It`s only 10 mins to the STRIP yet feels like a world away!

This ~1/2 acre estate is privately gated; once in, step inside the front door to elevated ceilings, pool table room with slot (for fun) and TV, with seating and views of the gorgeous mural in the backyard behind the pool.

On one side connecting to the pool table room you`ll see the gorgeous formal dining room, updated kitchen with all new essentials, barstool seating, huge 8 person couch surrounding 75` 4K TV and more, with connection to the back patio leading to the very private backyard. The backyard is a private oasis with pool, hot tub, wood firepit, yard games, hammock, charcoal grill for bbq`ing, real grass in Vegas, and beautiful professional mural of the Vegas STRIP. It feels like you`re a world away from it all when home, but you`re only a 10 minute drive to the STRIP! It`s the best of both worlds.

The other side of the home contains the large bedrooms perfect for resting and rejuvinating, of which the master bedroom alone is bigger than some apartments! Master bedroom has it`s own Keurig coffee bar and a large jetted tub in addition to desk and master suite essentials. There is a very comfy King bed in the master and 2nd bedroom, with very comfy Queen beds in the other 2 bedrooms.

Bathrooms include the full guest bathroom with tub and shower off the hall on the bedrooms side of the house, the full master bathroom, and a 1/2 bathroom on the kitchen side of the home near the laundry room. There is also an outdoor shower.

All of it, with exception of cleaners closet inside and storage shed on side of home. No space is shared; it is all yours when you are there.

Palm Palace — House Rules
IMPORTANT: THESE HOUSE RULES INCLUDE A RELEASE AND HOLD HARMLESS AGREEMENT AND A WAIVER OF JURY TRIAL (SEE THE FINAL TWO SECTIONS). BY BOOKING OR STAYING AT THE PROPERTY, THE BOOKER AND ALL GUESTS AGREE TO THESE TERMS. PLEASE READ THEM CAREFULLY BEFORE BOOKING.
By booking or staying at the property, the person who made the reservation (`Booker`) and every member of their group agree to these House Rules, as well as all rules posted on signs, in the guestbook, and in the listing. Please read them fully before arrival.
Guests, Visitors, and Parties
• Maximum occupancy is 8 people. This limit applies at all times, day and night.
• Only registered guests are allowed. No one beyond the number of guests listed on the reservation may stay at or visit the property. You may update your guest list mid-stay by contacting us, as long as the total stays within the maximum occupancy.
• No parties, weddings, or events. Parties, events, and gatherings that exceed the registered guest count are strictly prohibited.
• The Booker is responsible for the group. The Booker must share these House Rules with every guest and ensure everyone follows them at all times.
Pool, Hot Tub, and Bathtubs
There is no lifeguard on duty. Use of the pool, hot tub, bathtubs, and all other amenities is entirely at your own risk.
• The pool has no safety cover. It is open and accessible at all times, so never leave children or non-swimmers unattended in the backyard.
• Pool and hot tub hours are 8:00 AM to 10:00 PM.
• No diving into the pool or hot tub.
• No glass in or around the pool or hot tub. Plastic cups are provided for outdoor use.
• Do not use the pool, hot tub, jetted tub, or bathtubs while intoxicated, after taking anything sedating or impairing, or if you are otherwise not physically able to do so safely.
• Non-swimmers and weak swimmers may not enter the pool or hot tub.
• Do not use the hot tub or jetted tub if you are pregnant or have a medical condition that could make use unsafe. Consult your doctor if unsure.
• Never leave a running or filled bathtub unattended, especially with children present. Keep hair, loose clothing, and jewelry away from jets and drains.
Yard and Games
• Fire pit: This is a real wood-burning fire pit. No fires when it is windy. Never leave a fire unattended, keep children at a safe distance, and fully extinguish the fire before going inside or to bed.
• Axe throwing game: Use the plastic axes only at the target, and make sure no one is standing in or near the throwing area. Children must be supervised by an adult.
• Putting green: Use only putters and golf balls on the green. No full swings.
• Trampoline: One person at a time. No flips or stunts, and no use while intoxicated.
• Cactus and desert plants: Some plants have sharp spines. Watch your step, keep children and guests clear of them, and do not touch or climb on them.
• Do not use any amenity while intoxicated or if you are not physically able to do so safely.
Children
• Children must be supervised by an adult (18 or older) at all times, anywhere on the property.
• Never leave children unattended in the backyard, pool or hot tub areas, bathrooms, or near the fire pit, games, or cactus plants.
Smoking and Noise
• No smoking, vaping, or open flames of any kind indoors ($1,000 fine). This includes candles, incense, and sage. Smoking tobacco, vapes, or marijuana is allowed in the backyard only. Please dispose of all smoking materials properly.
• Quiet hours begin at 10:00 PM. Excessive or disturbing noise is not allowed at any time. Neighbor complaints may result in cancellation of the reservation.
Pets
• Well-behaved dogs only, up to 2. No cats.
• A $200 pet fee applies per dog. All dogs must be disclosed and added to the reservation at booking.
• No dog breeds deemed aggressive, per our insurance policy.
• No pets on furniture or beds. Please clean up after your dogs, inside and outside.
• Do not leave dogs home alone unless they are crated.
• Never leave dogs unattended near the pool, hot tub, fire pit, or cactus plants.
• Guests are responsible for any damage, injury, or neighbor complaints caused by their dogs.
Cameras and Noise Monitoring
• Security cameras are located outside the home and in the garage. There are no cameras inside the home.
• Noise monitoring devices are installed as required by county law and alert us if noise levels get too high. They measure decibel levels only and do not record conversations.
Supplies
A starter supply of paper goods and soaps is provided. For stays longer than one week, guests are responsible for restocking supplies.
Arrival and Cleanliness
If anything about cleanliness does not meet your standards, please tell us within 2 hours of arrival so we can fix it right away.
Checkout and Fees
• Checkout is 11:00 AM. An unauthorized late checkout incurs a $50 fee, because our housekeepers are scheduled and paid based on the checkout time.
• Excessively dirty conditions will incur an additional cleaning fee, documented with photos.
• Items left behind incur a $50 handling fee plus the cost of postage. We will do our best to mail them within a week.
• No-shows are non-refundable, with no credits, rescheduling, or exceptions.
Damages
Please report any damage or breakage promptly and before checkout. We purchase a damage protection plan through Waivo for each reservation, included in your nightly rate. Guests are responsible for any damage costs that exceed the damage waiver amount. If a rule violation forces us to refund or discount another current or upcoming guest, the Booker is responsible for that cost.
Maintenance and Service Visits
Regular maintenance keeps the pool clean and the yard in good shape, so you may see service providers outside during your stay. None of them have or need access to the inside of the home, and they use the side gate to reach the backyard.
• Pool and hot tub service: Thursday mornings.
• Landscaping: every other Wednesday afternoon, and occasionally Thursdays around midday.
• Pest control: monthly, usually Friday morning or around noon, for about 30 minutes.
Issues and Refunds
If something is not as expected, tell us right away and we will work hard to make it right. No refunds are given for anything we fix or replace within 24 hours. For any other issue, we must reach an agreement before additional nights are spent at the property. We cannot offer refunds after you depart.
Pool and Equipment: Limited Liability
The pool is outdoors and exposed to leaves, wind-blown debris, rain, algae, and extreme desert temperatures. When equipment fails, parts and technicians can take several days to arrive. If the pool or its equipment fails and we cannot repair it within 24 hours, our liability is limited to 10% of your nightly rate for each affected night.
Violations and Cancellation
VIOLATION OF ANY HOUSE RULE MAY RESULT IN IMMEDIATE CANCELLATION OF THE RESERVATION WITHOUT A REFUND. This includes, but is not limited to, unregistered guests or visitors, exceeding the maximum occupancy, parties or events, undisclosed pets, smoking or open flames indoors, excessive noise, and unsafe use of the amenities. If a reservation is cancelled for a rule violation, all guests must leave the property promptly when asked, and the Booker remains responsible for any fees, damages, and costs incurred. We reserve the right to decline future reservations from guests who did not respect these House Rules or the property.
Guest Responsibility and Hold Harmless
