The outdoor culinary pavilion is the heart of the house: Argentine grill, Kamado, a real wood-fired brick pizza oven and gas burners. There's a full chef's kitchen indoors as well, and a parota wood table long enough to seat all ten of you.



Architecture

Villa Tzabcan was designed by Studio Arquitectos, an award-winning Mexican architecture firm with a portfolio across Tulum, the Riviera Maya and the Yucatán Peninsula. The interiors bring together craftsmanship from Oaxaca, Guerrero, Michoacán and Jalisco.



Who's hosting you

Mamazul isn't a management company you'll never meet. Our mezcalería in Aldea Zama has been part of this neighborhood for years and is open all year, 12:00-23:00. From November 15 to April 15 we also run our own beach club, Mamazul on the Beach - 10% off food and drinks at both, and at the beach club you arrive as the owners' guests rather than as walk-ins. Season dates can shift slightly; write to us and we'll confirm what's open for your dates.



Guest Access:

A concierge is always there to meet you on arrival, hand over the house and walk you through everything.



Access is simple. You enter La Privada with a personal QR code we send before arrival — the community is gated with 24/7 security, and each guest gets their own code. The villa has private parking for up to three cars right at the door.



The villa itself opens with a private entrance code, shared on the day of arrival, so you can come and go on your own throughout the stay. Full check-in instructions come in advance, so nothing is left to figure out on the road.



The Neighborhood:

Villa Tzabcan sits inside La Privada, the quietest and best-kept gated community in Aldea Zama, with 24/7 private security. It's a residential neighborhood - green, calm, and built for people who want to actually walk and cycle.



Inside the community: a large shared swimming pool, a padel court (free, by reservation), walking and jogging trails, table tennis and shared leisure areas.



Restaurants, grocery stores, cafes, pharmacies and ATMs are all within a 10-minute walk.



This is a residential community, so we ask guests to respect the neighbors - quiet hours are from 10:00 PM.



Getting Around:

Getting around Tulum is easy and flexible, with several convenient options available.

Taxis are readily accessible throughout the area, and rides can also be booked via the Eiby Taxi app, known for transparent pricing and reliable service. For guests who enjoy exploring independently, we’re happy to assist with arranging car, scooter, or bicycle rentals, making it easy to reach nearby beaches, cenotes, restaurants, and shops.

For a more effortless experience, we can also arrange private transportation upon request, including:

• Airport transfers (airports ↔ Tulum)

• Transfers to beach clubs

• Transportation to restaurants and nightlife

This option is ideal for guests who prefer to avoid driving and parking, especially in the evening, and want to move around Tulum comfortably and stress-free.



Other Things to Note:

• The property is managed by Mamazul, an established Tulum hospitality group. Our restaurant, Mamazul Tulum Mezcalería, is in Aldea Zama and is open all year, 12:00-23:00 (kitchen until 22:30), with a mezcal list of more than 400 bottles. Guests receive 10% off food and drinks and a welcome mezcalita.

• From November 15 to April 15 we also operate our own beach club, Mamazul on the Beach, where guests receive 10% off food and drinks. Season dates can shift slightly - contact us and we will confirm what is open for your dates.

• Concierge service available before and during the stay: private chef, tastings, massages, tours, airport transfers, grocery pre-stocking, celebrations. Charged separately.

• La Privada is a residential community. Parties and events are not permitted. Quiet hours from 22:00.

• Children and infants are welcome. The villa has stairs and the pool area is not fenced; adult supervision is required.

• Smoking is not permitted indoors.

• Only registered guests are permitted.

• Pets are welcome with prior approval. A pet fee applies.

Guests are welcomed upon arrival by a dedicated concierge, who will provide final details about the home and assist with any initial questions.
