Whether you're working remote or traveling with family, A newly furnished room @C5-10I 81 Newport Boulevard Across Terminal 3 is a great choice for accommodation when visiting. Guests can make the most of all that the lively city has to offer. 5-10 min. walk to NAIA Terminal 3, 8 min. to Resort World Manila, 1 ride to SM Mall of Asia, 1 ride to City of Dreams, 1 ride to Okada Manila and many more. With its convenient location, the property offers easy access to the city's must-see destinations.
Our property is located in the heart of Pasay across NAIA Terminal 3 and is accessible via the Runway Manila Bridge thru a walkway. Cozy, relaxing and convenient space might just be the perfect layover and staycation for you.
We can only cater a maximum of 3 guest. The price for booking are set for 2 guest only with an additional P500 fee/night for the 3rd guest.
This additional fee only goes for the extra towels/linen laundry and cleaning service.
Our Condominium unit is a 39 sq.m. studio, equipped with the following.
- Full Double bed good for 2 person
- Single floor mattress bed for the 3rd person
- Balcony with a view of a garden, city and pool.
- Designated table for work
- 42" Smart TV with local channels & Netflix, Internet and many more.
- Complimentary 200mbps Fiber Internet Plan. Minimum 80-95mbps DL speed depending on your device 2.4/5g WIFI capabilities.
- Intercom (to contact building reception and security)
- Split-type air-conditioning units
- 7.5 feet Refrigerator with freezer
- Working kitchen complete with cookware, burner electric stove, microwave, electric kettle, rice cooker and range hood (only available for use if guests are staying more than 2 nights and are willing to clean up after).
- Basic cooking utensils
- Tableware (silvers, glass, coffee cups)
- Shower with water heater
- Shampoo, body soap, shower gel, and dental kit
- Bath towels, hand towel & bath rug
- Complimentary coffee, cream and sugar
Note: For hygiene and safety of all our guests, cooking essentials like salt, pepper, spices, and condiments like oil, vinegar, soy sauce, fish sauce, etc. are NOT provided; Guests are allowed to bring their own, or buy from a nearby convenience store/grocery.
THINGS YOU NEED TO KNOW BEFORE CONFIRMING YOUR BOOKING:
- We charge an additional PHP 150 / USD 3 per hour for late check-ins beyond 6pm, payable through the AIRBNB App.
- We charge an additional PHP 150 / USD 3 per hour for late check-outs between 12nn to 5pm. This is subject to availability & payable through the AIRBNB App. Kindly contact the Host in advance.
** We seek your kind understanding that our staff's duty begins at 8am to 6pm only. This means that beyond 6pm, we have to pay for their transportation and overtime fee (including night differential). Beyond working hours in order to assist you with your luggage/s during registration and check-in process as well as key turnover.
- Cigarette/Tobacco Smoking Penalty is at PHP 10,000 / USD 100.
- Candles lightning is not allowed.
- No pets are allowed inside the property.
- Turn off A/C, unplug any electric appliance, mobile device when not in use or going out of the property for a while for Safety reason.
- Please do not bring any food in the sleeping areas to avoid attracting ants, bed bugs, or any other insects.
- We only encourage guests to use the working kitchen if the guests are staying for 3 nights or more and are willing to clean up after themselves.
- We require a weekly cleaning for monthly stays. Standard cleaning fee is PHP 500 / USD 10 per week.
- We have no short-time stay rate. Any stay, even if only for less than 12 hour is considered one (1) full night stay.
- A parking slot can be arranged for a fee of PHP 350 / USD 7 per night & payable through the AIRBNB App (subject to availability).
- There is an option for additional bed (only for 3rd person), no crib or baby cots in the room. Maximum capacity is 2 adults and 1 child (below 12 years old).
- Kindly coordinate with the Host to request a guest access to the swimming pool, playground, and gym—free of charge.
- The Host is not responsible for any accidents, injuries or illness that may occur while within the premises of the 81 Newport Boulevard property.
- The Host is not responsible for the loss of personal belongings or valuable of the guest. Kindly ensure to double check your belongings upon check-out.
- Please turn over the condo unit key to the host’s staff during check-out time. Do not leave them in the mailbox or thru the Reception desk. Lost keys shall be charged PHP 1,500 / USD 25.
POOR CELLULAR AND DATA SIGNAL IN THE LOBBY
Please take note that the lobby areas of the property has poor cellular and data signal. Hence, once your booking is confirmed, we have setup an automated message for check-in instructions which you will receive 24hrs prior your booked stay.

Check-in time is from 2pm to 6pm.
Check-out time is before 12nn.
EARLY AND LATE CHECK-INS / LATE CHECK-OUTS
For all requests on early check-ins and late check-outs, we cannot guarantee it ahead of time as this will depend on the confirmed bookings prior and after your stay.
COVID-19 HEALTH PROTOCOLS
Guests are required to present their valid IDs as well as vaccination cards OR your 72 hours rapid/swab test with negative result upon check-in and hotel registration. We strictly implement safety and health protocols, and we follow a rigorous cleaning and disinfection process to keep our condo unit safe for our guests. Guests are still encouraged to wear their face masks outdoors and in common places.
VALID ID: PASSPORT, DRIVER'S LICENSE, OR ANY GOVERNMENT-ISSUED ID
A copy of your valid ID with photo will be requested upon booking confirmation, for security purposes. If booking is under different name then we require a copy of the Credit card used during the booking and a valid ID. This is the condominium’s policy to protect their guests and residents.
COMPLIMENTARY INTERNET
Our internet subscription is at 200mbps, a minimum 80-95mbps DL speed depending on your device 2.4/5g capability. Complimentary internet can be accessed via Wi-Fi access points. We will use our reasonable efforts to make the service available 24-hours a day. However, we will not be liable if for any reason the internet connection is not available at any time or for any period due to outages and ISP maintenance. Access to internet may be suspended at any time.
GUEST ACCESS
Guests can access the swimming pool (kiddie and adult) and jacuzzi from 8:00 am to 8:00 pm but may vary due to COVID restrictions. Kindly coordinate with the Host in advance should you wish to utilize the swimming pool. There is also an available gym with locker rooms, kiddie playground, outdoor garden and as well as dining areas around the pool—all located at the 2F.
Due to COVID-19, the aforementioned amenities may be with limited capacity or may be closed at times depending on the IATF updated guidelines or alert level in Pasay.
