Greit hotell i stille strøk, noen km fra Hastings
Hotellet ligger i enden av en blindvei, helt stille og rolig, ikke noe støy. Vi fikk et middels stort rom familierom, med grei standard og god komfort. Boblebadekar på badet, som også var romslig. Koselig liten bar og lounge, bra frokost. Grei parkering foran hotellet, kostnadsfri.

Faulty Towers
The first impression was of staff smoking outside front entrance and a shabby lobby area. The room was large and light with a good sized bathroom. Breakfast was a joke we wandered around the ground floor until we found a few laid tables and one bowl by some tired looking cereal. No juice or tea or coffee and no staff to be seen. Then a bit later we saw someone gather up the cereal and bowl without so much as a good morning or "are you ok would you like anything?" We decided to cut our losses and leave to find a decent brekkie somewhere else. I think a visit from the "hotel inspector" would sort this place out as it needs an overhaul for sure.

Dreadful
The word dreadful is very apt for my overal consideration. The reviews on the website are misleading I experienced no TV, no Bar, no Resturant, no full breakfast (cereal and toast provided), time had changed without warning from 07.30 to 09.00 to 08.30 - 10.00. All these facilities featured on the website as being available. There was only one person at the Hotel and although polite he made several contradictory statements in heis excuse making. I can only conclude this review with just one word 'dreadful'

Visiting family.
The hotel (which is only 2 star, by the way, get your facts straight) is dilapidated and understaffed, is not welcoming and difficult to find. We were not able to get even a sandwich when we arrived and in the morning they tried to charge us £11/head for a cooked breakfast. We were given half cooked toast and disgusting coffee, which was supposed to be a 'continental breakfast'. In the bedroom , which we paid for as a de-luxe room, with a small double bed there were just two teabags,two milks and a few coffees. The whole experience was disastrous and I am very disappointed with your service in respect of the description of the hotel.

Safe to Stay Here!
Having read the early reviews I was getting nervous about my stay - but I have to say that I was very happy with the hotel, and very pleased with the staff. I had a clean single, a bit dated but perfectly fine and at a very reasonable rate. They are still rebuilding their business after it was allegedy wrecked by others - so TVs and cooked breakfasts are not up and running yet. I had a problem leaving very early (main door locked) but eventually found the side door - a permanent sign for guests would be helpful. If you need good honest rooms at a good price, feel safe to book with these people.

Shabby and poorly managed
I was the only person staying in the hotel so they gave me a shabby room without a TV. When I complained and argued they provided a TV that did not work so then reluctantly upgraded me to a "better" room with a window that did not close properly due to a missing latch and scruffy, ill fitting curtains that did not keep the light out. I always assume that hotels will give you the best room available. A continental breakfast was provided (apparently a small popup window told me it was not a cooked breakfast when booking); it seems that on the continent they have white sliced bread toast, cheap jam and tinned grapefruit.

Zentral für sightseeing in Südengland
Das junge Paar das die Anlage betreut war sehr freundlich und hilfsbereit. Zimmer und Frühstück entsprachen den Erwartungen. Die Umgebung ist angenehm ruhig, was den Schlaf sehr erholsam macht! Allerdings ist das Haus nicht leicht zu finden (es liegt in einem gewachsenen Wohnviertel). Den nächsten Pub erreicht man am Besten mit dem Auto.

Oh dear... Don't bother, so so dodgy
Their description is absolutely fictional. The hotel is no where near anything, its in a terrible location. I could go on and on about the lies told by the manager, but to summarise, it is abslutely impossible that this hotel is any more than 1 star. Even when we tried to check out there was no one in the office until about 9:30, we just stood there for an hour ringing the bell and calling the phone with no reply. It is like a ghost town, the hotel is completely empty.

Basic Hotel with good staff
Staff The 3 staff very good and friendly. location good Continental breakfast consisted of cereal/toast grapefruit juice tea/coffee and Orange/Apple juice, although you could pay extra £8 for full English . At the moment there are no evening meals available at hotel, which If I had known prior to booking I wouldn't have chosen this hotel

Don't bother.
We have just returned from a two night stay at this hotel( now called Sussex Edwardian Hotel). This is a very tired dated hotel, the only positive thing was that it was clean. The bedding was new and modern but everything else dated back to the 70's. The room was large but dark and the shower was next to useless. We booked as bed and breakfast but that was only cereal and toast , there was nothing to suggest anything else was available. The lad running it was only 20 with his young partner. The bar was empty of customers and drinks were very limited. I noticed that it was cash or chq payment and he said it was under new management, I asked how long and he said 3 months ago!!. There was no evidence of any evening meals being offered. The room was not serviced each day and therefore the tea/coffee cups were not washed or replenished. We will not return.

Disappointed
We were very disappointed. The room was very dated. One of the winow latches was broken and so a couple hooks had been fixed to hold the window shut. There was no television or wifi access which was advertised. The toilet seat was broken and the bath panel had a hole and big long crack. I think they had children in to do the sealant around the bath. Some of the tiles around the sink were not grouted. We had no information about the hotel or what was close by in the room. Two milks for our tea for the night and morning. We thought Full breakfast was the full cooked deal but we were told that it meant continental. We thought continental was fresh fruit, cereals, croissants,toast,cheese,ham etc. We had cereal and toast. Tablecloth was dirty as was the knife on our table My husband had to ask for the orange juice and milk to be refilled. He then didn t have juice because there were no more glasses and he didn t like to ask again. We then had to ask for some tea and toast as they had forgotten about us. All in all it was awful and we were glad to come away.

Great hotel at a very reasonable price!
This hotel has a great atmosphere. From the moment we arrived the staff couldn't do any more for us. The hotel room offered all of the comforts we needed. Breakfast was pleasant and plentiful. The hotel is located at the end of a residential road, however the signage at the estate entrance made it easy to find. It is housed an incredibly ornate building and is in a great location. I certainly recommend this hotel for a comfortable stay at a great price.

Nice clean hotel with very helpful staff
The hotel is struggling to get back on its feet after previous problems and the current team are working very hard to achieve this. The hotel is now run by a family of dad, mum and son and they were very courteous and helpful and very friendly. The rooms are quite basic (no TV in room) but they were kept clean and tidy if a little tarnished. I am sure given time and support this family will turn the hotel around and make it a very good place to stay. One complaint I have is not so much directed at the hotel but at Expedia who promised full breakfast as part of the booking when in fact you have to pay £8 for a cooked breakfast and it is only continental that is included in the price. I think this was very misleading

We only stayed for the one night. Arrived quite late but owners made us very welcome and cooked us a lovely steak meal. Owners couldn't do enough for us. Breakfast was amazing would not hesitate returning to this hotel.

Nice room, nice hote.
I liked the room (it was very large) and the bed was comfortable. My only complaint was the layout. You almost needed a GPS to find your way around the hotel, up a stairwell, down some stairs, take a right, go through a door make a left go through another door, do down some steps, go through a door, and there is your room). Also, the new owners are just getting started so there was really no dinner to be had. The breakfast the next day was just continental, but was sufficient. I really liked the management and they were very helpful.

Quiet location, pleasant semi-rural surroundings

New management
This hotel has recently come under new management following a sudden closure. It needs to be built up again as it is looking very tired. Staff always available but didn't explain timings which should improve with experience. The included continental breakfast was ok, we didn't pay for the full English breakfast. This hotel is reasonable for one night but the rooms may be a little small for anything longer.

High Beech Hotel
I booked the hotel for one night and was glad that it was so short visit. This hotel had seen better days, the building was pretty in past, now surrounding area is unpleasant. First room what we received didn't have electricity so we was moved to another room smaller and more dated with a big hole in a ceiling.TV was so small and old, I thought such thing doesn't exist any more. The bed was Ok and bathroom has jacuzzi that was working fine. At night I couldn't sleep as room was very cold, in the morning we investigated the reason - the windowleaf was opened and impossible to close. In the morning we were surprised to see that hotel has a big restaurant (with nobody in it) as hotel made us an impression that it couldn't have nothing more than a breakfast room. Our family of 4 and one more couple were only guests in this hotel. We received a full english breakfast and it was fine. I felt a relief when we left this hotel as it gave me such sad feelings that I will avoid to stay in this hotel in future.

Undergoing much needed refurbishing. bedding needs up grading urgently as does bedroom furnishings eg light shades and televisions. is also under new management. lets hope the new team can breathe life into this lovely place.

The High Beech Hotel St Leonards
Front of house staff need to learn some people skills. Although room was clean the bed was only pulled straight the nex day not remade. Shower could not be used as there was no shower curtain or screen and water would have gone all over the floor. Only 1 channel on the televison was possible to watch because of interference. Food was ok but not brilliant.

Wouldn't recommend
We stayed here for one night as a last minute plan to make the most of the sunny weather in October. The room itself was fine, large room with a comfortable bed and a nice jaquzzi bath. The only problem being there was alot of flies in the room. We went out for dinner and asked the staff and reception if they could do something about the flies in our room and they said this was not a problem. When we returned we were told that the problem was dealt with. Upon arriving back to our room we were greeted by the stench of fly killer and around 15 dead flies on our bed, we continued to find more in our clothing, pillows and surfaces around the room, the carpet in the room was dark blue so we couldn't see how many were on the floor but I spent the evening walking round in my shoes! When we complained to the staff about the amount of dead flies and the fact that we still had flies buzzing around the room we were told the hotel was fully booked and they could not give us another room so we then has to deal with the remainder of the flies ourselves with a can of "raid" and pick up all the dead flies from around the room. Not what we really expected to be doing on our break away! To top things off I found a hair in my egg in the morning! Not a fantastic stay, but would have been just fine if the fly situation was handled professionally.

Please do not go and stay at the high beach hotel
on arrival there was noboby to check us in, we had to go and find someone. once in our SUPERIOR room, we were able to hear every bit of music from the wedding reception down stairs. The room was not well kept the bathroom had stains on the radiatior, hair in the bath and genreally unclean. when we wnet to speak to someone again there was nobody available this completely spoilt our weekend. We left to find other accomadation

if you like period buildings you'll love this hotel. still has the original high ceilings, mullions at windows and mouldings on the walls. the night i was there it was really quiet, the noisy neighbours were wood pigeons. highly recommend

Needs to improve before being recommendable
I used to live in the area and had been to a number of functions in the hotel and parents friends had stayed before and it was okay. I think it has changed hands over the last 12 months and the new owners are getting up to speed. Good sized family room and friendly staff but they just need to get some of the basics tightened up. On first entering the room there was a smell which I asked for the staff to look into; when we returned to properly check in a few hours later the windows had been opened and the smell was less but we then found nappies from the previous occupants in the bins. We tried to call reception but the phone was broken and wasn't fixed during the duration of the 3 night stay. The breakfast is basic but good although the experience needs to be improved. The small selection is placed on a small table and there are no menus for any other breakfast options nor for the options for the cooked breakfast. In fact the first morning we were trying to guess whether there was a cooked option or not. Some parts of the hotel desperately need a revamp especially the decor (typically clean but just out of date) and entertainment kit e.g. the tv (which I think still had valves). That said the staff are really friendly and its a hotel I would to see them improve and to be able to recommend in the future. But I would have to know they had upped their game before I took the chance.

High Beech Hotel
I wanted to give a good review. The staff were attentive and I knew they had only recently taken over and were trying to make improvements. Arrival was good and the room not bad though a bit dated and with an unusual lavatory flush system. The breakfast was also very good. What spoiled it for me were two cold showers on the two mornings I was there. Boiler problems but reading previous reports not the first time. Hot water is essential for me and I guess for many others. I cannot therefore recommend for this reason alone.

Very enjoyable stay
We had a good room, very comfortable, clean with good facilities. The hotel building is very old and it shows it in places, nevertheless it was clean and not shabby. Breakfast was very good, cereals and hot buffet, and the staff were very attentive. We only stayed one night, whilst attending a family wedding, but would seriously consider a longer stay in future.

Lovely comfortable hotel
the room was slightly old fashioned, but was comfortable and clean. there was noise from other guests during the night but nothing too bad. we would definately stay there again.

Suits its 3star status - mid range accomodation
Rooms were nice with tasteful decor. Lovely large bathroom, entire room was spotless and clean. Views weren't impressive. Our weekend was very unstaffed, which caused long bar queues and poor quality breakfast. Would like to stay, worth the money but doesn't exceed expectations.
