Lakefront Winnisquam Cottage with dock & boat ramp

Classic lake cottage, steps from Lake Winnisquam with a deck, dock, boat ramp and lots of water toys onsite. The cottage retains its original lake character but with updates like huge windows facing the lake, AC and internet. Your hosts live onsite on the other side of the property, available if needed. Our other rental home is right across the boat ramp, if you need more space - check out our other listing too Property ID 2634483. The water toys, kayaks and SUPs provided as well as the waterfront area is shared by both properties. Our boat is on one side of the dock, you will have an entire side of the dock for your boat and shared use of the boat launch ramp. For the high season, the cottage rents weekly from Friday to Friday. Outside of that there is a 3 nite minimum, checkin days Friday and Monday. We are pet friendly. Be sure to let us know if smaller children or your pup is coming to stay - the house fairies often leave treats! This years Laconia Motorcycle Week is from June 13 through 21. These popular dates will sell out! Property holds an absolute max of 4 adults, if you are a larger group, check out our other rental.

THE PROPERTY

Perfect location for a couple alone or with a couple of kids. The space is small, but functions well. The two queen bedrooms adjoin each other and the bathroom so the group needs to be OK with that shared space. There are 5 steps to enter then all on one floor. Two A/C window units, two freestanding heaters and baseboard heat keep you comfy. Free Wi-Fi and cable, flatscreen TV in the living area. Tv with DVD player and movies in main bedroom. Kitchen has all the basic cooking utensils, plates, etc. Range, refrigerator, coffee maker (Keurig and drip), toaster and microwave. The bathroom has a small stall shower. A propane grill is ready on the patio. Fire pit by the water! Four kayaks and two SUPs are shared with our associated rental unit plus many, many inflatable water toys. Bring your boat, the dock is 40’ and the rental comes with space for one boat up to 25’ and you can use our ramp to launch. (Dock avalable mid May through end of September). Parking for two cars is available near the cottage, and there is parking for guests or trailer in our lot just across the street.

THE LOCATION

Lake Winnisquam is 4,264 acres of fun! Right on your doorstep. Winnisquam Marina is just a few blocks away for boat rentals. Lake Winnipesaukee, Weirs Beach, Meredith and Gunstock Mountain are all nearby. Hiking trails are also nearby - Mount Major - 17 mi, Lockes Hill - 8 mi, WOW and Winni trail for biking and walking starts less than half a mile up the road and the White Mtns - Franconia notch and the Flume Gorge are less than an hour up Rt. 93. Other area highlights - New Hampshire Motor Speedway is 10 miles away and there is a petting farm and mini golf just around the corner. NH Bank Pavilion is in Guilford just 12 min away.

Very comfortable and bright waterfront cottage with vintage charm. We are thankful to hosts, Karen & John for sharing their lovely property with us. Communication was easy and never needed to contact them for anything during our stay as they provide everything you could need and more! Very easy in and out for our pontoon with their on site boat ramp and dock space. We'll be back!

My husband and I, along with our pup, had an incredible time during our stay on Karen and John’s property. They were so kind and considerate, always available to communicate when needed, and overall amazing hosts. The home was very clean and well maintained, as well as the outdoor space and dock. Wonderful start to the summer

We stayed during bike week 2025, unintentionally. It was not a problem with noise of the bikes. The property was well cared for and had ample lawn space. The dock was perfect and boat ramp fine for our boat. It is your typical New England camp, which is what my husband and I grew up with. The two queen sized beds and a shower is all we really needed as we were on the lakes most of the time! Karen was a very kind host.

Owners that go above and beyond

Karen and John were amazing hosts! The house was just perfect for our little family and small dog. We were greeted with fun activity books, sidewalk chalk and bubbles for my daughter… a bottle of wine, fire wood, fixings for s’mores and even a new toy for my dog! They were attentive, available when we needed them and so very kind to me and my family. The kayaks and water toys kept my daughter entertained for hours. We were able to bring our boat and had our own dock space for the entire time we were there. Everything about our stay at this property was perfect. Thank you Karen and John for your hospitality and making us feel so welcome. Our vacation was just as we hoped it would be! We hope to see you again next year.

Just as good the second time.

We fell in love with the location and view when we visited the cottage two summers ago. The second time did not disappoint. In addition to all that the lake has to offer, the beautiful White Mountains are less than an hour away. And the hosts are wonderful!

Location!!

The location of this home is perfect. Views from the deck and the master bedroom are amazing. The beach is large and gradual and would be great for kids. The owners are on site and the best - they offered help with anything we might have needed. The home is perfect for a couple or a couple and 2 children. 2 AC units and numerous ceiling fans were so nice to have. We hope to stay again next year. Highly recommend!

The cabin was cute and clean. It fit what we needed perfectly as we were there for a sporting event and to explore the area. Unfortunately the weather didnt cooperate withbus to be able to use the amenities provided (it was cold and rainy while we visited).

Great vacation

Great location. Near everything. Karen and John are great hosts and very responsive when needed (not often). House was clean with everything you may need. Groceries, ice cream, takeout are all within 2 miles. Short trip trip to Laconia and Meredith. Loved being on the "no wake" area of the lake since we have a small boat and we could keep it at the dock without worrying about it banging into the dock. Great for fishing. My husband caught several small mouth - biggest was 3.11 not far from the house. Will definitely be back. Thanks Karen and John

Great Stay !!

My wife and I recently returned from a 6 night stay at the property. Our visit exceeded our expectations. The cottage and grounds were exceptionally clean. Love the little touches

The cottage was small compared to other places we've stayed but had everything we needed, so no complaints. We arrived to find little snacks and toys (chalk, water gun, water toy, bubbles) for my 5 year old which she loved. There was also a bottle of wine, pancake mix/syrup and all the smores fixings! The owners were around and very pleasant, the water/driveway/kayaks etc as noted are shared with the owners and nextdoor rental, thankfully ours were lovely, but if you arent into sharing it may not be for you. The area was cute, we took a few neighborhood walks, went to the nearby farm, walked to the country store/ice cream and mostly hung around the water/cottage. Lots of dining and grocery stores nearby. When we visited the water was high so there was no beach, but the water is shallow very far out so we didnt miss it. Would definitely recommend!

Great short stay!

My wife and I wanted a nice place on the water for a short mid-summer getaway. After looking at options, we decided to book this cottage on the shore of Lake Winnisquam. Our hosts, Karen and John, were great from the time we booked until the time we left. They live on the property so they are there whenever you need something, but they are not there policing your every move. They were the best hosts we have encountered in our many years of VRBO renting. The instruction book in the cottage was extremely helpful and covered everything including local restaurants and activities. The location and the setting of this cottage was exactly what we wanted. It was fully equipped, very clean and the views we so relaxing. This is a classic lakefront cottage that has some updates like a/c and large windows and a slider that overlooks the lake. We had our dog with us and Karen and John had bowls, blankets and a few toys for our four-legged buddy. We hope to return sometime in the future.

Perfect Location, Great Price

My husband and I absolutely loved the cottage and the location. The owners provided everything we needed (towels, beach towels, doggie towel, dog bowls, etc.). They even left a very tasty bottle of wine, smores, and pancake mix with syrup which was much appreciated. The mattresses are VERY comfortable! Our only issue was with the neighbors who were renting the property next door. The beach area is shared and they had a very large party of adults with 3 young kids and 3 dogs. We never had privacy outside and we never got to swim or relax outside without feeling like someone was watching us. Without them there it would have been the perfect vacation.
