The open-concept living area features high ceilings, cozy chairs for game night, an oversized wall Scrabble, dining area that can easily transform into a ping pong table. This is the home where memories are created.

OUTSIDE:
Lounge on the comfortable daybed with a glass of wine or unwind in the hot tub. Our pool area features 4 pool loungers and an oversized outdoor dining table that seats 8 for family meals. BBQ with propane provided, and a fire pit with extra seating.

We take pride in providing our guests with the best possible experience and have included all the amenities you need to make your stay comfortable and enjoyable, including high-speed Wi-Fi and a Smart TV with streaming services (no live TV).

HOUSE RULES & IMPORTANT INFORMATION

Please take a moment to read through the following before booking. We want your stay to be enjoyable and stress-free for everyone.

🎉 NO PARTIES OR EVENTS
State law strictly prohibits parties or events at this property. This is a residential neighborhood, and we kindly ask all guests to be respectful of our neighbors. Quiet hours are observed from 10:00 PM to 7:00 AM.

The home is equipped with Noise Aware, a noise monitoring device, which measures decibel levels only; it does not record audio or video. We will be notified if noise exceeds acceptable limits. Please be aware that violating local noise ordinances carries an initial fine of $2,000.

📷 SECURITY CAMERAS
For the safety of guests and the property, we have one security camera at the front. There are no cameras inside the home.

✅ RENTAL AGREEMENT and GOVERNMENT ID – REQUIRED
This property requires a rental agreement and a government-issued ID within 24 hours of booking. Your reservation is not confirmed until verification is completed.

Access will not be provided without successful completion.

As part of verification, guests will be asked to:
• Submit a valid government-issued ID
• Sign a Rental Agreement and Pre-arrival Form

The ID must match the primary guest name on the reservation.

⚠️ CANCELLATION POLICY RELATED TO VERIFICATION
If you choose not to complete verification, please cancel your reservation yourself within 24 hours of booking to receive a full refund (if eligible under cancellation policy).

Refunds will not be issued for cancellations resulting from a refusal, delay, or failure to complete verification after that window. We are unable to cancel reservations on behalf of guests who did not complete this step.

ADDITIONAL HOUSE RULES:
No smoking of any kind anywhere on the property. A $500 fine will be assessed for smoking of any kind inside.
No pets without prior approval, including service animals. We do allow one dog with a $200 non-refundable pet fee.
No cats allowed due to guest allergies.
No guests that are not on the reservation or otherwise approved.
Service fees are non-refundable in the event of a cancellation.
By booking, you are agreeing to our terms + conditions.

Heated Pool available - additional $125/ per day, for consecutive days only within stay period. 72 hours advance notice required to bring pool up to temp (maintained between 80-83 degrees)

CONCIERGE SERVICES:
We offer 24/7 on-demand Concierge Services. Extra fees apply for this service. It includes anything from restaurant reservations, special requests, in-home chef, amenity arrangements, mid-stay cleaning service, and more.

SERVICE PROVIDERS:
We’re committed to keeping each PHX Stays home in pristine condition so you can fully relax during your stay. From time to time, our trusted service providers (landscapers, pest control, etc.) may stop by to care for the property. These visits are scheduled carefully to minimize disruption, and they help ensure that everything stays beautiful and well-maintained for you and future guests.
