The Space:

This is a spacious and private retreat designed for relaxing, gathering, and making the most of your stay. Guests have access to all areas of the home, with the exception of one or two locked housekeeping closets.

The home features 6 comfortable bedrooms across three floors, including king, queen, and bunk bed sleeping arrangements that are ideal for families, groups, and special getaways. With 4 full bathrooms, everyone has plenty of space and convenience throughout the stay.

The full kitchen makes it easy to prepare meals at home, while the indoor living spaces offer room to unwind, connect, and enjoy time together.

Outside, you’ll find your own private backyard escape with a pool, hot tub, gas fire pit, barbecue grill, and inviting outdoor areas for lounging, dining, and socializing. A washer and dryer, free on-premises parking, and nearby street parking are also available for added convenience.

For nightlife and entertainment, the Rainey Street District is just a short walk away. Walking, biking, or scootering around the neighborhood is easy, and you’ll be close to downtown attractions, Lady Bird Lake, and the Congress Avenue Bridge bats making this the perfect spot to experience Austin like a local.

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.

To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals, and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.

Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.

House rules:

- The primary guest must be at least 25 years old and present for the entirety of the stay.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Unauthorized parties and events are NOT allowed without prior written approval.

- Quiet hours are from 10 PM to 7 AM.

- If any furniture is moved, please place it back in the original space where it was found.

- Additional charges (including shipping fees) may apply if personal items are left behind.

- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

Pet Policy:

- 1 pet is allowed for an additional pet fee of $100. Please clean up after your pet.

Pool and Hot Tub Rules:

- The pool is NOT heated.

- Tampering with the pool and hot tub equipment could incur an additional fee up to $1,000 or to cover any damages caused.

- Please do not touch or move the pool vacuum at the property. Fees may apply.

- Please notify us at least a day in advance if you are planning to use the hot tub.

- Supervise children at all times. Do not leave children unattended on the property or near/on the water.

- No lifeguard on duty. Swim at your own risk.

- Please rinse off before entering the pool and hot tub.

- No glass is permitted in the pool, pool area, or hot tub. Additional fees may apply if glass is found in these areas.

- The pool is professionally cleaned once a week and regularly skimmed. Please note that it is located beneath trees that frequently shed debris. We do our best to keep the pool as clear as possible.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool and hot tub. A $500 fine will be charged if this rule is violated.

Fire and Safety Precautions:

- Smoking is NOT allowed.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Lighting candles is not allowed inside the property. We kindly ask that you refrain from using candles indoors to ensure the safety of all guests and the property.

- Fireworks are not allowed.

- There is a fire pit on site. We kindly ask guests to bring their own supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect.

- There are exterior cameras at the property for security purposes. Please do not tamper with them.

- The propane BBQ grill must be cleaned and turned off after use.

Trash Rules:

- Please feel free to take out the trash and place it in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins.

HVAC Rules:

- Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
