Completed in 2025, this 72 m² apartment—exclusively furnished and located in a multi-unit building—is on the first floor and features wheelchair-accessible entry via the main entrance. Additionally, there is direct access from your private parking space via a small staircase leading across the terrace directly into the apartment.

Upon entering the apartment, you’ll find yourself in a spacious living-dining area with a fully equipped kitchen—specially filtered drinking water is available at all times. The fully automatic coffee machine is already filled with beans—a chilled bottle of the finest Franconian wine is also waiting for you—arrive, unwind, and enjoy 😉

Relax in front of the large TV with a sound system on the “big sofa,” which is also suitable as a place to sleep, or take a seat in the cozy swivel chairs at the solid-wood dining table. No one has “cold feet” here, thanks to the beautiful oak parquet flooring with underfloor heating.

Adjacent to the hallway with the coat closet are the bathroom and the bedroom. The extra-long king-size bed (220 cm) is equipped with natural latex mattresses. The bedding and sheets are made of organic cotton.

In the modern bathroom, you’ll find a walk-in shower, plenty of hand and bath towels, as well as a hair dryer and a washing machine for your use.

The entire apartment features a controlled ventilation system, ensuring you always enjoy a comfortable indoor climate.

All windows are equipped with exterior blinds, except in the bedroom, which has an exterior roller shade that ensures complete darkness.

For cyclists, there is a secure storage area with a lock in the garden. If desired, bicycles can also be locked in a basement storage room.
