Guests have access to the entire house, the private pool area, and the clubhouse.

Three days before your arrival we will send you the access code for the property, Wi-Fi, and the house address via private message (inbox). You will also receive a Welcome Guide by email with all the information you need for your stay. For your convenience, we provide a 24-hour emergency phone line to ensure you have all the support you need throughout your stay.

HOUSEKEEPING
• To ensure a spotless experience, the home is professionally cleaned and inspected before your arrival. Daily housekeeping is not included in the rental, but mid-stay cleaning can be arranged for an additional fee if needed.

POOL
• The pool heater operates through heat exchange, which may not work effectively in very cold weather. If you choose to heat the pool under these conditions and it doesn’t reach the desired temperature, refunds will not be available.
• For safety, the pool heater may temporarily shut off if the system is overworked during cold weather. This is a normal precaution to prevent damage and will resume functionality automatically.
• Pool heating is optional and subject to availability.

POOL CLEANING
Pool cleaning at Windsor Island Resort houses is typically conducted weekly on Saturdays, but it may be subject to adjustments based on weather conditions. In the event of unfavorable weather, the cleaning may be rescheduled to a different day of the week. Our professional team has access to the pool area without requiring you to open the door, and they will complete the service in approximately one hour, allowing you to enjoy the pool afterward.

This is a self-catering vacation home. Guests must purchase any further items needed that they'll consume or use during the stay or replace products when they are over. This includes personal care products, food, drinks, etc. The offered amenities listed below are only initial supplies, small-sized:

• Bathroom: One toilet paper per bathroom, a garbage bag that is already in the trashcan, Small shampoo and conditioner.
• Kitchen: Two garbage bags, Sponge, Dishwasher soap, Paper towel.
• Laundry: One laundry detergent.
• Linens/sheets: 1 sheet kit per bed, one towel per guest (house’s maximum occupancy).

PLEASE NOTE:
The following extra services are available and must be requested at least 48 hours before your check-in date. Here are the details:

• Pool heating: $33 per day with a minimum charge of $165, subject to availability.
• Early check-in (from 12 pm): $127, subject to availability.
• Late check-out (until 3 pm): $127, to be requested no later than check-in time and subject to availability.

Complimentary use of BBQ Grill: The BBQ Grill will be clean and available for your convenience. To use it, you will need to refill the propane cylinder at the nearest retail store or propane refill station.

COMMUNITY STAY POLICY
Windsor Island Resort enforces a maximum stay of 120 days per guest within a calendar year. Even if a guest has multiple reservations in the community, the total combined stay may not exceed this limit.

GATE REQUIREMENTS
To enter the community, all guests and drivers must be registered in advance with correct first and last names and accurate check-in and check-out dates. This requirement applies to everyone without exception, including drivers, guests who are not driving, and guests arriving by Uber or Lyft. Any guest or driver not properly registered will be denied access at the gate, even if they are not operating a vehicle. The gatehouse may request a valid photo ID from all guests aged 18 and over, or a valid driver’s license from anyone driving within the community.
All guests must first check in at the main gate on Sand Mine Road, where access information will be verified and the parking pass will be issued. Once the parking pass is received, guests may use the back gate on Highway 27 for entry and exit during their stay. Guests arriving without a parking pass will be redirected to the main gate.
If you plan to arrive by rideshare (Uber/Lyft), please note that all adult guests in the vehicle must be listed in the reservation. Rideshare drivers do not have access to the community unless the registered guests they are dropping off are properly listed. Please note that rideshare vehicles are also subject to the home’s maximum vehicle limit, which includes personal cars, visitors, rideshare vehicles, and golf carts. If the vehicle limit has already been reached, Uber/Lyft access will be denied.

PARKING
Vehicle Limits – Strictly Enforced: Each home at Windsor Island Resort has a maximum number of vehicles allowed:
Townhomes: A maximum of 3 vehicles per home are allowed to enter and park in the designated townhome parking areas.
Single-Family Homes (5–7 bedrooms): A maximum of 4 vehicles per home are allowed to enter the community.
Single-Family Homes (8–10 bedrooms): A maximum of 5 vehicles per home are allowed to enter the community.
Once this limit is reached, no additional vehicles will be allowed into the community, including visitors. The resort does not make exceptions.
If you plan to receive visitors, please ensure the vehicle limit has not already been reached. Any vehicles beyond the limit will be denied entry at the gate.
Garage and Driveway: Parking is allowed in the garage and driveway. All vehicles must be fully within the driveway. If a vehicle extends into the street or sidewalk—even by one inch—it will be towed. Note: some garages may be converted into game rooms.
Unauthorized Parking:
No parking on grass, irrigation areas, or sidewalks.
No street parking on Kaipo Rd, or on designated areas of Summer Dr, Aloha Blvd, and Mahalo Dr (check posted signs).
Street parking is only allowed on designated sides of the street, as indicated by signs.
Basketball Court/Clubhouse: Parking is allowed in front of the basketball court, but never inside the clubhouse area.
Towing: Vehicles in violation are subject to towing without warning, especially between 8PM and 7AM. All towing costs are the sole responsibility of the vehicle owner.
Parking Passes: All passes must be clearly visible on the vehicle’s dashboard. Security will provide a parking pass.

- Sports Court: 7:00 AM – 11:00 PM (Monday - Sunday)

DELIVERY
All items must be delivered to the house, the clubhouse is not responsible for any deliveries.
Amazon, UPS, and FedEx have access to make deliveries.
The Post Office/Regular Mail is not permitted to make deliveries within the community.
Please ensure that deliveries are scheduled to arrive during your stay. We cannot be held responsible for any items that go missing after delivery.

Location and clubhouse pool were nice. Unit was dirty. Carpet and rugs really stained and worn out. Hair in sheets and bathrooms. Dishes in the cupboards were not clean. Pool was cloudy and pumps were not running. We did not require pool heat but assumed pool pumps would be running. We asked for them to be and someone came to turn them on but they were back off again within 3 hours.

Family vacation

This property was perfect for our week long family vacation. Close to the water park area which was great to be able to walk there and quickly run home if we forgot something.

Nice convenient place for a family vacation to the parks.

Nice townhome with plenty of room for even a larger family, although we were only 4. Great heated resort pool and amenities right across the street incl.uding a lazy river, splash pad, water slides, mini golf and arcade. Having a grill was an added plus. We paid extra for heat in the backyard pool, but it took all week to heat up to be bearable likely due to cold weather the week before we were there. We did get a couple days use, though. Overall a great choice and would recommend!

Everything you need in one place!

This place really exceeded expectation! Inside we had enough space for the whole Family. Everything was clean and cozy. The kitchen was stocked to cook any meal. No compliants on bed comfort. Everything was as described in pictures.The club house was a 2min walk. They also served Breakfast, lunch and dinner at the clubhouse for a fee. The kids loved that the arcade and all amenities were free!! Thanks again. Will definitely book her again.

Florida Vacation

We had a great time! The listing is accurate and everything was clean and worked. It is a great location right by the clubhouse. The only thing that we really noticed was that the carpet is showing wear and could be replaced. We would highly recommend this townhouse and would stay here again.

Super cute!

Super cute, minimalist decor made this home perfect for me and my teen daughter while we were in Davenport for my college son's baseball tournament. Conveniently located to his playing fields and Disney was only 20 minutes away! Shopping plazas were easy to find in the area as well.

Cute Windsor Island Townhouse

This townhouse was cute and well kept. We stayed from Tuesday-Saturday in the fall, and there were lots of pros, but some cons as well. Pros: The home is beautifully decorated and clean, the pool was perfect for a small family and there is a gate block the area that’s great for keeping littles safe, the Windsor Island clubhouse and pool are fabulous. Great pool, lazy river, a splash pad with toddler-friendly water slides, and a pretty decent restaurant. The home is managed by Innovare Homes and they were super responsive and helpful. Cons- The laundry room, folding door was broken and off the hinges when we arrived. We worried it would fall on our toddlers, so we had to take it off and put it in the closet. The room with the bunkbeds didn’t cool properly. It was always warm, despite the thermostat being turned down. It was unusable without a fan. Also, there was only one thermostat for upstairs and downstairs. So by trying to cool that one room, you freeze the entire house. The biggest issues was ants. Like a lot of them. Innovare Homes responded to the issue quickly and offered to send pest control or drop off spray, it’s just not something you want to deal with on vacation. Lastly, they advertise having a pack n play for babies, but it was so so dirty. It seemed like someone let their child eat in it and it wasn’t inspected in between guests. Overall, it was a good stay. Hopefully they can work out those few kinks.

Absolutely amazing

Me and my family absolutely loved our stay at this awesome place. This was our second year in a row at this resort and it was just as lovely as we remember from last year. So lets start with this home. The house was so beautifully decorated and so much space to go around. The bedrooms were spacious and beautiful. The televisions in all bedrooms were great with access to Youtube, netflix, and amazon prime. The video arcade was also a nice touch and definitely brought back some old gaming memories for me and my wife with the retro games. The kitchen was plenty stocked with every dish you need to make any kind of meal. Can opener was a bit tricky to use but nothing major to complain about. The pool side area was awesome with its own bathroom outside and a closet outside with some pool toys for the kids. The pool was clean and great to just float and relax. And the pool side seating was also clean and very comfortable. The customer service was awesome and was always quick to reply to any questions my family had. I would definitely recommend this rental property. If i had to state a negative, i would say that the clothes dryer was not working. It would tumble the clothes but it was like the heating element was not working. But definitely would not have stopped me from renting this beautiful home. And as always, the resort was spectacular. The slides, the lazy river, the kid section, the hot tub, and the community pool was just great. Service was exceptional. We will be back. :)
