Please Remember: "You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property." *Exceeding the noise ordinance could result in disciplinary actions including fines and/or termination of your rental agreement without refund.

Booking & Fee Policy Include all guests and pets in your reservation request for accurate pricing. Additional fees apply for extra occupancy (over 2 guests per bedroom) or undeclared pets.
Optional Services (subject to approval) Early check-in/late departure, elevator access, and mid-stay cleaning for stays of 28+ days. Fees for approved add-ons are collected after booking.
Elevator Note This home includes a residential elevator for guest convenience; however, please note that elevator operation is dependent on third-party service providers. In the event the elevator becomes inoperable during your stay, repair timelines cannot be guaranteed, and stairs will be required for access to upper levels.
Reservations & Guest Requirements Most stays are 7 nights, Saturday–Saturday, though flexible dates may be available outside peak/holiday weeks—confirm before booking, as changes are not always possible afterward. Guests must be 25+, provide valid ID, and remain for the full stay. Standard occupancy is 2 per bedroom; extra guests are $25/person/night up to the maximum allowed.
Quiet Hours 10 PM–8 AM. Maintain reasonable noise at all times to respect neighbors; excessive noise is not permitted.
Cleaning & Linens Home is professionally cleaned and sanitized between stays. Starter amenities provided; daily service available for a fee. Stays of 28+ days require a mid-stay clean. Linens/towels are commercially laundered through our Professional Linen Program; no extra sets stored onsite.
Golf Cart Rentals Explore the island with ease! After booking, reserve a golf cart through our sister company, Once Upon A Beach Carts, and enjoy an exclusive discount available only to our vacation rental guests.
Pool & Spa Pool heated year-round to 82–85°F; heating may be affected by cooler weather. Heaters/filters off during quiet hours (10 PM–8 AM). Spa, if available, is part of the pool, seasonal, not a commercial hot tub, and may be unavailable in summer. Guests may not adjust equipment; violations may result in fines or damages.
Property Security Exterior cameras may monitor entries, driveways, pool equipment, and backyard access for security, deliveries, and occupancy compliance. Cameras do not face private areas.

Payment Schedule Deposit - Reservations up to 20 days: 50% of total amount due at time of booking. Remaining Balance - Reservations up to 20 days: Remaining 50% due 30 days prior to check-in.
Cancellation Policy For Reservations of 20 Days or Less - More than 30 days before arrival: Full refund of deposit (including taxes) minus non-refundable booking administration fee. - 14–29 days before arrival: Refund of 50% of total rental, fees, and taxes, minus non-refundable booking administration fee. - Less than 14 days before arrival: Refunds only for base rental rate, fees, and taxes for nights we are able to rebook, minus non-refundable booking administration fee. - Please note: While we make every effort to rebook, we cannot guarantee the same rate or number of nights. For any nights that cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in lost revenue, no refunds or price adjustments will be made.
Travel Insurance CSA Travel Insurance is available to U.S. guests (except NY and HI residents) and is strongly encouraged to protect your trip from unforeseen events. No refunds are given for COVID-19, weather, or beach conditions outside our cancellation policy. Hurricane season runs June 1–Nov 30; insurance can safeguard your plans. In the event of a mandatory evacuation, home unavailability, or government order halting vacation rentals, guests receive a full refund of base rate, applicable fees (minus booking fee), and taxes.
Additional Terms No refunds for events beyond our control (weather, red tide, travel issues, etc.). Cancellation requests must be submitted in writing by the registered guest—phone/text not accepted.

The house was just a short walk to be beach, views especially from the roof top were excellent. The rooftop space was excellent; we spent a fair amount of time there when we were not on the beach!
Great home directly across the street from a beautiful beach. Very spacious, great kitchen, pool and hot tub. Rooftop deck for fabulous sunsets. Highly recommend.
This is a great property so I am glad that we found it. The high end appliances, bathrooms in every room (and still half bath for main area), elevator (even if a bit slow), huge spa/hot tub, TV by the spa & pool, quick walk (2 mins tops) to your spot on the beach, kokonut hut for island drinks 2-3 mins walking away, and great decks to see the views were all incredible.
This is a beautiful home conveniently located 50 yards from public beach access. The home is very clean. The owners made a real effort to stock the kitchen well with the cookware and serve ware you'll need during your stay. This home is directly on Gulf Drive, the only road that runs the length of the island. While the location is great, the busy road made us very nervous with small children. Overall, the home worked great for our family, and we would stay there again.
We had a family reunion with ages ninety one to one years old. The elevator was super helpful for all. The location, right across from the beach was amazing. The pool area was great for all. The roof top deck was amazing for sunsets. The house did not have bikes so we ordered bikes, which came in handy when exploring further away. We also rented beach chairs, which weren't necessary, because the home had plenty of beach chairs. The house provided all linens, including beach/pool towels. Bedrooms were all wonderful and each had an attached bathroom. We would definitely rent again.
We had a great time at the house. The location is great and the house was very clean. A couple of things did not work and we were told that they couldn't fix them for us. One was a fan and the other the freezer kept sounding an alarm. Not a big deal. The other was the internet was sporadic. Overall, we were very pleased and would definitely consider this house again.

Beautiful house
This place is really pretty and VERY clean, as well as stocked well. We didn’t need anything we didn’t have. However, I didn’t realize how close to a busy noisy street it was, which maybe wouldn’t have mattered so much it construction hadn’t been going on across the street and next door. The neighborhood was pretty damaged in the hurricanes, but this house was in perfect shape! But when they stay there are stairs, pay attention! This is not a property for anyone with bad knees. There is an elevator which did work, but they say not to count on it. We love AMI, have been there multiple times, and will keep coming back. Hopefully no hurricanes again for awhile!
Really great getaway! Everything was great from the booking process to the check out. The management company, AMI Locals, was very responsive to all of our thousand questions we had before we arrived. They even had a concierge department that helped us book a golf cart and fishing excursion!
The house is right across the street from the beach, so the views from all the decks are stellar! The décor in each room is really cool... my son loved the surf board room, but all of them are really unique and fun. The kitchen and living space is nice and open and made for good family time in the morning and evenings before everyone went on their owns adventures. I enjoyed the pool and spa area. Originally being from FL, I appreciate the nice tanning area in the sun and then a fantastic shaded pool and spa! The house was all in all really great and we will definitely return in the future to this home in particular!
