    1,200 sq. ft. third-floor apartment on Mont-Royal Avenue with a separate studio suite with its own bathroom, kitchenette, and TV — offering extra privacy under one roof. Two bedrooms, a full kitchen, and dining for six. Walk to La Fontaine Park in five minutes; in summer, Mont-Royal becomes a pedestrian-only street lined with terraces, cafés, and boutiques. Perfect for families, groups, and remote teams exploring Le Plateau.



    The Space:

    Enjoy a spacious 1,200 sq. ft. apartment on the third floor of a three-story building (please note this unit is not suitable for guests with limited mobility, ask us about second-floor alternatives). This rental includes a 2-bedroom, 1-bath apartment along with a separate studio suite with its own bathroom, making it ideal for friends, groups, or remote workers who want a bit of extra privacy while staying together. It’s a comfortable choice for up to 9 guests in the charming Le Plateau neighborhood.



    The main spaces include:



    → LIVING AREA: A comfortable open living space with sofa seating, and a flat screen HDTV. It’s a prime spot for downtime moments at home.



    → DINING AREA: A large dining table that seats 6 for enjoying peaceful meals at home. You can also use the table as a laptop-friendly workspace if needed.



    → KITCHEN: Equipped with quality appliances and all the basics needed to prepare meals. Plus, essential extras like a coffee maker and a toaster.



    → BEDROOMS & BATHROOMS: 3 bedrooms with comfortable beds and quality bed linens and 2 full bathrooms (towels provided).



    - BEDROOM 1: 2 Queen beds (AC/heat pump)

    - BEDROOM 2: 2 Single beds + 1 Twin/Single floor mattress (upon request) (AC/heat pump)

    - BEDROOM 3: An independent suite (at the end of the corridor) with a queen-sized bed, TV, kitchenette and a full bathroom

    - COMMON AREA: 1 Twin/Single floor mattress (upon request) (window AC)



    *Please let us know in advance if you need the floor mattress, so we can provide extra bed sheets.*



    - ADDITIONAL AMENITIES INCLUDED: reliable WiFi, air conditioning for the summer months, heat for the winter months, and laundry facilities are shared with only one other unit, which has a washing machine, dryer and some laundry detergent provided.



    The Le Plateau neighborhood has a wonderful ambiance and is one of the trendiest areas of Montreal. You’ll be in the center of it all, right on Mont-Royal Avenue and walking distance to Saint-Denis Street and Saint-Laurent Blvd, all famous destination streets lined with casual cafés, laid-back restaurants, lively bars, galleries, theaters, shops, and boutiques.



    During the summer month, this area features "pedestrian-only" streets. Mont-Royal then becomes closed to traffic and becomes a long linear park, perfect for lazy strolls, rest stops, eating, drinking, shopping and fun summertime moments. This apartment is also a 5-min walk to La Fontaine and Sir-Wilfried-Laurier Parks, perfect for a morning stroll with your pets.

    Renting a bike is an excellent way to explore Plateau-Mont-Royal. Choose between a regular or electric BIXI and enjoy the borough’s numerous bike paths, including Saint-Denis and Rachel Streets. The Rachel path connects Mount Royal, Jeanne-Mance, and La Fontaine Parks, with plenty of BIXI stations along the way.



    Parking:

    Street parking in Plateau Mont-Royal can be tricky — read signs carefully. You can't park on main avenues like Mont-Royal, and most side streets are for permit holders only. You can buy a 24-hour permit for $8 at any parking kiosk using code PMR02 and display it on your dashboard. Guests are responsible for any parking tickets, fines, or towing.



    Other Things to Note:

    This apartment is in a classic older building, typical of Montreal’s Plateau-Mont-Royal neighborhood, which is what makes it so appealing. It’s not a modern condo, but its authentic character and original details make it special. The windows are traditional guillotine style, and the floors have natural variations that add to the building’s charm. The unit is well-maintained and professionally cleaned, with effective heating and added window insulation during colder months to keep you comfortable. There is the potential for street noise, like traffic and passersby.



    Group Stays: We manage all the units in this building and can host up to 35 guests across 5 apartments on 2 floors. If you’re travelling with a large group, reach out for a personalized offer.



    Parking: You can’t park on main avenues like Mont-Royal, and most side streets are for permit holders only. You can buy a permit for $8 per 24 hours by entering the code PMR02 at any parking kiosk. Please display the permit on your dashboard. We are not responsible for parking fines or tickets. Read the signs carefully.



    Certifications and Taxes: The apartment is certified by the Corporation de l'industrie Touristique du Québec. GST and QST taxes are included in the price. Business travelers can request an invoice for tax purposes.



    Essentials Provided: We supply some basics for your arrival: trash bags, toilet paper, hand soap, shampoo, and dish soap. These are not replenished, so if you run out, you can get more from any grocery shop or pharmacy.



    House Rules:

    - You must be 18+ to book our awesome apartment.

    - The apartment is on the 3rd floor, and there is no elevator. You’ll need to climb two flights of stairs.

    - If you travel with children, please keep an eye on them in common areas and on the stairs.

    - We’ll ask you to sign a Rental Agreement acknowledging the house rules when you confirm your booking.

    - You might be asked for an ID at check-in or during your stay.

    - Only the guests listed in your reservation should stay overnight.

    - Depending on the booking platform, a temporary hold will be placed as a security deposit for damages and released after check-out (Not applicable for ABB).

    - No smoking inside, please. Smoking, drugs, or illegal activities aren’t allowed and could lead to a fine.

    - Keep noise to a respectful level after 10 pm — the neighborhood has plenty of nightlife nearby if you want to keep the party going!

    - To help us keep the community happy, the apartment has a noise sensor (no recording). There’s also a smoke detector. Please don’t tamper with these.

    - You’re responsible for any damages or extra cleaning costs if needed.

    - Pets are welcome with prior approval, but must stay off furniture. No fee, but extra cleaning charges may apply if needed.

    - Please leave your shoes at the door to keep the floors clean and prevent water damage (especially when it rains or snows).

    - Candles, incense, or anything with open flames is strictly prohibited anywhere in the property.
