Welcome to your riverfront retreat in Kingsland on the Colorado River with direct access to Lake LBJ. This 6-bedroom house with a separate guest house sleeps up to 12 and is perfect for lake days, poolside lounging, and relaxed time together.



The Space:

Set right on the Colorado River with easy access to Lake LBJ, this comfortable home-plus-guest-house setup is ideal for families and groups. Between the main house and the studio-style guest house, you’ll have 6 bedrooms and 4 bathrooms, space to spread out, and great outdoor living.

Spend days by the private outdoor pool, grill in the backyard, and enjoy the waterfront setting. Inside, a game room with foosball keeps the fun going after the sun goes down. Smart TVs are in most bedrooms, WiFi is provided, and a laptop-friendly workspace makes it easy to check in with the office if needed.



The separate guest house adds flexibility with a king bed, its own bathroom, and a kitchenette (mini fridge, toaster oven, coffee maker, and microwave), plus indoor dining for 4 and a private outdoor dining table for 5. A washer and dryer are in the home for your convenience.

Important Things to Note

• This home is not pet-friendly. No pets allowed, no exceptions. Thanks for understanding.

• Bedroom flow: Bedrooms 3, 4, and 5 are connected. To access these rooms and the game room, guests will walk through one bedroom to reach the next.

• Pool: The pool is not heated.

• Bathrooms: In addition to the ensuite in Bedroom 3 and the guest house bath, there are 2 shared bathrooms with walk-in showers in the main house.

• Parking: Driveway parking for up to 6 vehicles.

• Laundry: Washer and dryer are in the home.

• Boating: The private dock is available for guest use and can hold either a pontoon or a V-drive boat; 2 jet ski lifts are also available. A public boat launch is at Kingsland Community Park.

• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.

• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!

• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.

• Salt, pepper, and cooking oil are not provided unless otherwise noted.

Location logistics: About 15 minutes to Perissos Vineyards and Legends Golf Course; roughly 75 minutes to Austin for day trips.

Very nice place for a large family get-together! Thanks for having us. Finally found remotes - they are located in each room in what looks like a book. Could never get the ceiling fan in the living room to work even though we went and bought new batteries.

Out check in was without issue. We found the property to be clean and neat. We did have some issues. First when we arrived there was a note from the person who cleaned the house indicating that the freezer would not open. She said she put in a report. I contacted the host to let her know. She told us something to try but it did not work. I realize we were checking in on a weekend but I expected someone to come and take care of this by Monday and no one ever came to fix this. We had to use an ice check the whole time and get ice every day. We also were not able to get some of the food items we had planned because of no freezer. Not only did we have to deal with this our entire stay but your next guest will also have to deal with this. The other issue I had was that there were not enough towels. For our bathroom that served two bedrooms there were five towels one wash cloth and one hand towel. Most women use two towels. One for the hair and one for the body. Please invest in more towels.

The property was great for our family of 7. Plenty of room, inside and out. It’s a great location, close to town. The lake was still messy from the flooding effects, but we did get to use the boat and jet ski toward the end of our stay. It’s beautiful there, great place to relax and lots to do and see in the area.

First let me say this is our second summer in this house…The property is amazing to house a bunch of adults … no rooms full of bunk beds thank you! The add on to the house is very confusing when it comes to turning on lights and fans, like it is in other rooms to make it happen. It would be great to have instructions. Not all remotes worked in bedrooms for televisions, frustratingA few of the lounge chairs and umbrella holders were rusted and falling apart, could use a little face lift in the outdoor decor Outdoor space is awesome and the pool is ideal to hang out Guest house is a great space for the fam with the infant but the ac unit is a bit loud and fan clicks constantly when you turn it in and the door auto lock is tricky, we could not get in one night and had to call management.The location to grocery store, bait shop, convenience stores and boat rentals is close and convenient

House and property management Ok

Booked a stay with several friends and their families. Had a great time with the pool and the boat dock but some things need to be improved.1. Couldn’t get into the house at check in. The code provided didn’t work. There is also a separate room and the code box only worked half the time so we had to find the lock box with the key. This is a Texas property but we were calling Tennessee to try and speak with someone about access issues2. There were no garbage bags at the house and the trash can was already overflowing when we got there3. The kitchen didn’t function. There are 2 microwaves but one didn’t work. The stove only allowed 2 burners to work at one time or it would shut down. The oven would randomly shut off during cooking. 4. Beds were not comfortable and most of the frames were squeaky.5. One of the bedrooms didn’t have lights that worked. We used closet lights to see at night, then found out the switch for the lamps was in a different room.6. The blinds didn’t work. There were so many switches but we couldn’t find the switch for the blinds to operate properly. Some also have a lot of dead bugs in them and need to be cleaned.7. It doesn’t mention that 3 of the rooms are connected and you have to go through the rooms to get to another. This wasn’t a big issue for us because we are so close, but it should be specified upon booking.We would probably stay here again if the kitchen issues were corrected, but this property may not work for everyone.

End of the year get together

We loved the house and the property. There were two problems however. First, the property right next door they were building a brand new house and all day long all we heard was hammering sawing workers yelling at each other and Hispanic music blaring from 8:00am until 6:00pm every day. We could not sleep in past 8:00. Secondly the little Island area/boat dock was lovely but the local geese loved it also and used it as their outhouse, so it smelled terrible down there. Im sure this is not a problem in the summer and once the construction is complete it will be a perfect retreat.

Lake Family Vacation

Property fit our family perfectly with the number of bedrooms and bathrooms, and was large enough overall to not feel cramped with 12 people. The pool was an extra bonus for the granddaughters as they enjoyed it throughout our stay. Large covered deck by the pool with view of the lake worked well for us as it did rain some during our stay. Large dock and boat lift worked out great for our boating activities. Plenty of parking in the front for our vehicles and boat trailer. We will be back!

Disappointed

Overall we enjoyed our stay here. In fact, if these issues were addressed by management, we would consider staying here again. I was aware of the bedroom situation and that did not pose a problem for my family. The property is beautiful and the lakefront dock is stunning. After reading previous reviews, the management company appeared to have addressed the concerns of prior renters, and I do think overall they were responsive during our stay. The following are concerns which future renters should be made aware of. 1. Construction ON the property. We were completely unaware of this until we arrived. Crews with loud machinery were on site EVERY day from 7-7. (including Saturday and Sunday) Woke us up and impeded our enjoyment of the dock. 2. Dirty pool area - pool deck was filthy with rust and mildew. Looks nothing like the picture posted. 3. Bugs - bugs in and out of the house were out of control. Needs to be exterminated. Flies all over the patio and in the house on our food. Awful 4. Wifi - this was mentioned by a previous renter, but has not been fixed. Could not watch football games or any other TV without constant interruption, and there was no wifi in the guest house at all 5. Hot water - guest house had no hot water and management responded that a plumber could not come until after our checkout. It was a simple fix by a maintenance person but should have been maintained by management co. Evidently, routine maintenance has been largely ignored

Wonderful Place

Had couple questions at arrival, very prompt response. This was by far my favorite place to stay on LBJ. Beautiful location, very clean, had all the basic necessities stocked and then some! Propane and bbq utensils included.Easy checkin, only downside was checkout at 10, I do prefer 11am. Definitely will stay again!!

Awkward house

Foremost - Internet/WiFi is spotty, too many devices in house trying to be a Smart home without actually being one. Router on one end of long house, on top of water heater. There was very little access for tenants’ kids tablets, iPhones, iPads. Frustrating all of us all week. Tv is difficult to operate. Written list of channels is useless. Remote not avail for hardline tv in 1 bdrm. All remotes were hidden in fake books on bedside tables and it took awhile to figure out. Light switches in bedrooms are confusing and were sometimes in other rooms which was crazy. If the orig. description had clarified that 3 bedrooms are connected & have to be traipsed thru we wd not have come here. The floor plan is not conducive to a group of adults who do not already live together. Condensation in bathroom w Washer/dryer was dripping water on people’s heads from vent above sink. Tile floors were sticky, dirty around dining table and in kitchen. Back bathroom had hair and dust on floor and mats did not seem to be clean. The Toilet seat is coming off. A large non stick skillet is needed in kitchen to cook for group.

Texas Vacation

Only 2 of the bedrooms are private. The other 3 you have to pass through another bedroom to get to. This would be fine for children, but not for us, as we were all adults, wanting our own private rooms. This was not mentioned on the listing! The house was clean, however some of the outside seating areas were covered in dust, spiders and webs, in particular down by the water. Lastly, on our first day there, the main drain backed up, flooding a bathroom and bedroom. While the response time was good for a plumber (about 2 hours) the host did not show up for about 5 hours, by which time we had cleaned up the bedroom and bathroom ourselves. There was no mention of any type of refund or compensation for our lost vacation time and labor. This was no small amount of water, flooding a solid inch into the bedroom, as we were outside and did not catch it immediately.

Better than the pictures

This house is beautiful. Every room is a great size. Plenty of space for parking. The kitchen is well supplied. I love all of the windows. The view is perfect to see a lot of the lake. Lots of seating on the back porch and on the water. The one thing to be careful of is there are no screens on the windows so bugs came in. Very comfortable home. We are talking about going back next year.

Fantastic Property on the Lake

Our family of nine stayed at this superb house for three wonderful nights. The check in was a breeze. The house and the adjacent guest house were superb in cleanliness and furnished with all the amenities for a comfortable and pleasant stay. The bedrooms are spacious and furnished with comfortable beds and pillows. I highly recommend this vacation home for supremely comfortable and enjoyable stay.

The problem with this property is the pool was UNUSABLE, hard to believe that in Texas with 100 + degreee heat the pool water was so cold no could use the pool. Very disappointing.

House was very nice big enough for 10 people. Pool and outside fishing dock were nice too. We caught several fish. The wrought iron chairs on the dock were all broken, that was the only down fall of the trip. Otherwise it’s a great location, a lot of room, and a great place for a get together with family or friends.
