Welcome to Coastal Grace, a classic beach cottage in Colonial Beach’s golf-cart-friendly community. The single-level home has three bedrooms and sleeps eight, with a game room, a fully fenced backyard, and an EV charger. Spend your days on the waterfront or cruising town by golf cart, then come home to the hot tub, the fire pit, and an outdoor shower under the trees.



The Space:

Coastal Grace is an updated coastal retreat built for families, friends, and groups who want the best of Colonial Beach. Comfortable indoor gathering spaces, a game room, a fully fenced backyard, a hot tub, and an outdoor shower give everyone room to spread out, on a relaxed weekend or a full week of activity.



🍽️ Gather

The heart of the home is built for time together. Share meals around the dining table, settle into the living room, or head to the game room for a little friendly competition. Custom murals painted by the owner and an air hockey table make it the room for family game nights and rainy-day afternoons. Outside there is more space to connect, on the deck, around the fire pit, or over dinner on the grill.



🛏️ Rest

Three bedrooms on a single level, sleeping eight. The primary has a king bed and an attached half bath, the second a queen, and the third two sets of bunk beds for kids, cousins, or extra guests. A full bathroom sits near the guest bedrooms, and with no stairs anywhere in the house, everyone settles in easily.



♨️ Unwind

The backyard is our favorite part of the property. Soak in the hot tub beneath the trees, take your morning coffee on the elevated deck, or gather around the fire pit and Adirondack chairs as the evening settles in. There is a fire pit grill for cookouts and a wide lawn for games, and a large outdoor shower for rinsing off after a day at the beach. The yard is fully fenced.



🍷 Explore

Colonial Beach is one of Virginia’s more unusual waterfront towns, relaxed and built around golf carts. A rental company is a short walk from the house, so you can reach the beach, restaurants, breweries, shops, the boardwalk, and the town pier without moving your car. The George Washington Birthplace National Monument, Stratford Hall, and the James Monroe Birthplace are all nearby, and fishing and boating are close at hand.



Guest Access:

Guests enjoy access to the full property, including the fenced backyard, deck, hot tub, and outdoor shower, excluding a locked storage shed and owner’s closets. Self check-in with a unique door code means you can arrive on your own schedule.

Coastal Grace sits in a residential neighborhood in Colonial Beach, a waterfront town on the Potomac known for its public beaches, fishing, boating, restaurants, breweries, and seasonal events. The town is built around golf carts, and a rental company is a short walk from the house. We ask guests to be considerate of neighbors, especially outdoors in the evening.



Getting Around:

Most guests get around by golf cart. A rental company is a short walk from the house, and from there the beach, boardwalk, town pier, restaurants, and shops are all reachable without moving your car. The town is walkable too. The driveway holds two vehicles with room for two golf carts beside them, street parking is very limited, and an EV charger with NACS and J1772 connectors is available for guest use.

🚗 Vehicle Access & Parking

The home is reached on paved town streets, with no winter access concerns. The driveway holds two vehicles, with room for two golf carts beside them. Street parking is very limited and not typically permitted, so please plan around the driveway. A Level 2 EV charger by the front door is available for guest use, with both Tesla (NACS) and J1772 connectors. Most guests get around by golf cart; a rental company is a short walk away.



📶 Connectivity

High-speed WiFi supports streaming, remote work, and video calls throughout the home. The home is equipped with smart TVs, and while standard cable is not available, guests are welcome to log into their own streaming accounts.



📷 Smart Home Technology

For security, the home has a motion-activated doorbell camera at the entry that may record audio and video. No camera captures any part of the interior of the property or the hot tub. A Minut monitor reports sound levels only, with no audio or video recorded.



🐕 Pet Policy

Up to two dogs are welcome per stay, with a pet fee of $75 per dog. Please add them to your reservation so the fee applies automatically. Additional dogs may be considered case by case with an added fee. The backyard is fully fenced. Service animals are always welcome.



🚼 Family-Friendly Amenities

Traveling with little ones? A pack ’n play, full-size high chair, and children’s tableware are provided.



🧺 Laundry

A washer and dryer are available for guest use, with detergent provided. Instructions are in the property guide.



🧯 Safety & Cleanliness

All bedding, linens, and quilts are freshly laundered between stays. Smoke and carbon monoxide detectors are installed throughout, with fire extinguishers and flashlights on hand.



🦌 Wildlife & Surroundings

As at any waterfront property, guests may occasionally encounter insects or small wildlife common to coastal communities. Please let us know if anything seems out of the ordinary.



🏡 Privacy

The home sits in a residential neighborhood, so we ask guests to observe quiet hours and keep outdoor noise reasonable, particularly in the evening.



🧹 Property Care & Updates

We continually improve Coastal Grace to enhance guest comfort, so furniture or décor may differ slightly from photos. During your stay, our landscaping, pest control, or hot tub care team may service the property as needed, and we will notify you in advance whenever possible. These visits are brief, exterior only, and do not require access inside the home.



♨️ Hot Tub

The hot tub is open year-round and serviced regularly by a professional team.



🔥 Fire Pit & Grill

The wood-burning fire pit is available year-round, with a grill grate set up for cookouts. Guests are asked to bring their own firewood. Instructions are in the property guide.

We’re typically available by text and happy to answer questions before or during your stay. We take a hands-off approach so you can enjoy your privacy, but we’re responsive and glad to help if anything comes up.
