys, coyotes and foxes.
*Any health or safety concerns must be communicated with a police report. Guests must contact the police and have a report completed and verified with a thorough police inspection.
Note - As with any mountain cabin, you may encounter occasional bugs due to being surrounded by forest. We maintain a regular pest control schedule and ensure professional cleaning between stays. Seeing a bug will not result in a refund and does not indicate an infestation. Again the cabin is in the forest. Seeing a bug will not result in a refund, pest control will be happy to investigate.
- Do not use glitter or confetti or tape anything to the walls, ceilings or cabinets, as it leaves permanent marks. Fee for non compliance is $300.
-Furry friends must stay home. $300 fee if pets are brought to the property. This will be a deep clean to remove hair and ensure the health and safety of future guest with allergies.
- There will be a $300 fee for the smell of any kind of smoke in the property. Ozone machines are required to clear the smell and additional cleaning.
-We highly, HIGHLY recommend you purchase travelers insurance. Refunds not provided for weather/travel/health/family related incidents. Travelers insurance will cover these things. The host is not travelers insurance. Please purchase insurance, it's cheaper than you stay.

- Availability of amenities cannot be guaranteed; we will do everything possible to ensure they are functioning properly but sometimes stuff happens. We work to fix the problem.
- We cannot control wildlife/all insects, the woods and mountains are their home. Please do not feed bears or other wildlife if they do come to the property. There are no refunds for seeing or not seeing a bear. Bears live in the mountains and the cabin is in the mountains so they may be in the area. Keep all vehicle door locked and do not leave food in the car or outside. We have monthly pest control but please note the cabin is surrounded by woods and insects live there as well. There will be no refunds for seeing bug. Thank you.
- If you are planning a special event like a birthday or anniversary, we can help make your arrival a memorable one. Just let us know.
- We use a camera to patrol the entry area of our cabin. The camera is there to ensure the safety of the property and our guests. This camera is activated by motion and records anyone who walk in front of it. These recordings are saved and can be reviewed by the booking platform. If we believe the house rules are being violated, we have the ability to access this camera in real time.
