NOTE: June 29th is the annual East Dubuque fireworks party in the backyard. The city of East Dubuque shoots off it's fireworks just across the valley and we have a GREAT view, if you decide to book on this date be aware the backyard, kitchen and bathroom will be shared between 4pm and 12am that day. We hope to see you here to enjoy the live music (4pm - 9pm) and fireworks at dark! We will have a cleaning crew to clean up any mess and again only the backyard, kitchen and bathroom will be shared. We will also be showing music videos on the outdoor movie screen during the fireworks (between dark and 12am).


PROPERTY DESCRIPTION: This is a rustic 1850 cabin home located on 1 acre of wooded land and now available to book here on VRBO! It has a huge waterfall with cave and 4' deep pond (not for swimming, but some people dip in it), professional stage, large yard, nice stone fire pit, yard seating for 75 people, 1 acre woods overlooking the great Mississippi River valley where you can camp and hike trails to scenic Gramercy Park which also has new playground equipment hiking trails and pavilions.

In the home, the first floor master bedroom sports a King Bed with fresh 700 ct linen and new paint, it has a window AC, a 42" TV and 300 DVDs. You also have access to the dining room study with futon, this is also a nice cozy room for an air mattress or daytime office. There is also a large wooden sun porch which sports a 42" TV, study table/desk, old chair seating and window AC (ok for an air mattress). Included on first floor is also large wooden kitchen and nicely updated bathroom/shower/tub. The remodeled upstairs bedroom has a nice comfy Queen bed and has a beautiful view of the Mississippi River valley and historic downtown East Dubuque. It has new carpet, new paint, a small closet, TV with DVD player., microwave and fridge with freezer and a window unit AC.

Downstairs in the remodeled basement there is another nice cozy very quiet room, with 42" TV and DVD, great for movies or gaming. This room has a futon and a single bed. Sleeping up to 3, or more if you have kids.

We have one new very comfy pillowtop blow up mattress available as well.

Pitching a tent in the yard is permitted but it must be set up after 6pm and taken down by 9am each day so it doesn't hurt the grass.

All areas are clean and well kept as shown in photos! And bug free!

Outdoor there's a magnificent hand-built waterfall cave with pond, a large professional stage, fire pit area,. There is woods above and trails to walk on in the city park behind. The upgraded city park is called Gramercy Park, this park has new pavilions, restrooms, river overlooks, hiking trails, and new playground equipment. Call city hall to book the main pavilion.

Yes we allow pets 15.00 per pet.

We now have a large 22' outdoor movie screen available for 50.00 per night upcharge (for ONE movie, TWO movies add 25.00) . Set up of projector and screen will be done by the owner/host of the property. The guest will be responsible for unhooking the projector and taking it inside the home after the movie). Subject to weather.

SMOKING IS ALLOWED OUTSIDE do not throw butts in the grass, put them in the can marked BUTTS by the stage or firepit.


UPCHARGE FOR AMENITIES:

There will be an up-charge for the following amenities:

* Use of the outdoor 22' movie screen available for 50.00 per night (for ONE movie, TWO movies add 25.00)

* Filling the waterfall pond enough to run the waterfall: 35.00

* Filling the waterfall pond completely: 65.00

* Weddings 650.00 per 4 hour wedding (includes stage)

* Use of the 75 EVENT CHAIRS: 100.00 per event.

* Use of the professional size stage for events other than weddings: starting at 100.00

* Use of the waterfall for professional photos: 150.00 per 2hr photo shoot (includes filling the pond to minimum level, 35.00 extra if you need it filled completely).

* Camping in the woods above (FREE with every VRBO booking)

* Baptisms are welcome (as shown in photos), cost depends on attendance, please ask for details!

If you are interested in booking the property or just the back yard for an event or birthday party etc, the cost depends on how many people you are inviting, contact the host for details and pricing. BEFORE booking.

Note: The hosts/caretaker resides on the adjoining 1/2 acre property where a 35' travel trailer is located, this area is secluded by a 6 foot privacy fence, as shown in the property photos where there's a grassy lot and long wooden fence. Guests can park in the gravel DRIVEWAY or in front of the home NOT on the yellow and NOT in the grassy lot next to the driveway.

Note: Please use the side lot beyond the white trailer for your pet to do their business, leash them as there is a busy street at times nearby. To the extent possible: Do not let pets use the backyard for peeing especially, as it kills the grass.

Note the booking price you see is per day plus fees, 30.00 per person after the first two, cleaning per day 25.00, 15.00 per pet, and VRBO service fee.

Note: There is no hottub on the property, just the waterfall and pond as stated above.

What is included is: the home as listed and whole backyard with waterfall, fire-pit and amenities as noted above, and 1 acre woods above for hiking or to let the dogs run loose. As noted there are upcharges for extra amenities such as, the movie theater, waterfall, use of stage etc.

* IMPORTANT: People wanting to book events or birthday parties etc MUST contact the host BEFORE booking and speak directly with the host. You can NOT book the property for one or two people and have an event with 20 people showing up. That said you may invite a few friends or family for a campfire or movie, no more than 8 guests and they are NOT to stay overnight unless they are booked as guests through VRBO and pay accordingly. Generally 11 pm is when you must ask the guests not booked to vacate the property unless there is a movie running in which case 12am is the limit. After 8 pm there will be a reduced noise level, and if running a movie the volume must be at a respectable level, there are neighbors. VRBO guests are responsible for cleaning up the yard after using it, cleaning by host only includes the basic duties INSIDE the home such as washing bedding and towels, sweeping floors etc. If the guests use dishes they must wash them and clean the kitchen of any mess made. If you do a lot of grilling leave a 10.00 tip for LP gas.
