All stays require guest verification via "Know your guest" aka Superhog. This is to help abide by city , county and State rules and regulations.

This software is to help maintain the integrity of the neighborhood and help us make sure there aren't any unauthorized large gatherings and noise disturbances.

ADDITIONAL RULES AND INFORMATION:

-TV's are all ROKU smart tv which include the ROKU channel APP ( which is similar to cable)

-We do have guest mode available on the TV's where you can sign in to any of your own APPS that require subscription.

- The city's trash and recyclable pickup is scheduled for every Monday. We kindly request that you place the bins on the street on Sunday if possible. However, please also note that we have a third-party service to handle this task and return the bins the following day. Thank you for your cooperation.

-HVAC thermostat does not go below 70 degrees to avoid freezing of coils. Especially in the summer time (This is recommend by our HVAC provider) which could result in system failure

-There is central heating for the upstairs
-There are floor heaters for each bedroom downstairs but there is central air (cold for both upstairs and downstairs. This isn't a problem due to cooling being the most important thing here for Phoenix as summers get really hot .

- Please set the temperature to 80 degrees before checking out

- We would appreciate if all games were organized and put back. (Axe game Cornhole , connect four ,etc)

- NO PARTIES & NO SMOKING Policy will be strictly enforced. $500 FINE

- You can access the pool and request (optional) pool heating for $150 per night. All nights of the stay must be paid off.

- For paid pool heating, please remember to cover the pool with the solar tarp, "bubbles facing down," when not in use to maintain the temperature.

- The Pool Does not have a pool fence and agreeing to the house rules is an acknlodgement to the responsibility of the guest to supervise their children within their group including safety precautions within the guests own group.

- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.

- Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.

***WHEN YOU CHECK-OUT***
- Late check-out fee: $100 for every additional hour beyond the check-out time.
- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.

- PLEASE make sure to put the temperature of AC to 80 degrees.
- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation.

-Please scrape the BBQ and shut off the propane tank before check out.
