The entire space is accessible to guests, with the exception of two locked storage cabinets in the laundry room.
We will not be present on property during your stay. However, we have staff in the area and are a quick phone call/text/message away if you need our assistance!

• Pool can be heated upon request with a minimum length of two days – minimum of $150 charge. Additional days of pool heat requested will be $75. *
• Pets allowed upon host approval. Please disclose the type of pet, breed, and weight. Pet fee is $100 per pet*
• For any stay extending beyond 30 days, a mid-stay cleaning will be conducted at least once every 30 days, and will be charged to the guest.*
*Disclosure Regarding Pool Heat
Before requesting pool heat, please be advised of the following:
We cannot make the pool into a hot tub! :) The maximum temperature we heat the pool to is 85 degrees.
Please also be advised that in the winter months when the overnight temperature drops below 50 degrees, the pool heaters will simply shut off to avoid mechanical damage to the heat pump system due to the ice that will form otherwise on the internal coils.
The heaters will turn back on automatically when the temperature outside goes back up/when the ice that was forming to cause the shut off melts, but this means that we cannot promise the pool will stay heated to our normal of 85 degrees. Even with the cooler temperatures, the pool heaters do tend to keep the pools within 5 degrees of the desired temperature.
This turning on and off the heater is very expensive for the homeowners, hence the pool heating charge. Therefore, please note we will NOT be able to refund the pool heating charge if you feel the pool did not stay warm enough during your stay.
The pools have been heating up to 75-85 degrees, which is 35-45 degrees higher than the outdoor temperature.

Thank you for choosing Royce Vacation Rentals! The terms of our Guest Agreement are intended to help
you enjoy a comfortable, safe, and convenient experience. Please read the following agreement in its
entirety before booking your stay!

*If you plan on having decor or any other type of vendors come in to set up items not already on
property - please be sure to read the DECOR AND OUTSIDE VENDORS section below*
POLICIES
Please treat our homes with the care you would at your own home and abide by following
policies:
• Please be respectful to the property and neighbors. As with most homes, this is in a neighborhood
with full time residents and families. We expect our guests to be courteous and mindful of excess noise.
The City of Scottsdale has enacted new noise ordinances that will result in stiff fines; please be a good
neighbor to avoid being responsible for any fines associated with excessive noise. Guests are liable for
any legitimate service fees imposed by the city associated with their stay.
• Do not exceed the maximum occupancy of the home.
• No parties that exceed the maximum number of guests allowed to stay at the home are permissible.
No Noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may
occur at the home.
• Do not set the thermostat(s) below 70 degrees as it will not cool any faster, and could freeze up the
system, causing damage to the units. If the air conditioner(s) are set below 70 degrees, resulting in
damages to the system(s), the guest will be charged for any necessary repairs to the system(s).
• No pets are allowed unless you have requested and cleared it with the homeowner prior to your stay.
Fee is $100 per pet.
• No smoking is allowed in or around the home.
• Our standard check-in time is 4 PM and our standard check-out time is 10 AM. During busy season, we
often have back-to-back rentals, which means that guests are checking out the same day as the next
guests are checking in. Therefore, we often must be strict regarding check-in and check-out times so
that our cleaning crew has enough time to get the house ready for the next guests. However, whenever
possible, we will try our best to accommodate your
schedule to allow for an earlier arrival or later departure. It`s always best to ask us about changing
check-in and/or check-out times the day before or day of your reservation.
• Please use common courtesy at the home by keeping it clean, reporting any problems or
damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms
and sheets in the bedrooms, and not re-arranging furniture.
CLEANING AND CHECKOUT
Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We
ask you to help us enable the cleaning crews as much as possible by completing the following upon
check out:
• Place dirty dishes in the dishwasher and start the dishwasher
• Place all trash in trash bags and take it out to the trash bins
• Clear all opened food and drink from the cabinets/refrigerators and dispose of it. Unopened
food and drink items can be left behind.
• You can leave dirty towels/sheets in the bathrooms/bedrooms, or in the laundry room hamper –
the cleaning crew will take care of the laundry.
POOLS AND POOL EQUIPMENT
Please be advised that pools and hot tubs can be dangerous! Guests should always observe common
safety precautions and supervise all children. Lifeguards are not provided. Decks and patios can be
slippery when wet and can result in injury to anyone who is not careful. Guest accepts and assumes all
risks involved in or related to the use of a pool, hot tub and deck/patio areas. Guest accepts and
assumes all risks involved in or related to any of the following recreational equipment of any kind,
including but not limited to: pool equipment, floating devices, pool or ping pong tables, game or sports
equipment. firepit, bbq grill, darts, etc.
Please do not use glass near the pool. Broken glass in a pool is not only a danger for our guests, but does
severe damage to the pool, requiring it be fully drained. In the event this occurs, guests will be charged
$250 to cover this cost.
EXCESSIVE WEAR AND TEAR, NOISE, AND OCCUPANCY
If excessive wear and tear is found in the home after your stay, or additional cleaning is necessary due to
spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, the guest
authorizes Royce Vacation Rentals
