    • Early check-in or late check-out: £15 per hour, subject to prior approval
    • Cleaning fee: £49–£99, depending on property size and location
    • Pet fee: £29 per stay, please contact us before booking to confirm approval. Restrictions apply: one pet only, small to medium size, fully house trained

    • Unauthorised party or loud noise complaint: £300 and risk of booking cancellation

    • Tampering with smoke alarms, thermostat controls, internet router, or noise detectors: £150
    • Unauthorised furniture rearrangement: £100

    • Main guest’s phone number and email address, so we can contact you with important updates before and during your stay
    • Total number of guests staying at the property
    • Confirmation if you are planning to bring a pet. Only one small to medium-sized, fully house-trained pet may be considered, and pets must not be left alone in the property
    • Any special requests or important information we should know before your arrival

    Please contact us at least 48 hours before arrival with any requests for baby cots, highchairs, or bed arrangements. Zip-and-link beds can be joined into doubles upon request, where available.
    Please reply as soon as possible so we can finalise preparations for your visit.

    Our local council will not collect bins if the rubbish is not separated correctly. They are very strict, so please follow the recycling instructions carefully. Small job for the guest, big headache avoided for everyone.
