🛏 Bedrooms:

All five bedrooms are styled with modern touches, smart TVs, dressers, and room darkening curtains.

• Primary Bedroom: King bed, en suite bathroom, TV, dresser

• Bedroom 4: King bed, TV, dresser
• Bedroom 5: Queen bed, en suite bathroom, TV, dresser — with a secret bunk room tucked into a converted walk-in closet (2 twin beds, perfect for kids!)

*We also have 2 air mattresses and bedding available upon request.

• Game room: Enjoy a game of darts or poker around our poker table (note: this room does not currently have AC. During the cooler months (Nov-March), it is usually comfortable but is quite warm otherwise.)

A note about our pool:
• The pool can be heated for an extra fee of $25/night.
• We recommend heating the pool October-May. The rest of the year is plenty warm for swimming.
• We require at least a 3-day notice before your arrival if you'd like the pool heated.
• Pool must be heated for the entirety of your stay.
• We heat the pool to 85 degrees if paying for pool heat

HOUSE RULES:

1. Absolutely no parties. We want to be extremely respectful of our neighbors. You will be asked to leave without any refund if there are any reports of noise or partying.

2. No more than 14 people are allowed in the home at any time

3. Quiet hours are 10pm-8am

4. No tape, thumbtacks, or hanging decorations on the walls.

5. We have a zero tolerance NO SMOKING policy. Smoking of all kinds not permitted inside the house. If any evidence of smoking is found, we charge a minimum $500 fee PLUS the cost of restoring the home to its original smoke free condition.

6. NO dogs or pets of any kind. We love pets, but to maintain our high cleaning standards and accommodate guests with allergies, we have a strict no-pets policy.

7. Pool Safety: The pool is not fenced. There is no lifeguard on duty. Swim at your own risk and consider this when deciding if the home is a good fit for your group.

By booking, you agree to follow these house rules and respect our home, neighbors, and community.

IMPORTANT, PLEASE READ BEFORE BOOKING: All guests are required to complete a simple identity verification before check-in. During this process, you’ll choose between a $35 non-refundable damage waiver or a $1,000 refundable security hold. This works just like a hotel front desk asking for ID and a security deposit—only ours is online and takes just a few minutes on your phone. We do not make money from this; the fee goes directly toward insuring the stay against damage. This step helps protect both our guests and the property so everyone can enjoy a smooth stay.
