The living room, which also serves as a sleeping area, is furnished with a comfortable double sofa bed and an additional single bed, providing ample space for a good night’s sleep. There is a desk for those who need to work or study, whilst a smart TV ensures plenty of entertainment. The space also features a cosy dining table, perfect for enjoying meals with friends and family.



The modern kitchen is fully equipped with high-quality appliances, including an oven, hob, fridge and dishwasher, providing everything you need to prepare meals.



The walk-in wardrobe provides ample space to organise clothes and accessories, adding a touch of practicality.



The elegant and modern bathroom is fitted with a spacious shower, washbasin and toilet, ensuring comfort and functionality.



In accordance with Article 109 of the Consolidated Law on Public Security (TULPS), Italian law requires us to record the identity documents of all guests staying at our accommodation. To this end, we would like to inform you that we use professional management software that guarantees the utmost security and confidentiality of your data. We will send you a secure link prior to your stay to enable you to register these documents quickly and easily.



The booking price shown prior to confirmation includes, depending on the nature of the stay, a charge for accommodation and a charge for ancillary services related to the booking and stay, such as cleaning, management, assistance, platform/brokerage fees and related services.



The breakdown between accommodation and ancillary services may vary for each stay and will be shown in the tax/accounting documentation provided.



Before your arrival, I will ensure that the apartment is thoroughly cleaned, following strict hygiene standards.



Guests will be provided with fresh bed linen and towels for each guest, two rolls of toilet paper and a welcome kit in the bathroom. I would also like to inform you that, as this is not a hotel, Italian law PROHIBITS us from providing guests with any type of food, even simple items such as oil, salt and pepper, and as we operate professionally, we are committed to complying with Italian law



Security deposit for any damage

To protect the property and its furnishings, and to ensure that all guests enjoy accommodation that is always in perfect condition, a security deposit of €300 is required to cover any damage, missing items or improper use of the property.

The deposit does not represent an additional cost: it will be refunded within 7 days of check-out, following the necessary checks on the condition of the accommodation.

If no damage or issues are found, the full amount will be refunded. If damage is found, the sum will be retained in whole or in part, in proportion to the costs of repair or replacement.
