All Sun and Games gives your group places to play together and spaces to spread out, from the lake-facing main living room to the game rooms downstairs. The home has six bedrooms, three full bathrooms and one half bathroom, with room for up to 12 guests.

GATHER, COOK AND SHARE A MEAL
The main living room has a high ceiling, a large TV and doors opening onto the deck. Bring everyone together on the sofa, or carry a conversation outside with a view of the water. The full kitchen has a refrigerator, oven, stovetop, microwave and dishwasher, with a breakfast nook for a slower start and a separate dining table for shared meals. A laundry room sits just off the kitchen.

MORE ROOM FOR GAME NIGHT
Downstairs, challenge each other at the air hockey and shuffleboard tables, pick a board game, or settle onto the large sectional to watch TV. A separate ping-pong room gives you another option for indoor competition. These additional gathering spaces let some guests keep playing while others relax upstairs.

SIX BEDROOMS ACROSS THE HOME
The sleeping arrangement totals one king bed, three queen beds and four twin beds. The main floor has the king bedroom and a queen bedroom; these two bedrooms connect without a privacy door between them. Upstairs, room records identify a queen bedroom and a bedroom with two twin beds. Another queen bedroom is on the lower level, and the remaining bedroom has two twin beds.

BATHROOMS AND EVERYDAY CONVENIENCES
The main level has a full bathroom with a shower and a separate half bathroom. There is a full bathroom with a tub/shower combination upstairs and another on the lower level. Central air-conditioning, Wi-Fi and a washer and dryer support longer stays and the everyday routines between outings.

OUTSIDE BY THE LAKE
Play pickleball or shoot hoops on the private court, try the two disc-golf baskets in the yard, or make time for cornhole. The deck has outdoor dining with a lake view, while the private dock puts the water at the center of your stay. Paddleboards and a canoe are provided, a grill supports outdoor meals, and the firepit offers a place to gather as evening settles in.

LAKE ACCESS AND PARKING
This home is on Lake Anna's public cool side. Use the private dock and on-property boat launch during your stay. There is no community boat-launch access; a public launch is the alternative if you choose not to use the on-property launch. Driveway parking accommodates up to four vehicles; the garage is not available to guests.

THINGS TO KNOW
Please note the bedroom arrangement before booking: the two main-floor bedrooms are connected, with no privacy door between them. The home has stairs between levels.

The fireplaces and wood stove are not for guest use.

Check-in time: 4:00 p.m.
Check-out time: 10:00 a.m.
All guests shall abide by the good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00 p.m. to 8:00 a.m.
No smoking is permitted anywhere on the premises.
