The open-plan living space includes a Smart TV for streaming Netflix and Amazon Prime, a dining table for 4, and a fully equipped kitchen with oven, gas hob, washing machine, kettle, microwave, fridge-freezer, crockery and cooking essentials. Ideal for families, couples, or business travellers, the Seaside Gem apartment combines central city energy with cosy comfort for the ultimate Brighton escape.

KITCHEN / LIVING AREA
This bright and sociable open-plan space is perfect for relaxing or entertaining. The fully equipped kitchen features an oven, gas hob, washing machine, kettle, microwave, fridge-freezer, and a full set of cookware, crockery, glassware and cutlery – ideal for preparing brunch or dinner at home. Complimentary tea, coffee, salt and pepper are provided for your convenience to get you started in your stay. The dining table comfortably seats up to 6 guests. In the living area, natural light fills the room and a Smart TV is available for streaming your favourite shows. A double sofa bed (not made up, so you can enjoy it during your stay) with linen is provided, completing this welcoming and flexible space.

The bathroom features a shower, bath, sink, mirror, and toilet for comfort. We provide plenty of fresh bath towels, hand towels, and a bath mat to ensure a relaxing and hassle-free stay.

Our Guest Promise
We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!
Check-In
We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.
Damage Deposit
We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.
Smoking
To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.
Noise
To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)
Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.
Please note that call-outs due to excessive noise or parties may incur a fee.
Pets
This Property is pet-friendly. An additional £95 after pet stay, hypoallergenic cleaning fee applies per stay. Please notify us in advance what type of pet you are travelling with, so arrangements can be made.
Check-Out
Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.
Before You Leave and as a consideration to future guests, please:
Wash up the used dishes.
Bag rubbish and use the correct recycling bins.
Return keys to the key safe (OR) Keynest location.
Switch off the lights.
Close all windows.
Turn down the heating.
These steps help us prepare for the next guests and save energy; every little bit counts.
Age Policy
Bookings are only accepted where the lead guest meets our minimum age requirements and where the majority of the group is of an appropriate age. If you’re unsure, please get in touch with us before booking. We’re always happy to help.
A Quick Note on Deposits and Property Care
If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
